ABSOLUTE HELL!

ABSOLUTE HELL FOR THE PAST 3 YEARS! Where do I start……I move into one of simple life properties in July 2018. I moved in, in the middle of a heatwave and it was explained that the turf in my back garden could not be laid yet due to the weather which was completely understandable! 5 days later….3 gardens come to my house to lay the turf, I explained to them that I was told this would not be done for a while due to the weather and they said they had been told to do it today and it was not their decision. I followed the instructions from the gardens and watered it etc however it was far to warm and did not take very well……after 3 years of emails, phone calls and letters to the head of the company I still have no garden in which my children can play in and furthermore I have had to have my children’s parties at family members houses due to the state of it…..it is absolutely embarrassing and I don’t like looking at it myself! My en-suite began leaking in April 2020 I was advise that due to COVID and the home having another functioning bathroom this was not urgent and will be repaired when they was allowed to. We are now in October 2021 and I still can not use my en-suite. Again numbers phone calls and emails have been sent and ignored! In July 2021 my main bathroom began leaking and caused damp in my front room, I was told as there is not water dripping it was not urgent. The water then started tricking down the walls so I called them again but still no sign of this being repaired. A week later I come home from work and found a huge deep puddle of water, I called again and finally a plumber come out, he advised that he could not see where the leak was coming from and they would need to take the ceiling down to see where it is coming from. He said he would report his findings back fo simple life. Another 4 weeks of phones calls and emails and still no further forward. I returned home from work again to find a huge puddle of water and dripping water from my light switch! I phoned the emergency team and they advised me to turn off the water and they would send someone out the following day. The following day a plumber come out and found the leak however he needed approval from simple life before he could carry out the work. 2 HOURS the plumber waited for simple life response and they said they would not pay for over the weekend and they would send someone out the following week. Can I just point out again that I had water coming through a light fitting with two young children in the house!!!! I paid my rent as I usually do at the beginning of the month in September, I was then hounded with phone calls and emails to say they had to received the rent, may I add this is the only time you will get communication from them!!! It turned out that they had changed there bank details and not notified me…..surprise surprise!!! The amount of damage to the home and also my own personal furniture from the leaks details above is absolutely heartbreaking and has left me dreading having to spend a minute longer in the home then I need to! I have had hell for 3 years, please do not make the same mistake as me and stay well clear from this company!

Hi Paynton, thank you for your review and making us aware of your situation. We’re sorry to hear about your garden and the problems you have had since moving in. I believe Adam, our Head of BTR has been in contact with you and he is working with you and our team to find out where our processes have fallen down. We can see that the house builder ‘rectified’ the issues with the garden early on, since then, it appears the job was completed and never re-raised again. Our new management team have checked back through their calls and communications from you since they have been in management and this hasn’t been reported or mentioned in any communications with you, since being made aware via this review we have re-logged it for you and we’re working on an appropriate solution. In regards to the damage your recent leak has caused, we can see from our records that this was reported to us on 9th August 2021. Initially this was due to a small section of the shower needing re-sealing which was rectified within 2 days for you. Unfortunately we can then see you had a separate leak later in August which was caused by the shower tray cracking. Following your concerns an electrician was sent out quickly to check that the electrics were safe following the water damage. There was a slight delay in these repairs as we were waiting for you to supply us with the images to us to ensure the contractor can come prepared with everything he needs to get it completed in the one visit. Following a few reminders on these, we now have the images and we will be in touch within the next few days to arrange a date that is convenient for you. We’d also like to take this opportunity to confirm that we have double checked our records and an email and letter were both sent upon the changes to the managing team and the subsequent changes to the rental payments. If you have any further problems, please rest assured that your dedicated Asset Manager will be on hand to help.

