GoogleI would not recommend Simply Conveyancing.
I used this firm for the sale of my house, and the experience was extremely disappointing. We waited four months for them to handle the legal side of the sale, yet very little progress was made during that time.
In the end, we had to change solicitors to avoid losing the sale altogether. Our new solicitors completed the work in just four days and effectively saved the transaction.
Based on my experience, I would strongly advise others to avoid this firm.

GoogleDo not go near this company!
It took them five months to complete the sale of my one bedroom flat.
I had to live with my son for months whilst they SLOWLY continued the process. Of course buying a flat was not a big earner for them so I was never given priority.
They are not all qualified Surveyors. Students are undertaking the work. They are part time and tick all of the boxes at an extremely slow rate. They are still advancing in their career at your expense.
I was continually chasing them up. They had no interest in completing the sale at a fair speed. It was a very distressing time for me. Kerry Tipple was one of them.

GoogleAbsolutely appalling company avoid at all costs, their behaviours is similar to a group of thrives trying to extract money at every possible opportunity.
Want to leave your policy? £20 cancellation fee unless it’s within a small window after the annual renewal.
Want to actually use their insurance? £100 ‘excess fee’… my damaged item was worth £100 and I paid £15 p/m for 5 years with them… so put in all that money to basically be told I’d need to pay for my own item anyway.
Cancelling policy?… on top of the cancellation fee they charged me for an extra month insurance despite them confirming my policy ended the day of cancellation
Direct debit doesn’t go through? They will charge you a £15 ‘admin fee’ on top of your payment when they debit you again…
Absolute vampires that will do anything at any opportunity to extract more money from you when see an opening. Avoid them

Good morning,
We’re disappointed to receive your review and would appreciate the opportunity to look into your concerns regarding the Direct Debit payment collected following the cancellation of your policy. Please email your policy number to complaints@lettingshub.co.uk, and we will investigate this further.
Regarding your feedback on the cancellation and failed Direct Debit fees, these are commonly applied by insurers due to the administration involved. An excess also applies to all insurance policies, with the amount being standard for some policy types.
The applicable cancellation fee, failed Direct Debit fee and policy excess are outlined within our Customer Terms of Business. These terms set out the charges and applicable conditions associated with the policy and would have been provided with the confirmation email issued to you.
We appreciate you taking the time to share your concerns. Please contact us with your policy information, and we will be happy to investigate further.
Kind regards,
The Lettings Hub

GoogleAVOID AVOID AVOID Any type of home insurance or contents insurance that these people offer you during the process. They do not offer a way to cancel the policy in the portal when you move out, and instead ask you to call them up. They will confirm with you over the phone that the policy has now been cancelled, and will continue to charge you, then ask for more money to cancel the policy that was already cancelled.
They are currently in breach of GDPR too, not providing data when legally required. Highly unprofessional company.

GoogleIf only we could review this at ‘zero’ stars! It took us 12 months to sell a property with NO chain. Yes I will admit that the buyer’s solicitors did not help and are doubly responsible. The lack of communication and urgency throughout the process was disappointing and delayed all matters. The company policy of asking if we were still happy to complete every day the exchange was delayed was ridiculous. I would recommend seeking other solicitor/conveyancing firms for your property sales/purchase. It is your choice NOT your estate agent’s which solicitor you use.

GoogleAvoid completely. Major data protection breech amongst other issues. Pretty much every document sent to us was sign was incorrect and I had to ask for them to correct it. Typo in sellers name on a legally binding document, wrong amount on deed of trust. Being told everything was complete when it wasn’t. Accusing my partner of having a massive difference in money in 6 months when actually they hadn’t included 2 of the bank accounts in the first amount but had in the second, therefore showing a massive increase when there wasn’t. This was after complaining and pointing out the errors several times. Email saying we had to pay more to complete before the following day, but no phone call so I nearly missed the deadline as it was unexpected as we had been told everything was done.
Recently received a letter saying ‘please find enclosed your original deed of trust but we have been sent someone else’s deed of trust and not ours. The other people must have ours. If the person sees this, please let me know (I am not sure if you can comment) as we are escalating the matter. We have tried to get hold of the firm several times and left a message, but no one has called back. Probably because they don’t want to deal with the breach.
Honestly can’t say anything positive about them at all. They added to my stress as everything was wrong and had to be dealt with several times.

