DISHONEST - AVOID AVOID AVOID

When we first viewed the property with Accommodation we were not told about the substantial ongoing building work being done to the structure of the building. During the viewing with Accommodation, we asked if there were any work undergoing in the building and they said no and just mentioned painting and had been done. Once we had moved in we would learn from current residents that this was not the case and in fact that Accommodation lied to us about the work being done in the building. During our tenancy we injured the following issues caused by building work: The hot water and the building heating system was turned off during from June 2024 to January 2025. There was Constant drilling heard throughout the flat and building. The lifts were constantly breaking down. The waking watch. From the October 2024 to December 2025 a team of fire wardens were employed as 24 hour surveillance whilst the building was undergoing fire safety repairs. This was an extremely unsettling period for us. Ultimately we concluded that we were living in an unsafe building, and we decided to end our tenancy. We raised a formal complaint with Accommodation, and they outright deny these claims even though we shared evidence that the agent was aware of the structural works being completed before we moved in. We received no apology, even haven spoken to one of their directors. I would avoid using this company at all cost. They are dishonest and will fail to follow tenant rights. Go elsewhere!

Hi Lee, Thank you for taking the time to share your experience with us. I just wanted to clarify that we did ask both of you for the “shared evidence” referred to in your email, and the information provided appears to show that you were aware that drilling works were taking place at the time of the viewing. At the time, we were also unaware of the future issues relating to the hot water, heating, and lifts, as these matters fell under the landlord’s responsibility rather than ours. That said, we do genuinely apologise for the distress and inconvenience you have experienced, and we appreciate you bringing your concerns to our attention. Kind regards, John

Highly Recommended, Excellent Service and Outstanding Support from Chelsea

We’ve been dealing with Chelsea for my Liverpool rental property over two and a half years now, and I just wanted to take the opportunity to say a big thank you for all the help and support she has given us during this time. Chelsea has always been incredibly helpful, responsive and efficient. Whenever there has been an issue with our property, she has been quick to follow it up, communicate with the tenants and keep us informed of what’s happening. We really appreciate that she doesn’t just respond to our messages, but actually takes the time to follow things through and make sure they are dealt with properly. As landlords, this makes a massive difference to us. Knowing that there is someone reliable looking after things and helping with communication between us and the tenants gives us a lot of peace of mind, especially when something unexpected comes up. More recently, we have decided to put the property on the market with the tenant in situ. Chelsea and the team have also been extremely helpful and cooperative throughout this process. They have been very understanding of our situation and have worked with us to make things as straightforward as possible, while also helping to ensure good communication with the tenant. We really appreciate their flexibility and support, particularly as selling a tenanted property can involve a little more coordination. Over the past two and a half years, we’ve contacted Chelsea about all sorts of different matters relating to the property, and she has always been friendly, professional and easy to deal with. Her communication is clear and she gets back to us quickly, which is something we really value. It’s quite rare to deal with the same person for such a long period of time and consistently receive such a good level of service, so we genuinely appreciate everything Chelsea has done for us. Thank you again, Chelsea, for all your help, patience and efficient follow-up over the years. It really is appreciated, and we would be very happy to recommend you to other landlords.

They need close supervision

I have 2 fully managed lets, but even so this company has to be closely supervised at all times. I've been hugely overcharged for repairs, and they tried to increase the percentage charge after I'd contracted with them only a few months earlier. In September, one of my properties became available for re-let. I was assured the house would be marketed, and I waited for developments as it's an attractive family home in a nice area with a fair rent. Nothing happened, and the agent contacted me saying there'd been no interest and would I like to reduce the price? I checked all the main marketing websites, and guess what? It hadn't been advertised at all. I pointed this out and the agent corrected it. There were several offers made within just hours. Wouldn't you have thought the agent would think it odd and chase it up herself? The new tenants moved in, and new letting fees were correctly deducted by this firm. But when I checked the invoice, I found I'd also been charged for the cleaning fees which we'd agreed would come out of the previous tenants' deposit! I've awarded an extra star for the speed and efficiency with which the cleaners were sent in over a weekend, after the delay caused by the marketing debacle. I'm not saying a flat 'don't use this agency', but you must be prepared to keep a close eye on them.

