Given valuation then photographer arrived next day. Receiving the photos they showed our house so spectacular could not believe the house looked so good. Same day Home Report was done. It was soon put on the internet received several viewings within 2 weeks we received a great offer which we could not refuse. GoogleWe had such a pleasant experience selling our family home. We are moving to a new build property and were asked to meet 2 different agents. Having met the other agent first, I knew within minutes of meeting Alan Barbour that we would be going with Igloo. He was a pleasure to chat to, had all the stats to back up what he was saying and gave off such a great vibe that he would be looking to help us achieve what we wanted for our home. It is reassuring to see that faith rewarded as he achieved a great result for us which allowed us to achieve the new build plot we wanted.
Special praise also has to go to the photographer - even on such a dull and dark West of Scotland morning (It bucketed none stop that day), our photos and videos showed our property off superbly. Many of those who came to visit the property commented that the video sold them on wanting to see the property.
All in all, our property went live on different websites on the Wednesday lunchtime. We had our first confirmed viewing within hours for later that night and a number of viewers for the Thursday and Friday nights and some during the day on the Saturday. We were delighted to accept a bid by 10am on the Monday morning. It was such a whirlwind experience but such a relief to know that we'd made the right selection when choosing an agent. We've recommended them to friends and family and cannot talk highly enough of them. If you are looking to deal with them, I wouldn't hesitate. Thank you Alan and all the other staff at Igloo, you took what was potentially a stressful experience and made it a fantastic one. I cannot thank you all enough for what you did for us.

After reviewing the estate agents in the area I selected igloo as it had the biggest turnover of properties marketed and the price for their services was the lowest in the area. Overall I think I can summaries by saying, “ You get what you pay for”. The lower outlay against some of the aspects of selling my house does match up.
Positives :- House sold for market valuation. Which was probably the most important thing in the end after a very long time on market.
Negatives :- The surveyor recommended and used in my opinion constructed a survey which really didn’t support the sale of my home. Which led to the very long and drawn out sale.
The house I feel could have been marketed stronger. Did not get the feeling of any drive to sell it. It felt like sit back and wait for phone to ring before they did anything.
Closed at the weekends meant after any viewings at the weekend I had to wait till Monday for any feedback. This definetly led to people loosing interest or getting more active estate agents marketing other houses close sales.
Feedback was not very forthcoming. Most occasions I had to call for an update after viewings. Sometimes felt like I was annoying people when I called to find out what was happening.
Advised to get a refresh on the home report which I did not need to do as my lawyer advised it was not required. House sale completed without this. Could have been an unnecessary expense. So glad I want with my own lawyer and not one they advised.
So overall I got the sale for market value which was most important but I do think the sales experience could have been better if some of my negative points were removed or improved. If I was to ever sell again would use another agent and just pay that bit extra for proactive service.

We were very saddened to see your review, especially after how hard we worked on achieving a sale for you, and how happy you seemed when you accepted your offer. By way of brief response;
You have correctly identified that we sell more property than any other office in the area, and have done so year on year for over a decade. We have always offered a fair fixed fee, but would have been happy to charge you a percentage of your sale price if this was your preferred option. If we charged you an industry standard of 1% + VAT, this would have increased your fee by around £500 and you would have achieved the same result.
Your property was on the market for 9 weeks and in that time we arranged 24 viewings for you, obtaining feedback from every viewer that we could. We advised you of this feedback and certain themes developed which clearly indicated why you were not receiving offers as quickly as you’d have liked. Ultimately, we negotiated a sale price for your full value despite your willingness at that point to accept a lower offer, due to your time limits to move by, this is pretty proactive estate agency when the easy option would have been to sell at a lower price rather than us going the extra mile and securing you a higher offer.
We work with the surveyor we do because they are on a wide range of lenders’ panels, are well established, experienced, reliable and work with our timescales. Sellers are free to do their own research and obtain their own home report if they are not happy with instructing our recommended surveyor.
Your property was advertised on all major portals including Rightmove, Zoopla and OnTheMarket, as well as listed on our own website and social media pages which attract thousands of views per month. What you don’t see is the work that goes into proactively promoting your property from our office; e.g. cross selling your property with others we have on the market and recommending it to existing buyers that we know have been looking for that type of property.
The fact that our office is not open at the weekend has absolutely no bearing on our ability to sell property, as evidenced by our consistent record of selling more property than any other local office for many years in a row. Most estate agents do not open on a Saturday. In our experience, being closed for a weekend does not lead to buyers “losing interest”, and the first thing we are doing on a Monday morning is obtaining feedback from weekend viewers to ensure that if there is any interest in the property, it is being capitalised on quickly. House sales cannot be “closed” at weekends due to solicitors also being closed for business. As previously noted, feedback is sought from every viewer and delivered to our clients as soon as possible, good, bad or indifferent. We understand that buying and selling can become stressful and that clients may wish to call in more often for updates, even if we are still seeking the feedback they are waiting to hear. We are here to support our customers and would always encourage them to call in whenever they feel they need to, no matter how often or for what reason.
Often, a home report refresh is required if a home report is more than 12 weeks old at the time of sale. This is standard across the industry, however if a buyer’s lender opts to carry out their own valuation then a home report refresh may not be necessary. On this occasion it seems that your buyer’s lender carried out their own valuation and so a home report refresh was not required. We would always encourage sellers to check with their solicitor on this so that they can confirm the position, which they seem to have done for you. All of our clients are free to appoint whichever conveyancing solicitor they choose, just as you did.
We would also hope that any reviews we receive are fair, and in this instance a 2* review is extremely unfair given how hard we worked on your sale for you, achieving a sale for full market value, allowing you to move on.
