GoogleShown around property, transition was very good. Nothing was to much trouble and if i had any queries they were dealt with quickly and efficiently. Would not go to any other estate agent and would recommend them to friends and family.

GoogleI cant recommend anyone to use reeds rains letting agent. There have been a host of problems and you get absolutely nothing for your money. I did originally give them a 5 star rating but after seeing what they do after getting you to sign I think it essential to update my opinion. Note: for the tax issue they did refund 1 month's management fee and apologise but this was only after being asked. 1) I filled in the tax form to do my own tax return. They took all my tax money anyway as the lost my form. They then found the form but only refunded 8 weeks worth of tax and told me to go deal with HMRC for the rest of it. 2) They say in the contract they will deal with suppliers such as gas and electric. They dont. I was still getting emails 4 months after renting out from the companies as they had failed to do their job. 3) Reeds rains gave my tenants a 6 months contract and in the contract I received they said they would check the property within this period. They did not check it until right before the end of the tenancy. Thank god the house was ok. 4) my tenants locked the door open by mistake. the neighbours called Reeds Rains. They refused to come out to lock the door. They didnt even contact me to tell me this happened. 5) I received an email, which frankly sounded rude, telling me if I do not take "urgent" action and reply within 10 days then reeds rains will let out my property without my permission. It also said something to the effect of "as per my last letter". I have never received another letter from reeds rains and find it unprofessional that they then suddenly spring 10 days notice on me. They insist this email was sent but cannot provide proof despite me asking a plethora of times. 6) staff do not have an "out of office" auto reply on emails. So either they ignore you for a week and pretend to be out of office. Or they are busy for a week and you are sat wondering if you will ever get a reply. I am having to chase them around and do their job for them. They really havent done anything for me. Except give the tenants a new contract to sign and this 5 minute job cost me another £120. Fab.

Dear Mr Urlikys, thank you for taking the time to air your concerns regarding a deposit return. For reference and hopefully clarity, a deposit dispute is raised by the landlord (not reeds rains) and is usually for 1 or 2 cases. Either the account is in arrears or the property has been returned in a sub-standard state that doesn’t match the original inventory. This process is then arbitrated by an independent 3rd party who will assess if there are any deductions that need to be made against a tenant, once they have vacated the property. Whilst I know these words may be of little comfort they will hopefully give context to people reading what I believe to be an unfair review (Dave - Manager)

GoogleI recently purchased through reeds rains in grimsby for a property on laceby road, I have dealt directly with Racheal and Dave, both have been on the Ball. Racheal has also been amazing and gone the extra mile for us. She has liased between us and the vendor and has been checking on the progress with soliciters etc and then updating us on the progress. By Racheal doing this between myself and the property vendor we have completed in 4 weeks due to the communication between us all. A*** Service has been given and I would recommend the Grimsby Branch to anyone looking for property in the area. Thankyou Dave and Racheal for making this transaction stress free all the best Alan