Grateful for outstanding service

Grateful for outstanding service I'm surprised by some negative reviews as my personal experience with Accomodation staff has been positive throughout. Helen (who is no longer with the business) was a star and managed to finalise all paper work for us to move in in less than a week from the viewing. We rented a two bedroom flat in central Liverpool for two years. Our point of contact for this period was Chelsea. The flat was in great condition, so we didn't need frequent repairs, but when we did raise something, it was actioned immediately. Chelsea was approachable, responsive and helpful at every touchpoint. Our landlord was understanding and prompt with his communication. After renting through private landlords for 10 years prior I was hesitant to rent through an agency, but this experience proved me good agencies with good people exist. We received our deposit in full without any issues. Thank you Accomodation Team for provide us with stable and safe housing for two years. We will cherish the memories made in this flat.

AVOID ANY PROPERTIES FOR RENT WITH THIS…

AVOID ANY PROPERTIES FOR RENT WITH THIS COMPANY. Firstly to say: the property was renting to me without a deep clean, I undertook a deep clean myself- fir them to have the audacity to tell me on handing the keys back that the oven needs a deep clean is laughable. Landlord was messaging me throughout tenancy, if I didn't reply Within a time convenient for him I'd get more messages asking me to reply, even after the death of my nan. I eventually emailed accommodation.co.uk to tell them that I'm not long comfortable with the landlord messaging me directly as he's about full on. They reply said but he can get things done faster than us- did not give a care about my concern. Then I caught my landlord peering through my back patio doors, when he seen me he ran away around the front, made up lies about what he was doing. For me to contact accommodation.co.uk and tell them this completely illegal act had taken place for them to side with him saying I'm sure he meant no harm and acting like he had done no wrong. Useless, unprofessional, do not care about tenants. AVOID. EVEN NOW WITH THERE REPLY THEY STILL THINK THE LANDLORD HAS THE RIGHT TO PEEP THROUGH MY WINDOWS AT ME WITHOUT MY PERMISSION. JUST BACKING UP MY ORIGINAL COMMENT. NOT ACCEPTONG ANY RESPONSIBILITY JUST LIKE THE LANDLORD. WELL DONE.

Agent replied · 12 July 2025

Hi Stacey, thank you for sharing your experience. I'm truly sorry to hear that your time at the property felt stressful and unsatisfactory. Your feedback is important to us, and I appreciate the chance to respond. Firstly, I want to clarify that the landlord was in regular contact with you both as mentioned throughout the tenancy. The landlord visit you mentioned was arranged with your partner prior to his attendance. I can provide a timeline of communications to clarify this if required. Regarding the oven and cleaning, while the deep clean you performed yourself is greatly appreciated, the landlord only requested an oven clean at checkout to ensure fairness for incoming tenants. We also recognise that the frequency of messages from the landlord may have felt intrusive, especially during a difficult personal time, and sincerely apologise if that caused any discomfort during your grieving. It was never the landlord's intention to add to your distress. Again, thank you for your feedback. We strive to treat all tenants with respect and professionalism, and your comments will help us improve moving forward. Kind regards Scott George

I am having to pay my mortgage despite this. Its very stressful for me to dothis and accommodation co uk have failed in finding me a suitable reliabe tenant. I am very dissappointed with this company and struggling get my rents paid by the tenant. I did not expect this for having brand new apartment and not getting rent for the past 3 months due to failings by accommodation co uk team to go through tenants background about their credibility and affordability.

