The worst agency I ever rented from!!

The worst agency I ever rented from!!I seriously do not know how the people working there even got a job. They do not reply to emails/calls, make you want to pay things the landlord has to pay for by law and are acting against the law in terms of coming into the property. Do not rent of them or rent out through them. I really do not understand how any landlord would be paying money for their bad service.

Excellent service from Matthew Shaw when purchasing our first home in December. He helped to get it done in record time before our mortgage offer expired and it wouldn't have been possible without him. Thanks Matthew!

IT DOES NOT COME MUCH WORST IN MY EXTENSIVE EXPERIENCE.

IT DOES NOT COME MUCH WORST IN MY EXTENSIVE EXPERIENCE.This is a company that has total dis-respect for their customer , be you a Landlord or a Tenant , a Buyer or a Seller , paying their commission or not paying their commission. They are interested in themselves only. 'Get the commission', they do not care how they do it, but you can guarantee its at (YOUR) the clients Expense'. An absolute horrible experience with a company that really needs to wake up and understand they are in a seriously competitive market which is under attack from all fronts including on-line services, which, you might as well use because you don't get any service from this lot. If they are not prepared to give any customer service , they deserve to sink. Seriously go elsewhere , if you were considering this provider.A very unsatisfied Landlord

It had the worst experience trying to rent a flat though Stirling Ackroyd. I found a flat they advertised, did all the paperwork and payments necessary and was told that I will be moving to this flat at the date I chose. I never received a tenancy agreement and became worried the closer to my moving date. 48 hours before I was supposed to move I went to their office to voice my concerns Nicola Smyth (Nicki) who identified herself as the manager spoke to me and was very inconsiderate and unhelpful. On my moving date, I was notified that I will not be moving to the flat that I already paid for and was not given a reason. I had to find a temporary living solution while I looked for another flat which Stirling Ackroyd was no help at all with. I would just like to add that I passed all the referencing and monetary requirements and have been renting flats for over six years.

I deal with a lot of agents but my dealings with Wynosha Gonsalves stand out as one of the best. it’s good to know someone is looking out for your best interests. Great communicator, no messing around and used preemptive behaviour to get me a better deal. Give this persons a pay rise quick as some other company will be trying to snap them up!!

This agency, and the landlords they protect and represent, are extremely unethical. I was shown a different flat than the one that was available because the agency could not obtain keys. Being an expat, I did not know the risks related to this. Upon moving into the flat, it was apparent it had been completely destroyed by the prior tenant. It took 2 months to surrender the tenancy. The only thing worthwhile thing the agency contributed was finding a new tenant and even that itself was a painful process. The agency tried to charge me fees to re-let the flat even though their lack of professional due diligence is what led to the need to surrender in the first place. While I still had possession of the flat, the agency allowed contractors to come in and remove the carpet and replace grout in the bathroom without notifying me beforehand. The contractors left behind a mess that the agency tried to charge me to have cleaned. Further, the check out inventory claimed several of the items that were damaged by the prior tenant, and included in the check in, were my responsibility. I am still battling with them to get my deposit back. I also paid rent for the full month, in accordance with my tenancy agreement, when I only had possession for part of the month. I'm still trying to get the overpaid rent returned to me. Needless to say, please avoid this agency if you can.

Worst experience ever. Was interested in letting a property listed via Stirling Ackroyd. Sent an inquiry via website, sent a mail and left a voicemail. Got automatic confirmations. Called two days later to find out that all three communication items sent were not received which is quite odd. Agreed on a date and time for showing plus requested an option on the property. Flew in from the Netherlands day before showing. Called for last minute details and found out that my record was not known at Stirling Ackroyd, showing was not listed in agenda and property was rented to someone else. Very bad customer service.

Stirling Ackroyd have been immense in recently helping me to sell my property. From offer to completion, their levels of communication, be it via phone or email, have been impressive. I'm no stranger to dealing with estate agencies and have bought and sold several properties over the last 16 years in my capacity as a private landlord. As such, I have seen the best of agencies during that time... and the worst. Stirling Ackroyd are up their with the very best I have come across and I wouldn't hesitate to use them again. I'll admit, too, that I am frequently dubious of online testimonials, mainly as I'm wary of who's written them or where they have been sourced from. However, for any would-be buyer or seller reading this, I have no attachment to Stirling Ackroyd whatsoever, yet would recommend them without hesitation on the basis that they were excellent throughout the whole sales process and, in owning other flats as I still do, I'd not hesitate to use them again either.

AVOID!!! Refused change of sharer and hit with £600 fee

We did not choose to go through this disgraceful excuse for a business. We rented a property through another agency which was subsequently bought by Stirling Ackroyd. It is a joint tenancy and as is common practice, I chose to move out during the tenancy. I spoke to the landlord who agreed and found a mutual friend to take my room. Everyone was happy. I was prepared to pay the usual change of sharer fee when the agency informed me that due to the Tenant Fee Act 2019, they could no longer charge me fees. Not true, you can charge a reasonable fee (up to £50) for simple changes like this. I was then told the landlord did not agree to the change because she was now having to incur a fee of £480, a fee for the paperwork to draft an entirely new tenancy agreement. So here I am, stuck in the flat with no way out. Anything I decide to do will impact the existing flat mates. The only option was to surrender the lease and continue paying rent on a flat were no longer living in, or I stay on for the full year of the agreement. Best in mind, my circumstances changed just after having signed the lease due to begin in Nov, which hasn’t even happened yet. The landlord “agreed” to pay the £480 fee. You can put two and two together to figure out who really paid. They also tried to charge a referencing fee of £120 for the one new flat mate and I quote “we charge a flat fee for the number of tenants in the property, so £40 each” even though the other two tenants were currently living in the property and had already been referenced. The most shocking rental experience I have ever had. I do not understand how someone could literally be held hostage in a rental agreement all because of a Tenant Act that’s sole purpose is to protect tenants. They created this awful trap because they can no longer charge tenants the exorbitant fees they used to. I am in the process of contacting the relevant ombudsman and am doing everything in my power to expose them. So many more will fall into the same trap I did.

Useless

Useless. No one seems able to help with my simple request after I have leased my apartment with them. They wanted to charge me 120 pounds to change a light bulb! Do not waste your time! Extremely unprofessional. Do not return email or phone call after you have signed their contract.
