My fiancé and I have just purchased our first home with the support of Protheroe Property and we couldn’t recommend them enough! I haven’t personally dealt with this company but on behalf of my brother had to write emails to them trying in a well mannered way to get them to help him. After raising issues in his property over two years ago (email evidence if needed) in regards to damp that was spreading in a few rooms a maintenance person was eventually sent out. Sadly said person just painted over the issues with ‘special paint’ and that was simply that. Inevitably this didn’t work and despite raising the issues further and explaining how it was harming his breathing to the point he had been to the doctors and also his kids mother stopped him having his children stay at his house for the last year of him being at the property because of the mould situation. It’s been really tough for him and this wasn’t helped by the property manager. The rent which in fairness was a reasonable rate was also increased twice in the timeframe of this all happening. Anyway, cutting the story shorter. My brother handed in his notice and intention of leaving 2 weeks before his next months rent was due. Usually under normal circumstances it would require 4 weeks under the terms of a valid tenancy agreement but a compromise couldn’t/wouldn’t be made by the management company and they then decided the 4 weeks notice would only begin at the start of the new month irrespective of the 2 weeks he’d already given. Not really fair is it? Essentially forcing a tenant to stay claiming it was all stated in the terms of a valid tenancy agreement that was never renewed after the first 12 months in the first place. So going by that logic of what had been stated on that first tenancy my brother could be reimbursed his over payment of rent from the increases in the 4 years since the expiration of his original tenancy agreement? Yeah it’s not happening, but it’s funny how terms and conditions are referred to as and when it suits. Adam was respectful in his dealings with my brother as far as I’m aware and was apologetic that the landlord in question wasn’t doing no repairs. But being the middle man in this situation he’s always siding with the landlord and that’s how it went. My brother has since been hounded with payment reminders and threats of possible further action if his full months notice isn’t paid (the house was vacant and keys handed in too). His deposit has now been taken by the management company to cover this apparent lost rental income. I’ve personally told my brother he should be taking this further and looking for legal advice but for the sake of £500ish he just wants an end to the situation. But the principal of it all stinks and it’s wrong that a tenant can be punished like this. Do the right thing and return his deposit