Manu · 16 August 2026

Agent replied · 18 August 2026

Hi Manu, I'm sorry you've had a difficult first tenancy, no landlord should have to chase rent, and I understand the pressure that puts you under. For context for anyone reading, this is a rare situation. The overwhelming majority of tenancies we manage run without a single missed payment, and arrears at this level are very much the exception rather than anything approaching the norm. Every tenant we place is referenced through an independent third-party provider, including affordability assessment, employment verification and previous landlord references, and this tenant passed those checks. No referencing process in the industry can guarantee a tenant's future conduct, which is why we recommend rent guarantee cover to every landlord we act for, it turns exactly this scenario into a non-event. Where a tenant does fall behind, our team acts quickly, chases continuously, documents everything and sets out the landlord's options. That is precisely what has happened here, and that work is ongoing until it's resolved. Aaron Short, Co-founder, accommodation.co.uk

The £27k Hunger Games: viewed before Christmas, rejected on 24 January

Posting this as a warning to other renters. I had a viewing before Christmas. Today is 24 January and this application has taken longer than a seasonal Netflix series, except the plot is: “please upload 47 documents so an algorithm can misunderstand them”. The process went like this: “The landlord would like more choice of applicants.” Translation: I got put on a shelf like a jar of pickles while they waited to see if someone “simpler” comes along. Fair enough, landlords can choose, but please don’t drag people through weeks of admin just to keep them as Plan Z. Income requirement: £27,000/year for a £900/month place. That’s £10,800/year in rent. Add bills and life, sure, but the way this was used felt less like affordability and more like a bouncer outside a club: “not on the list, mate”. Referencing via Canopy: “ID verified ✅” and simultaneously “We can’t locate a credit file ❓” So apparently my credit record is a mythical creature. Verified person, but my credit file is in Narnia. I even have a credit score elsewhere, yet Canopy couldn’t “find” me. Benefits support became a logic paradox. Universal Credit / PIP were marked as verified, but Housing Benefit was shown as ‘unable to verify’ / rejected. Housing Benefit is often tenancy/property-linked (it’s literally tied to an address and a tenancy), so before the tenancy exists it may not fit neatly into an auto-check box. But the system’s philosophy seems to be: “If the robot can’t verify it, it doesn’t exist.” The finale: a generic rejection template. After all the back-and-forth calls/messages and time wasted, the decision arrived as: “The landlord is unable to proceed based on the results of tenants referencing.” No clear breakdown, no real “here’s what would fix this”, no proper manual review route. Just a vague curtain-drop. If you’re a tenant who needs any nuance (council support, bond scheme, benefits, non-standard income, address history quirks), I’d avoid. This setup feels built for the simplest applicant profile only, and everyone else gets filtered out by an automated process with vague explanations after weeks of delay. Save your time, save your sanity, and apply somewhere that treats people like humans, not error messages.

Trying to get a clear answer or a…

Trying to get a clear answer or a contract out of this agency is an incredibly frustrating experience. They are completely impossible to reach by phone, multiple calls went entirely unanswered, only for them to eventually message saying they "cannot take calls, only messages." Even through text, the communication is incredibly poor. You have to constantly chase them for updates over weeks and months just to get basic status reports on applications and contracts. They missed their own self-imposed deadlines for sending over paperwork, leaving applicants entirely in limbo. The lack of proactive communication and the barrier to speaking to a human on the phone makes the entire process stressful and difficult. Would not recommend if you expect professional or responsive service.

Excellent support from Chelsea, disappointing agency response

I would like to highlight Chelsea’s T. excellent support. She was professional, responsive, and very helpful. When we had a serious issue with the heating, Chelsea was on holiday. During that time, I contacted the agency many times over several days. Although they answered the calls, no one actually helped. I was repeatedly told I would receive a call back, but no one ever did, and I had to keep insisting. The emergency phone numbers were also not answered at all. As soon as I contacted Chelsea directly, even though she was on holiday, she acted immediately and resolved the issue. I am giving 5 stars on this occasion purely because of Chelsea’s support. While I am very grateful to her, I am disappointed with the agency’s overall handling of the situation.