GoogleThe agent that I rented from used Lettings Hub to do their references. Lettings Hubs are incompetent and unprofessional. Their website is poorly designed and hard to read and they do not read either mails or the messages that are sent through the website. The person that I dealt with could not communicate clearly in English and this led to a lot of confusion about what information was required for the references.

Good afternoon David,
We are very sorry to hear that you are unhappy with your recent referencing experience.
It appears as though we were struggling to obtain a landlord reference for your previous rental property. We did attempt to get in contact with your referee on a number of occasions without success. We also requested copies of your rental documents to try and verify this an alternative way, which unfortunately you could not provide.
You also confirmed that you were unable to provide the requested documents for your income, which is the reason why we were unable to proceed with your application any further. We sincerely apologise for any frustration and inconvenience caused.
Please be aware that your feedback regarding the website being poorly designed and hard to read has been passed onto our technical team.
We apologise that we are unable to assist you any further on this occasion and wish you all the best.

GoogleIf I could give this experience a zero, I would.
I applied for a property through haart, who referred me to this company for referencing. I completed all the required forms and made it clear from the beginning that I was not comfortable using open banking due to security concerns. I’ve previously been a victim of identity fraud, and my bank specifically advised me not to use open banking with companies I don’t fully trust. After reading reviews about this company, I felt even more justified in that decision.
Instead, I provided everything else they requested payslips, my employment contract, employer details, contact number everything expected of me. Despite this, I received constant emails asking me to verify my identity, which I had already done.
They continued pushing me to use open banking, even after I clearly explained my reasons. Eventually, I spoke to someone who said it would be fine to provide three months of bank statements instead. I sent these over immediately.
Later, I was told there were delays because my employer wasn’t answering calls. This is simply not true, my workplace logs all incoming and missed calls, and no such contact was made. We’re a remote company, so all calls are tracked and returned.
In the end, my referencing was failed because I refused to use open banking. This has been an incredibly stressful and upsetting experience. As someone who is five months pregnant, this situation has been especially difficult. I genuinely don’t understand why large companies continue to work with a service like this.

Good morning,
We are sorry to hear that your experience has been stressful. Our aim is to make the referencing process as straightforward and stress-free as possible, so this is disappointing feedback.
Please note that open banking may be requested when additional information is needed to verify your income. This is a secure method of confirming salary payments into your bank account and can help speed up the process, particularly if we encounter delays in obtaining a reference from your employer. However, open banking is entirely optional, and you are free to decline the request if you do not wish to consent.
If you could please email your full name and reference number to complaints@lettingshub.co.uk, we will look into your application and respond as soon as possible.
Kind regards,
The Lettings Hub

GoogleAs a ceo and owner of a group of multi million £ companies, I find it incredulous that the lettings hub allow staff (on considerably smaller salary than me) to use their wage slips for a reference, but as the company owner not myself. They need access to my private bank accounts and any tax filings I have made which are not publicly available. Apparently because I own this multi million £ company I can fudge my wageslips although we out source our payroll to Bright HR. It is easier to get a house to rent with universal credit than be a business person with a multi million £ company and get a house. Absolutely shocking. Even the compaby turnover which was shared. They actually want open banking access to my personal bank account. That has nothing to do with affordability. FUNNILY ENOUGH THEY PROVIDE A PROFFESSIONAL GUARANTOR SERVICE. WHICH PUTS THEM IN CLEAR BREACH OF IMPARTIALITY CHECKS. Also the fact we own property with zero mortgages or debt and sitting tenants is nor proof enough. Oh and they dont accept crypto as savings. It has to be in a bank account. Absolute crock of rubbish