Lack of consideration…

Myself and my family are excited to move into our new home but we’ve had to apply without seeing the house. I’d asked to see the house and got told the Lettings team would be in touch, this has not happened and I’m moving in this week - this is just a minor inconvenience really but it’s just the start! Not much communication happens after you’ve paid the money, I was told I’d get an email with details on where to pick up the keys the day before move in, this doesn’t fill you with confidence at all. I was due to move in 5th October, I had to be out of my current property by 30th September. Having spoken to my landlord, they agreed that 5th would be fine, luckily. I doubt others are so lucky though, especially if new tenants are moving in. 5 days before moving day (and a weekend within these 5 days) I receive a phone call stating work needs to be done to the property so can we be flexible with the move in date? The answer was no because we’ve all booked the day off work, to which my brother has spent 3 weeks arranging with his clients, booked in the van, booked internet and TV installation dates around us moving in on the Tuesday. The lady I spoke to said she’d speak with the person organising the contractors work and call me back. I did get the call back but it was ‘the earliest you can pick up the keys is Wednesday afternoon’. I offered for contractors to come in and do their work after we’d moved in as this was very inconvenient to move but I was told no, I still couldn’t have the keys and move in on Tuesday. I was told I’d receive a phone call on Friday with what time I could get the keys. It’s Monday afternoon now and I still haven’t received the phone call despite chasing it up this morning. I’ve requested a complaint form and told this would be sent to me, not received this either. In an extremely stressful time, unnecessary stress is being added by this company. I can’t guarantee that we’ll get to even move in this week and I’m in the difficult situation with my boss as I’ll not be able to give much notice as to what more time off I need. There’s been absolutely no consideration of people working, the stress of moving already before obstacles are put in the way, the organisation of other factors around moving or anything else! I’m extremely unhappy and have no idea what’s actually going to happen as we go through this week!EDIT: Lucy has saved the day! Sort of.. having chased up the phone call we’d been waiting on, we got through to Lucy who confirmed we can pick up the keys on our original moving date. We can’t rearrange everything again to get fully moved in, but it’s helped take some of the stress away.

Hi JessicaThank you for your review and the edits too. We’re really sorry for the hassle you experienced with your move in dates changing. Unfortunately the property required quite a bit of work following the old tenancy and we had been let down by contractors to get the works completed in time for the original draft date. Nonetheless, we completely appreciate that ultimately the responsibility lies with us so we’re very sorry for the delays and we understand how stressful this must have been for you. I understand that you have been speaking to both Lucy and James who have been trying to get things sorted for you. As James has mentioned, we always do our best to get our residents moved in for their desired date, but similarly we want to make sure that the property is of the right standard for when they move in, and in this case we were not happy that the property was up to scratch for you. We’re pleased to see that Lucy was able to get the date sorted for you and we hope you quickly settle in to your new home.

An absolute sh**tttttt show of a…

An absolute sh**tttttt show of a company. We’ve had our dishwasher broken for 4 months and have had no help whatsoever. Our property manager Leah Gilford thought it was ideal to send gas engineers twice to fix a broken dishwasher, where is the logic in that? The staff seem to have little interest in helping us and we are constantly having to contact them for updates rather than them doing their job efficiently. Terrible service, terrible company, terrible staff.

Sandhiya · 15 November 2021

Agent replied · 29 October 2023

Hi Sandhiya,Thank you for making us aware of the issues you have faced and we’re sorry that it is taking longer than expected to get fixed.I know James has been in contact with you many times this week to keep you updated and to explain the issues faced. Firstly we would like to confirm that one of our contractors, Caldor, who are also plumbers, were sent out to you initially. The first step of diagnostic was to flush the pipework through to ensure free passage of water. Following the visit we were advised that it is likely that the waste pipe was not fitted correctly, hence the second visit by Caldor to get this work completed. As you have made us aware that this hasn’t fully eradicated the issue like we had anticipated, I am therefore pleased to see that someone from Indesit is attending on Friday to look at whether this is a fault with the dishwasher itself.Once again, we do apologise for the delay, we’d like to reassure you that we’re working hard to find the root cause of the problem in order to get it resolved for you.

Great house in a lovely area

Great house in a lovely area. Had issues with arranging a viewing as they'd lost the keys, which meant I didn't see the actual house until 2 working days before my scheduled move-in date, and unfortunately it was an absolute mess from the previous tenants. Fortunately James and Adam listened to my concerns and had someone working like crazy to try to get it all ready. Still a few issues to resolve after move-in, so it could be worse, but obviously it wouldn't have been an issue if they hadn't caused the problem by losing the maintenance keys and so were unable to get in themselves or show me around in good time.Adding an edit to my review in response to the reply; the maintenance keys were lost - this was confirmed by the head office team; the previous tenants did not in fact return them on the original date, but the problem was caused by the loss of the maintenance keys. The remaining works are still outstanding - they're not planned for completion this week, in fact no date has yet been provided. I also had no choice but to move in - by the time I finally go to look around the property we'd passed the point of no return as I had to move out of my old property. It wasn't a great experience, but as I pointed out; James and Adam did a great job of handling what we could in a short space of time.

