Just wanted to leave a note as we were worried when we first let with Brian Thomas having read previous reviews on here. We've just finished our one year contract and have had no problems at all. Brian Thomas were really helpful with our moving date, letting us move in a day earlier than planned, and when our washing machine broke we were given a brand new one within the day. We were also pleasantly surprised to receive our deposit back in full, after being used to having money knocked off for the smallest things by dodgy agents & landlords. Would recommend.

Brian Thomas offer an efficient, reliable and professional letting service. I rented a property through them for a year and they were always on hand if I ever had any questions or if there was any work that needed to be carried out in the flat. They always provided us with 24 hours notice if they needed to visit the property which although this is rare, did happen a couple of times whilst they carried out routine maintenance checks. My deposit was also returned to me very promptly after vacating the property. All in all a great letting agent to use, I would rent through them again.

I arranged to view a house on Saturday morning and the agent (John) never showed up. We waited 20 minutes and I contacted Chris who had arranged the viewing, multiple times, and got no response. When I called the office to ask what happened they hung up on me. You'll find better clowns in the circus. Avoid.

Brian Thomas is the worst agency I have ever dealt with. Not only are they all rude, but they are unorganised, uneficient and will try everything possible to not give you your deposit back and scam as much money as they can. Even if you find a house you want/you want to sell a house I really recommend you to not go with Brian Thomas as I guarantee they will make everything difficult for you.

Worst agency I've ever worked with. If there was an option lower than a star, I would choose it. In the midst of the pandemic, they asked everyone who lived in the house to leave. The reason for this was one of the tenants. Instead of sending him, they wanted us all to leave. They said they would help if we got out of the house. They told us to trust them. Result? • I was able to get my deposit back in a month and a half. I sent e-mails them many times about that. • They asked me to pay all the rent for the last month. I paid. I left the house 10 days ago. But they didn't pay me back those 10 days. I've sent e-mails many times, they haven't answered. I've visited their office and explained my problem. They said the landlord is very demanding. (Btw, the landlord came home every day unannounced) If you do not want to experience stress, stay away from this agency and the houses they rented!NegativeResponsiveness, Quality, Professionalism, Value

Brian Thomas- Could not be better! Together with my brother, we rented this nice 2 bedroom flat in Turnpike Lane area for over 3 years. Such a great value, really good rent costs for what we've got. The property was nice and clean, dry, and very healthy to live in. Rental costs were never increased every time we extended the contract. Some agencies like to charge "administration costs" with each contract extension, but that was never the case with Brian Thomas. To add, the agency is quick to respond to urgent maintenance issues, and not only. Just before I moved out, I had a bad luck to encounter a leak. Chris Lane (lead agent), was able to respond to my messages within minutes, and send over a handyman the very same day- astounding! The agent was also very genuine. I do recall a situation where I overpaid £50. This was actioned immediately, by the agent getting in touch in order to process a refund. On top of everything, the agency always respected privacy. We were always notified of a engineer coming over to check maintanence issues, or for property viewings at the end of my tenancy. So to sum up, if it wasn't for me to move out of London, I would definitely continue with this agent. Also, I sincerely recommend Brian Thomas to everyone. We have been renting from Brian Thomas for 5 years now and we are still happily renting from them. The secret? We are good tenants and Brian Thomas is a good and honest agency. We both respect the terms of the tenancy agreement: we pay the rent on time and we look after the property and Chris and John look after us and the property and if something needs to be done it gets done.

I rented from these jokers and received a very poor service for whatever percentage they took of my rent - before, during and after our tenancy. Before my flatmate and I took on a property from them, we were promised (like every renter in London, it seems) that the flat would be professionally cleaned, and that a few maintenance issues (putting up curtains, fixing little things) would be sorted before we moved in. None of the odd-jobs were done, and it took us over a day to clean the entire flat over, as some light cleaning had been done but nothing close to professional standard. During our tenancy, whenever we had an issue with anything they usually took ages to sort it. Within the first month of tenancy, I told them that the lock on the communal external door needed tightening or replacing, as both my flatmate's key and mine often didn't work and we had to wiggle them for ages. I was working late shifts in a bar at the time and most nights it took about 5 minutes to get in. I was stuck trying to get in for over 25 minutes one night, and it made me really scared for my safety as I've been followed on the way home before. I rang them repeatedly telling them this, they always just said they'd call a repairman and get them to arrange a time to come round, or that so-and-so wasn't in the office and they'd pass the message on and I'd get a call back. After a 12 month tenancy, and at least 10 phonecalls, nothing was done. At the end of our tenancy, as per the contract, we paid off and closed the electricity, gas, water and council tax account, and faxed over our final statements showing zero balance. We left the property in a significantly cleaner state than we found it, and returned keys as advised. We were pretty close to model tenants as far as upholding our end of the contract was concerned. A couple of weeks after leaving I phoned up to find out about when we'd get our deposit back, as the contract said they had to inform us within 10 days if they were going to withhold it, and always got told so-and-so who deals with deposits wasn't in the office and would call us back. I forgot about it for a while, then started emailing. Then I tried emailing via their Zoopla, RightMove, etc pages and got nothing. Then I rang up to check what their general enquiries email address was, and started emailing that address too but got nothing. TWO YEARS after my tenancy ended, I still haven't ever got a reply from them. I couldn't previously complain to the Deposit Protection Service or the courts, because I thought I'd lost my contract. Now I've found it, and finished my law degree and about to start work for a solicitor, and I shall take great enjoyment in getting every penny back, plus hopefully interest too. I would advise anyone who ever wants to see their deposit again and who doesn't have the time, patience and money to go through DPS and the courts to do so to avoid these crooks.

I rented with Brian Thomas for 12 months. During my tenancy they were a good estate agency. However I'm leaving this review because I am disgusted with the way I was treated upon leaving. It took four months to get my deposit back, including seven phone calls, a letter and two emails. Upon phoning them regularly I was told the person in charge of my deposit was busy and couldn't be reached three times. I never did get Chris on the phone... On my fifth phone call, they made up that I didn't pay my last month of rent, a complete lie. I had to threaten with small claims court action to get my deposit back.

I have seen many bad reviews here and I know people are much quicker to complain than compliment. My husband and I have rented off Brian Thomas since May 2015 and they have been helpful every step of the way. It may take some time to get issues resolved but they always give us the most amount of information they can and resolve issues much quicker than any other letting agent I have been with. The team have always been extremely friendly and up for a chat. We had an issue with a neighbour subletting and they dealt with it in a very professional manner and the issue was resolved quickly and efficiently. They really are a great letting agent. I understand people have had problems in the past but don't let this put you off as they have clearly taken opinions onboard and improved.

These people are the most disrespectful people I have ever come across. They are supposed to provide a service to us and they treat us like we are a nuisance to them. We have been living with dead animals, cockroaches and flies and all they do is scream at us when we ask for help on the phone. Honestly, never ever consider working with this agency, that is not a way to treat people.

One of the dodgiest and most unreliable 'estate agency' in London, if you can call it estate agency and call them agents. Months ago they allowed one of their tenant to do fake contracts and gain money making a flatsharing, the landlord didn't even know what was happening in his house until an appliance broke down. Even if we are not dealing with them but we live in the same house where they manage another flat, yesterday they locked us outside on purpose closing the second external main lock forcing us to call a locksmith and spend 180£.