Good afternoon Jason,
Thank you for taking the time to share your concerns. We are sorry to hear that you are unhappy with how your application has been handled. However, we do have agreed referencing guidelines in place regarding applicants who are self-employed or company directors.
We can confirm that we received an accountant’s reference; however, we were unable to verify the email domain. As we could not match the contact details to a recognised business or accountancy firm, we were unfortunately unable to accept this reference under our criteria.
As an alternative, we requested either a copy of your most recently submitted HMRC self-assessment tax return or access to your open banking, in order to verify your income through salary or dividend payments.
We apologise that we are unable to assist further on this occasion and would recommend discussing alternative options with your letting agency.
Kind regards, The Lettings Hub

GoogleOur experience with The Lettings Hub has been one of the most frustrating and unprofessional experiences we have ever had during a rental application.
The entire referencing process was handled terribly. My partner was given multiple different and often ridiculous reasons for why his employment checks supposedly could not be verified. Each time we tried to resolve the issue, a new reason seemed to appear.
He even asked his employer to call them directly to confirm his employment, yet after doing so they then claimed it could not be accepted because the call came from a non-landline number. They also said they required an email from before he started the job, which he actually had and was more than willing to send to them as proof. However, they refused to allow us to provide any additional documentation to support the checks.
Despite repeatedly asking for clarification, no clear or consistent reason for the failure was ever properly given. Instead, we were met with constant contradictions and an unwillingness to look at the evidence we had available.
Their employees were also extremely unhelpful and dismissive. They refused to speak directly to him about his own referencing and repeatedly pushed us back to the letting agents. The letting agents then directed us back to The Lettings Hub, leaving us stuck in a pointless loop where nobody would take responsibility or provide clear answers.
The whole process felt unfair and extremely concerning. Given the lack of transparency and constantly changing reasons provided, it is difficult not to question whether unconscious bias may have played a role, particularly as my partner is of Moroccan descent.
This entire situation wasted a huge amount of time, caused unnecessary stress, and has now left us with only a week to find somewhere else to live because the referencing failed for reasons that were never clearly explained.
After looking at their Google reviews, it is obvious we are far from the only people who have had a terrible experience with this company, and now we completely understand why. We have never had such a bad experience with a referencing company before.
I would strongly advise landlords, agents, and tenants to avoid using The Lettings Hub. Their process is confusing, inconsistent, and their staff are completely unhelpful when problems arise.

Agent replied · 16 March 2026
Good morning Hattie,
Thank you for taking the time to share your concerns.
We are very sorry to hear that you found the referencing process stressful and frustrating.
Please be assured that we treat all applicants equally, and there would be no unconscious bias influencing the outcome of referencing checks. However, each application is assessed individually, and the requirements may vary depending on the applicant’s specific circumstances.
We follow agreed referencing guidelines when assessing employment and income. Unfortunately, your partner’s reference and supporting documents did not pass our internal verification checks, which is why we requested additional information to try and verify the reference.
However, we are unable to accept a telephone call from an unverified number, such as a personal mobile phone or a landline that we cannot verify online, as there would be no way for us to link the number back to the company.
It is also important to clarify that The Lettings Hub does not “approve” or “decline” applicants for a property. The final decision on whether to proceed with a tenant or guarantor always rests with the letting agent or landlord. Our role is to gather information, assess it against our referencing criteria, and report factual findings and risk outcomes, and the agent will then make the final decision in consultation with the landlord.
We apologise that we are unable to assist you further and wish you all the best.
Kind regards,
The Lettings Hub

GooglePlease report them to the Financial Conduct Authority (FCA). Their operations are clearly unethical and possibly illegal.
They are an insurance company - Let Insurance Services Limited, number 06413754, trading under the name The Lettings Hub. They claim to be a referencing agency while their product is selling guarantor services. They sell a product to tenants who fail the affordability test, while they grant the affordability pass themselves.
They will do everything possible to make the referencing process impossibly stressful only to get you to pay their professional guarantor services. They apply deliberate checks, have obtuse practices, non-existing communication (their phone handlers are trained to exhaust you with wrong information), until, weeks later, you may have lost the property you put the deposit on.
If you know this beforehand, it's better to pay their professional guarantor fee from the start and to not fall into their crooked traps. The most despicable company I dealt with in years.