Thank you for taking the time to write this review. Unfortunately the previous occupiers of the property contracted Covid, and due to isolation requirements were unable to return the keys on the original date. This meant we weren’t able to get into the property to review any works that would be needed prior to your move-in date, but at no point were the keys missing or unaccounted for. We’re pleased we were able to show you around on the 1st September, and whilst we offered to delay your move-in date in order to undertake the outstanding works, you declined this and confirmed you were happy to move in as planned whilst the remaining works were completed. We’re glad to hear you were well listened to by Adam and James during this time, and we’re also pleased to confirm that the final outstanding works are being completed this week for you. We trust you feel settled in your new home very soon.

Tired of being messed around

Today (06/09/2021) was to be my moving in date after checks had been completed! As you can imagine, plans had already been made, including booking time off work to make the move possible.Once FULL payment had been made, I realised I was the one doing all the chasing.I called last week to ask how I'd be getting the keys, then I got told that moving in date had changed to (10/09/2021)I wasn't happy about this but I did not have a choice, then again this morning, I emailed FIRST before I got another call to let me know date has now changed to 16/09I have little faith in this company as I am not even sure the 16th would happenThis has put me in a very uncomfortable situation as I was to hand over the keys to my current property this weekend, but now I am not even sure how much of an extension I should ask for from my current landlord as Simple Life may come up with another story and change the 16th date againVery stressful time for me and my family !

Every step of the way, they were very helpful and ensured that we had a great experience even during the referencing. I am very satisfied!

Simple Life Simple Management team !!

Terrible company absolutely awful. Im not your average tenant I moved into rented after moving from my long term home to take a year out and decide where my life is going after my wife passed away. My children are grown up and wanted to be near them for a while. Since moving into this house it has been a horrible experience. The dishwasher has never worked from day one, I have a loft hatch that can’t be closed. The build quality is shoddy. The management team are useless and just out of school. The team manger is arrogant! Nobody seems interested in resolving issues. I paid 18k upfront for a years rental. It’s the developers issue apparently🤷‍♂️ No it’s your issue resolve my issues. Will and James 🤬 The next step will be legal action for contravention of their own processes and polices. How can you not fix a dishwasher within a week? It’s actually been 3+ but trying to be reasonable 🤷‍♂️ If you need to rent then you have no choice I guess but don’t use these please 👍Response to Simple Life for the benefit of those viewing. The dishwasher didn’t need fixing as it could never have worked from the day of installation. The drain hose still had the seal installed. So this posses the question? Surely you audit your properties, check them and all appliances before tenants move in? Standard practice I would say so please don’t hide behind a fix SLA. It shouldn’t be down to me to report an appliance that has never worked that should have been identified before I moved in!!

Hi Remma,We’re sorry that you have faced issues with your dishwasher since moving in to your new home. I have had a look at your records and I can see that the issue was reported on the 17th. The housebuilder booked an appointment with you for the 23rd and then again on the 24th, but no-one answered the door and the appointments were therefore missed. We’re pleased to see that since 24th the dishwasher has been fixed which is within our expected time frame for a non-urgent or emergency repair.

Rude staff and was miss led!.. Be careful!

When myself and my boyfriend made contact with Simple at the start everything seemed fine but then months later we was told a property was available so after paying a holding fee for a property we was not allowed to view yet and they said they did not have keys for it we thought this was odd but paid it as we had been waiting for months on a list for this house and was very interested but then when I would call up weeks later asking for an update or ask when we can go view the property every person I spoke to was extremely rude and condescending, they had no customer service skills at all it was quite shocking. We was then sent an email asking us both to fill out an application for the property and was told we would soon be able to view the property when we had done this. After both of our referencing and applications being accepted we was sent an email asking us to pay just over £1,600 to move into the property but we still had not been to view it yet which was very strange as who would pay all that money for a place they have not seen yet! I then called up to query this and was told ‘oh you can view it next week’ which then got cancelled and rescheduled due to short staff, then we was told we can view it the following Tuesday but I had a voicemail the day before on the Monday saying there was no one available to show us the property and this happened 3 times which kept prolonging the whole process which by this time was almost 2 months and with me being 7 months pregnant this was too much to deal with! It got to the point where myself and my boyfriend was so put off by the whole experience and our experience with the staff that we decided to not go through with it. After reading reviews since it’s a good job we did as there was so many negative reviews and there was no way we was going to be stuck with Simple Life. Oh they failed to tell us at the end of our garden was a very loud train track (the only way we could see the property was myself and my partner drove there and had to look from the outside) we was not impressed as online it was made to look like a nice big spacious family home but in person it was definitely not! Was definitely miss sold… be very careful!

