The service we have received from KFH for the purchase of our property has been extremely efficient and reassuring throughout. Sawan Shah is an absolute legend and we cannot recommend his professionalism and approachability highly enough. My partner is self employed and he understood from the get go what was required to ensure our 'story' was told with the respect it deserves. Sharon Seale's clear and transparent communication helped us understand each step of the process and what was required from our end. Moreover, Ravi Chauhan hosted two extremely helpful calls to ensure our mortgage protection was processed with ease, his communication was also excellent throughout.

TrustpilotA good estate agent was essential when selling an inherited rented property
I sold an inherited rented property recently on behalf my siblings. The property was left in a very poor state by the last tenant (who also owed rent). Notwithstanding this I think KFH probably achieved the best price the demise would command at the time. Tom and Cameron kept me regularly informed of all the offers and generally communication was excellent. This became essential when dealing with the conveyancers (it would seem lawyers have their own time-scale (despite both parties wishing to complete asap). Admittedly having a three-way ownership split did not help. Property transaction will never be a simple process and it will always be necessary to obtain good, prompt and reliable information and advice. I am a Chartered Surveyor so was somewhat biased when choosing to use KFH, who have a professional surveying department. They respected that I knew something about the housing market and their communications reflected that, as opposed to my legal advisers whose instructions and advice was perfunctory at best. I would always advise, where possible to instruct an estate agent who employs Chartered Surveyors and certainly would employ KFH again.

Sawan is the man! He has made my property search bearable and his intricate knowledge of mortgages and my financial situation has been explained to me in layman terms so that I have understood and have been supported 100% throughout this long, arduous journey. He even went so far as to visit a competitor estate agency with whom I had made an offer, to check out if I was getting the best deal. I cannot rate Sawan highly enough. He’s personable and highly skilled and I have felt helpfully led along the house buying route. Thanks Sawan

TrustpilotPoor Client Experience with KFH Clapham
We had a very poor experience with KFH that resulted in us moving our sale to a different estate agent. A number of simple elements were mismanaged, from really unprofessional, un-approved photos being used with prospective clients to communication issues with getting hold of, and amongst the team members. Sales advice was not forthcoming. We never felt things were in control or that ownership had been taken of our sale and that agents were actively trying to sell the flat - it was all very passive. We eventually moved to a different estate agent, and no one seemed to care in the slightest. We did rate the gentleman who did the initial consultation, but unfortunately we never heard from him after we had signed.

I was a first time buyer - Darren Tait was the estate agent for the property I was purchasing, Pardeep Chahal was the mortgage consultant. Both were fantastic - great communicators, reliable, trustworthy, and patient with my many questions. I'm particularly grateful to Darren for all his hard work - due to tomfoolery in the chain above he went above and beyond chasing solicitors and other agents to ensure the purchase completed in time.

TrustpilotAppalling property management services - use for lettings only
I have been a client of KFH on the lettings side in Streatham Hill for many years and can vouch for the letting services. The property management side however is entirely inept. I wind up having to find my own contractors because KFH seem to be booking the most expensive contractors who charge unreasonable call out fees and provide excessive and inflated quotations. The property management staff are apparently not competent or not motivated to understand what the issues being reported by the tenants are and have incurred emergency call-out fees on my account for items that are clearly not classified as an emergency. In short, I have wound up doing the management myself, even as an overseas landlord.

Straight forward from outset, put the extra effort in to answer our questions and provide data to evidence KfH Chiswick performance. An approach not shared by peers. A well crafted go to market strategy, devised by Liam, helped us quickly achieve a significant premium to ask, in a difficult environment. Liam and Craig went above and beyond to keep the chain alive and get it over the line, in trying conditions.

I purchased my first flat through KFH. They were very efficient and responsive during this process, and guided me well. However, apart from these, my experience was not at all positive. It became evident very quickly that they were working solely for the benefit of the seller. Little to none was done to take into account what would work for me, both mortgage-wise, and in terms of discussing exchange/completion dates - it was always a matter of doing what the seller wanted. There were also a few events of miscommunication/incorrect information which resulted into me losing some money.I do acknowledge that they were dealing with a particularly demanding seller, but in my opinion, what makes a good agent (or rather a good employee in general), is their ability to deal with difficult, non-trivial situations. I would not recommend KFH as a buyer.

