Highly recommended. Syede was very professional from the start. He came to do value our property and got back to us with a report showing exactly how he had arrived at the price ( unlike the other agent who seemed to pick a price at random). He did an open house and sold it within a week. We had lots of delays and unexpected enquiries during the sales process and Syede did a great job corresponding between us, our buyer and both solicitors. As absentee sellers there were things we weren't able to sort our, and he went above and beyond to organise things. On top of that he is a really genuine guy.

What an amazing team, I worked very closely with Syede during the sale of my flat. To be honest they found me as I had enquiries several years before, they had someone that wanted a place in the area so he got in touch. I know there is a stigma regarding estate agents, these guys are different, conscientious of all parties, focusing on getting the best price whilst also considering all parties needs. Don’t get me wrong we had a couple of moments were there were misunderstanding but we openly talked about it and we resolved it collectively. Which is what you want someone you can be honest, upfront with and who you can trust will also be with you. There are so many moving pieces when it comes to a property sale. I can’t recommend them enough, it’s not often you come across great service and someone with great pride in a job well done.

I used Cole Harding estate agency as a house-buyer. Syede must have loads of clients he is communicating with all the time, but he always managed to give me the time and focus I required. At the beginning he showed me around the property and didn't make me feel at all rushed, and answered all my questions. He helped to make me feel excited about the property. The sale process ended up being not entirely straightforward, but Syede kept me informed and updated throughout, by email, texts and voice notes which was much appreciated. I would work with Syede and Cole Harding again (but hopefully not for a while now!)

I completed on a flat in Aug 2025 and given my experience with Syede, I cannot stress enough how much you will need a good solicitor when it comes to dealing with this agency. Syede marketed a flat with a garden, even including it in the viewing, and affirming that it was in the title plan. I only found out after completion, that the rights to the garden had been historical, and that the garden marketed was not legally part of the flat I purchased. Once confronted, they stuck to their prior affirmations and kept assuring me that access rights were part of the lease. Recent legislation (namely Digital Markets, Competition and Consumers Act 2024) had made it the legal duties of selling agents to assure "material information", which includes access rights when it comes to property, is accurate. Clearly Syede had not done any of the due diligence expected of him, and marketed the "garden" anyways. I can admit that my solicitors were not good, and did not highlight this clearly in conveyancing, but they were not aware that garden access was part of what was marketed to me (unconventional layout). I have gone to the Property Redress Scheme with my case, and they have awarded me with 750 for the "distress and disappointment", despite them exposing their misrepresentation of the property directly to the case handler. Clearly this is another piece legislation is not being enforced properly to protect consumers from negligent selling agents. Moral of the story: 1. Hire as best a solicitor as you can afford, and tell them everything being marketed by these agents. 2. Take nothing from their marketing for granted, they probably have not checked anything, even though they are legally bound to. I am now left with a flat without a garden, and trying to move on with my life. But this needed to be shared.

I was a first-time buyer and was looking both in North and South London, and viewed many flats with different agents. I was impressed by Syede's knowledge, reliability and how he went out of his way to offer a professional service, and I bought my current flat through him. He always had a printed spec of the flat, and was able to answer any other questions I had about the property. He was willing to arrange multiple viewings of the flat for me during the buying process, sometimes at short notice and needing to negotiate this with the tenant, and was always early and waiting. As I didn't know the area, he offered to drive me around the block to show me the facilities, and being local to the area, he had a lot of useful knowledge. I would highly recommend working with Syede.