AA · 23 August 2021

Agent replied · 29 October 2023

Hello,Thank you for sharing your experiences with us. We have taken some time looking in to your records and the communication you have received to date. Firstly, we would like to take the opportunity to explain why sometimes at Simple Life, we are not in a position to conduct viewings. Build to rent family housing is a relatively new concept in the UK market and unlike second-hand rental homes, where we have a brand new housing development sometimes all houses are either unavailable or still under construction, so we are unable to access properties until they are completed for health and safety reasons. This does mean that many customers reserve the plot they would like off-plan, and view it as soon as it is ready. We try our best to supply plenty of demonstrative property images, walk through videos and site plans so your preferred plot can be selected. It does sound like the reasons for not being able to view a property wasn’t made clear to you, so we’re sorry for any confusion caused, however we would like to reassure you that reserving properties off-plan is often the norm with rental developments like this.We were concerned by your comments that our staff have been rude or condescending so, we have listened back to the calls and we are satisfied that our staff have been polite and calm throughout conversations with you.We can see that on this occasion, upon viewing the plot you had selected, you were not happy with its location due to the train line, so your application was retracted and we have refunded your deposit. In light of your review, we will take on board your feedback and aim to better represent train lines on our site plans moving forward.

Simple life homes came through for us

Simple life homes came through for us. We had initially foreseen issues as we are new in the country and had no records but with guidance from our assigned Agent, we provided all the documents we had, and before you know it, we were in talk with the Referencing company and voila, we received the mail that we passed and can go ahead and make payment. We had met the requirements and in no time we had our own place. They were really helpful and professional.

Poor Fault Reporting System

I am having difficulty at the property I am currently renting with regards to the fault reporting system. The turn around time and lack or urgency to address issues has become ridiculous! I reported one of the kitchen doors came of the hinges - it took almost two months to get it repaired. The second, current issue is honestly so critical but again there's no sense of urgency. The is evidence of a leak as the ceiling has a large water stain (probably from the bathroom upstairs). In the past three weeks I had three visits to the property with no action. I live with a two year old and i honestly fear that something serious could occur but it is not treated as such. I am absolutely appalled by the service received via the fault reporting system.

Agent replied · 29 October 2023

Hi Ferlicia,We’re very sorry for the trouble you’re experiencing and the inconvenience caused. We can completely appreciate how frustrating this must be for you.As your property is within its first 12 months of being built, most maintenance raised will be under warranty, meaning that it is the housebuider’s responsibility to get items resolved for you. We can see that you have unfortunately had a lot of back and forth with the housebuilder regarding a leak which they have marked as complete a few times, but the problem has then persisted. We can also see you have had some issues with the boiler pressure at your property. We appreciate that despite relying on the housebuilder in this situation, the delays and back and forth are not acceptable or up to the standard of care that we promote. We would like to reassure you that our team are continually chasing to get the items resolved for you once and for all. We’re pleased to see that the housebuilder is coming out to get the leak sorted this week and the boiler is now also fixed.

Amazing apart from I wasn’t given the original house that I reserved, sent many emails stating I had the wrong address on my paper work and the response was that it’ll be fixed ready for my tenancy agreement. Tenancy agreement was sent over a week later with wrong address on it once again and I was told it was human error and nothing could be done. Not a problem just wish there was communication when I flagged this up so it wasn’t such a shock in the end. But apart from that they’ve been very good and I can’t wait to get into our new home!

Firstly I’d like to say I’m so excited to move in on the 2nd of September, Rebecca and then secondly Lucy have been very helpful and efficient answering all of my many questions as I have not moved in 12 years. However I am completely blind and my youngest child is also severely site impaired and I have asked for an additional banister to be fitted to the property and also a small fence to be added to section the patio from the grass to make the house safer for everyone But I haven’t received a response as yet and when I rang last week I was told that I may have to do this myself. Anyway I’m looking forward to finding out more about my property in the coming weeks and finally having a look around the property before I move in as unfortunately the property is still being built.

Didn’t even wanna give 1 star !!