The property management team don't answer emails and when you try ringing there is no answer. They have removed the porter from my block, so there is no one to help with problems. They didn't send any letters advising that they removed the porter. Have recently received resident parking notice and wasn't advised in advance there was a change. Have now resorted to temporary parking my car at a friend until I can get a permit, but don't know how to go about doing this as they don't answer or reply to messages. This has been going on for a few months now. Therefore, I do not recommend this company.

I was extremely disappointed with the lack of sales progression. There was practically no communication after I accepted an offer. I had to chase a couple of times whenever I wanted an update on how things were going with my buyers and what to expect. Asking once was not enough to elicit a response. Also, the fact that my buyers wouldn't be able to complete before a certain date was not mentioned to me when the offer was passed on.

In reference to the KFH Crystal Palace branch.Before dealing with KFH, we had already had very bad experiences with other local agents when looking to buy our first property.Therefore, from the off it was incredibly refreshing to deal with KFH Crystal Palace. All members of staff which we engaged with were incredibly professional, proactive and diligent. We want to give specific shoutouts to Lewis James and Nick Reeves. Lewis was clearly very experienced when supporting us with negotiating the purchase price with the seller, and was always contactable to speak through our position.Nick led our viewing of the property that we ultimately purchased. Straight away it was clear he was very knowledgeable and was able to answer almost all of our queries (and we asked A LOT of questions). For the ones he couldn't answer, he actually followed up (other agents said they would but never did) with us the next day, having clarified with the sellers. He was incredibly thorough and proactive, often preempting our questions as buyers and contacting the sellers accordingly to clarify any outstanding points. What we really valued was Nick's regular calls and mails updating us of the sellers position and progress, helping avoid stress in what can be a very stressful process. A huge special thank you Nick for your support throughout the process, we really appreciate it.We also wanted to mention Dwayne Whyte, who we viewed many properties with earlier on in our search. Dwayne was incredible helpful and he ensured we were also the first to hear about properties that actually met our criteria (can't be said about other agents!).Overall, we had a brilliant experience and we would highly recommend using KFH, whether you're buying or selling. KFH agents had a positive attitude from the start, encouraging us through the process & made the dual selling & buying process less stressful. We got an offer above asking price for our house. The agents were professional & worked tirelessly to make the deal happen. They also gave us a fantastic mortgage broker who was key in delivering the result we wanted, negotiating the best possible rate for us with the bank. Stephen sold our 3 bed maisonette and assisted in our purchase of our new 'to be' forever home. Stephen was great at managing both our sale and purchase and it always felt like he had our interests at heart and was fIr to both parties whilst doing so. He was available out of standard hours to ensure the sale and purchase went ahead smoothly and we wouldn't regret in recommending him to friends and using Stephen in particular in the future.

She took her time to be diligent with my request and find exactly what we were looking for. She went above and beyond and it was very well noted. Very disappointed with how this process was handled in Battersea. From the outset, the property was incorrectly advertised as being on the second and third floor, when it was in fact on the third and fourth floor. Additionally, the listing did not clarify that the price was non-negotiable, nor did it state “offers in excess of” or “guide price.” This lack of clarity from day one resulted in unnecessary time being wasted. The offer process itself lacked transparency. I was not informed that the situation had moved to a “best and final” stage, nor was I told this would be my last opportunity to increase my offer. I was also not clearly given the chance to revise my offer after being told there was other interest. Generic statements such as “there are other buyers” are commonly used in this industry and do not clearly indicate a final competitive bidding process. Clear and explicit communication is essential when buyers are expected to make major financial decisions. I also requested that my higher offer of £510,000 be communicated to the vendor. This either did not happen or was done too late, which raises serious concerns about how the offers were handled and whether the vendor was fully informed in time. Overall, the process felt unclear, poorly communicated, and avoidably frustrating. With accurate advertising and transparent handling of offers, this situation could have been managed far better.

We sold our house with the Sydenham branch of KFH and they were great throughout.Toby the agent who handled our sale process and the bulk of the viewings deserves particular praise: responsive to our queries, quick to share updates from our buyers, proactive in seeking updates from 3rd parties like our buyers solicitors and was friendly and easy to deal with throughout. We ended up using their mortgage brokers too and this was not quite as good: the broker was quite hard to get a hold off and didn't flag things like the fact that the interest rate with our lender went up between the initial discovery and getting an offer. We got there, but it was a more difficult experience than other mortgage brokers we had worked with. Sales was 5-star, mortgage broker was a 3.