Given keys to house in an absolute state and been ignored by the agents all day, on moving day when I’m 7 months pregnant

I got the keys for this property this morning, no inventory done, smoke alarms or gas alarms were not checked nor was I given certificates for. When I expressed my concern for the state the property had been left for us to move into, the person checking us in said “he’s seen it in worse states before” and to “message Gabriella” and then left. I cannot believe that I would be handed over keys, and expected to pay rent on a house in that state. The house needs repainting, is not clean, stinks of smoke and the garden is an absolute mess! There has been so much stuff left behind for us to deal with, items thrown into the shed and random pieces of wood, bin bags and rubbish all over the garden. Not to mention the furnishings inside - the bed has stains, the sofa has stains, all the soft furnishings, curtains and lampshades are filthy. There are holes in the walls, paint peeling off the bathroom walls, the grout in the bathroom is disgusting. The kitchen has grease and marks all over the walls, every room in the house has marks and dents in all the walls. Storage cupboards have Xmas tree and broken blinds in it - again raised with the agent at the property he said to put it in the loft. This property is supposed to be our home, not a storage unit for broken and damaged items.

London landlords beware…

I had a very disappointing experience letting a flat in central London. The first tenants were very good with no issues - we had a very good manager Richard who communicated very effectively and was extremely helpful. Things went south after the first 2 years when Richard moved on, the local agent struggled to find tenants and the communication was non-existent with no interim inspections undertaken. The tenants failed to report a leak which led to a repair of thousands of pounds. Even though the agent asked the original tenants to pay for a professional carpet clean when they left (and it looked fine) they failed to ask the same of the next tenants who left the flat in a dirty state and I had to pay £500 for professional cleaning. Missing furniture was also not noted on the check out report. I have continued to receive demands for unpaid council tax and utility bills from when they lived there and the whole experience has been very upsetting. I would never use them again.

Incompetent in pressing situations

I was a tenant with Accomodation with Richard as our main contact for over a year and didnt have any issues whilst living there, however a physical altercation between me and my flatmate led to me having to move out abruptly. It's when dealing with the aftermath I noticed the agency's incompetency as they have completely let the deranged flatmate dictate the situation instead of asserting themselves as the authority in the situation.I was promised my deposit back as soon as a new tenant moved in, however the agency messed up by letting the flatmate steal the deposit from the new tenant, and now telling me "there's nothing they can do" to retrieve the deposit. It has now been 7 months since I left, there is a new tenant living in the flat and my deposit is nowhere to be seen. Not only have they failed to protect the new tenants deposit (which by law they have to), Accomodation is expecting me to wait until the contract ends and only then will they be able to release me and return my deposit - completely delusional to expect me to be responsible for the property despite me moving out almost a year prior. Not only is my deposit at risk but the new tenant will most likely lose their deposit as well.I last spoke to them the other week and was told they were to get back to me within 24 hrs but I have had no communication from them. Unfortunately, after 7 months of being very patient but communication going nowhere, I have to turn to small claims court.

Thank you for sharing your feedback. We are sorry to hear about your experience and acknowledge the frustration caused by this situation. Your concerns have been taken very seriously, and we are actively working to resolve the matter. To clarify, your deposit has remained protected within the Tenancy Deposit Scheme (TDS) throughout your tenancy. While we acted in line with advice from the TDS to attempt an informal resolution, we recognise that a formal process should have been initiated sooner, and we apologise for this delay. We have since taken steps to address the situation, including formally notifying the relevant parties of their legal obligations and initiating the tenant changeover process with the TDS to facilitate the return of your deposit. Unfortunately, a lack of cooperation from the remaining tenant has delayed our efforts, but we are committed to ensuring this is resolved as quickly as possible. We understand the inconvenience this has caused and sincerely regret that our communication fell short of your expectations at times. Please rest assured we are taking the necessary actions to prevent such issues in the future.