Didn’t even wanna give 1 star !!! Have an issue with the grass in my back garden.Informed somebody called Tommy back in April ,had a man round about a month ago .I phoned this Tommy to be told he’s not had anything back from the person that came round. He was gonna leave a message for this person to contact him.Whenever I phone goes straight to answer machine ,tell a lie I’ve got through to Tommy about 3 times, each time I get the same answer no reply from the man who came round to look at my garden.Never do I get a reply from the phone messages I leave for him and I have left loads!!! Also my emails never get replied to.He is useless.Love my house but would never advise anybody to rent from these guys. Also for the rent we pay you’d think we’d get better Maintenance. So please don’t rent from these cowboys .30/07/ Had a phone call from simple life spoke to a lovely man, just seen the reply from simple life on this ,would just like to say there is no way it’s down to my dog ,the whole estate has these weird looking circles,I’ve googled it and it is caused by when the people who layed the grass it was layed on top of workmans gravel,if it’s my fault why is it in everybody’s garden. Also it’s on the grass out the front of the house. So I was really happy that I’d got a phone call back ,but not so happy now .Think it’s time to pay for a private report on the grass.I have just added a picture of the grass outside of my house that my dog doesn’t go on .These are the same as in my garden, only the garden ones are bigger .So please tell me how this is my fault!!!

Hi Liz,Thank you for making us aware of the issues you are facing with your garden. We’re sorry to hear that the problems have not been rectified.Firstly we would like to apologise for the lack of response you experienced with your Asset Manager, we can see that there was a 10 day gap between communication at one point, which isn’t acceptable and isn’t the standard of customer service we expect from our team. We’re pleased to say that a new Asset Manager has recently been appointed in your area, so we hope that you see a positive improvement here.We have had a look in to your records and we can see that you raised issues with your garden a number of months ago with our old customer service team. As a result we can see that a 3rd party specialist was sent out to inspect the garden. The report we received back deemed that the garden damage is due to pets and therefore the garden can be recovered back to a healthy state if cared for using our ‘caring for your lawn guide’. We can see that you have recently raised the issue again and you would like to contest the results of the original report we received. We are therefore more than happy to get a second specialist opinion, so I believe our Head of BTR has been liaising with you to get another inspection booked in with an independent specialist. As soon as we have a new report back we will be in touch with you to discuss the outcome and to work together to get your garden in a better state.

I am currently a SimpleLifeHomes Tenant to Be Tenant…

I am currently a SimpleLifeHomes Tenant to be awaiting confirmation from the Referencing Team. I would like to say that I have had outstanding Customer Service beyond what was expected throughout my dealings with SimpleLife. This was all due to Aaron Taylor based in the Manchester office who was both professional and friendly and could not do enough for us. We are excited about Moving in to our new home and we would recommend SimplylifeHomes to anyone who would want to rent with a first class Company. Aaron Taylor deserves a special mention throughout the process.

Thank you for reaching out to us!

We are a family of two from Hong Kong. Thanks to the merciful BNO policy, we have granted our right to live in the UK since early of March. We had been searched hundreds letting properties in last two months but no any landlord was interested in accepting our offer. I though it is due to the lack of credit history in the UK as well as we were not physically presented in the UK. We were both frustrated about our situation but suddenly we have received an email offer from the Simple Life. Having communicated with the representative of the Simple Life, we have finally made our first home in the UK with the Simple Life. During the process of the tenancy we found the representatives were very responsive and helpful. They indeed gave us a very impressive experience and I will definitely share it with other BNOs in the near future. Thank you for reaching out to us!

We had many problems with simple life

We had many problems with simple life, starting with them double booking the plot we had paid a deposit on. We were told we needed to choose another site & we had to have a three bedroom property (when we had reserved a 2 bed). Once we moved in, our boiler was broken. With 2 young children this was an issue. The garden was left in a state, not to mention the manhole sticking right out of the ground. We were (as residents) told we would be able to access help during the Covid 19 pandemic-yet when my partner & myself were given positive results & were unable to work, simple life did not share our concerns. They were not phased by the fact that we would not be able to pay our rent and were told it would have to be paid no matter what. Poor customer service from start to finish!

Hi Claire-Louise, We’re sad to hear that you’ve really not had the best experience throughout your journey with us to date. As you will be aware, we have recently made a lot of changes in our customer service team to ensure that residents are getting the high quality service that we pride ourselves on. We appreciate that this is no excuse for the poor service you have received to date but we really do hope that you start to see a big difference moving forward. In the meantime, we would like to apologise for any inconvenience caused. We would also like to take the opportunity to pick up on your point about Covid and requiring support during this time. As you know we are always here to help those who have genuine problems with their rent and throughout the pandemic we have been offering residents suitable support if they were struggling as a direct result of Coronavirus. We can see from our records that like all our residents, this was communicated and offered to you. Our Head of BTR has tried to get in touch with you a few times over the past few days to chat through your situation and to see how we might be able to help. If you could give us a call back when convenient, we are here to help.

Where the same review appears twice we show it once. We leave out reviews that name another agent or another of the brand's offices.
