I visited a property this evening listed as “A SPACIOUS ONE BEDROOM FIRST FLOOR SPLIT LEVEL FLAT“, no photos, no floor-plan. I asked for photos and was told “the photographer is on holiday” despite this being an older listing, reduced in price a week ago. When I arrived I was shown to ground level studio, little more than a bed in a kitchenette. I took some photos for them, let’s see if they add to their listing now they have some.

Everything was confirmed and sent all documents at first and I prepared docs and sent the deposit also gave notice to my landlord. Just after that they said sorry the flat was taken by someone.(within 2 hours maybe less) It’s definitely not a reliable company.

Rude, arrogant, unprofessional dinosaurs - AVOID!!!!!! You know the type = they try to tell you that doing their job and fulfilling their legal responsibilities is "doing you a favour." It's easy to know when Chris is lying, as his lips move and sound comes out. If you want to waste your time and money then just pay a visit to these two these dinosaurs who will surely end up like all dinosaurs, very soon.

I came to them in a desperate situation & I couldn’t of been in better hands..I moved in very quickly with no issues, no hidden fees, no extra costs.. any maintenance issues I have get dealt with straight away. The friendly atmosphere in the office greeting me with a coffee when I go to pay rent makes me feel very welcome. Especially after a long day. Chris is always there for a chat to tenants at any time. Brian Thomas is without any doubt the best agency I've ever dealt with, primarily because Chris is one of the finest, most honest people in the business. I have been with at least 15 different agencies over the years ranging from the big nationals to smaller one off firms and nobody comes close. He and the team are attentive, respond to any problems quickly and really cared throughout my tenancy, and beyond that, it was a pleasure dealing with them. I find it difficult to believe some of the other reviews here; it simply makes no sense. They are either phony or from the types of people who have no idea how to conduct civil business. Go in and see Chris and the team for yourself. You won't regret it!

One of the best Estate Agents , I was their tenant for over 5 years with no problem at all, Any problem or any repairs were fixed straight away, even sometimes i paid late rent , They were very helpful, Unfortunately i had to move out of London due to some losses in business , John and Chris both are stars.Some people are complaining about their deposits , You don't pay your bills and you would like your full deposit back as well and take out your frustration on Google by giving bad review, Unfair and thats nonsense. Brian Thomas has been amazing! Finding a house to rent in London is never easy, its always a competition as to who can get the best houses first and who's willing to pay the most for it. Ive been messed about several times with other agents, but with Brian Thomas there was no hassle and no pressure. They didn't try to get another applicant interested and start a bidding war to see who would pay the highest rent. It was easy and simple! When we first moved in they helped us every step of the way. The house was originally supposed to be very partly furnished but they kindly sorted a new bed, table and sofa for us (all of which are fab quality). If you have any problems they are quick to respond and send workman when it is convenient for you. Strongly recommend this company!!

This estate agent constantly list properties at good prices online and after listing it for less than 24 hours show the property as sold. Happened so many times now where I've enquired on day 1 of a listing only to find out that before listings the property is sold...just so dodgey. Just makes me think they are listing for the sake of it even though they have sold the property behind closed doors....don't trust them...

Buying or renting is never easy, but these guys really helped a long the way with buyer in mind (pretty rare for an estate agent in London). I've just come to the end of a 3 1/2 year contract with brian thomas and can honestly say they are the most pleasant and friendly agents I have rented with in london. Chris is always quick to reply, and the guys in the office are all lovely particularly jack who we will miss chatting to!! All my queries with contracts and renewals have always been dealt with pleasantly and always without difficulty. Issues always got sorted and the workmen are friendly and turn up when they say they will. Colin especially has been great with boiler troubles. I would recommend brian thomas to my friends.

Brian Thomas are the rudest, most spineless estate agents known to man!! DO NOT LET OR BUY A HOUSE WITH THEM!!! Harringey is a wonderful place to live, but if you have any sense at all, do not go near them. They have completely ruined our experience of renting a house and we have lost all trust in letting agents. They treated us like idiots, even though I am sure they barely have a GCSE between them. They claimed that we owed them money here there and everywhere, although they have absoluetly no evidence! If you want to let or buy a house I suggest doing it privately. They are so dispicably dodgy, how they haven't been shut down yet is beyond me.

Excellent through the letting process. Horrific through the deposit return process. Have a tenancy that ended on the 17th of February. It's now the 23rd of March and I am no closer to having my deposit returned. A disagreement over deductions has led to radio silence, bar one email suggesting "Call to discuss". Complete lack of engagement with the DPS dispute service. Onus now on myself to have a statutory declaration signed and witness by a solicitor. As you can imagine, really fun to arrange in Covid times. Great if you want to let a property. Horrific if you have the misfortune of vacating a property and fancy your deposit back.

Extremely rude and unprofessional. I had a viewing and was told to 'show myself around', whereas a group arriving two minutes after me were given a full explanation and tour whilst I was in the house. It's common to have multiple viewings at the same time, but not to be treated with a complete lack of respect and disregard. I have dealt with many estate agents and this was by far the worst experience I have ever had. Avoid!

Honestly, if I could give Brian Thomas 0 stars I would. Similarly to some of the reviews here, I am now in the unfortunate position of recently moving out of a Brian Thomas rented property 6 weeks ago, and I am being forced into playing the waiting game for the return of my deposit. I am one ignored phone call/email away from taking this to the small claims court. Unfortunately I think they the type of estate agency that make the moving in process as easy as possible for young people because they think they can get away with messing them around at the end. It's a very, very snaky way of doing business. They have absolutely no sense of urgency whatsoever, and provide an appalling aftercare service with NO regard for people's personal situations. I have provided everything they've asked for within 10 minutes of them requesting it, yet after 8 days, 5 phone calls, and 2 emails later I had to call AGAIN to receive any kind of update... and even then the update was that there is still no update. Chris Lane you are holding a considerable amount of money from me and I will not stop until it's returned. I can see Chris continually attempting to scrape together excuses across many different posts here - I think we all know who's in the wrong. Utility bills can not be used as an excuse to hold the deposit, it is against the law. I have asked them repeatedly to rectify the gas bill error so attempting to shame me on these comments is redundant. Regardless of their feeble attempts of sticking up for themselves, I will be taking this up with the DPS given that they can't move faster than a snails pace. With regards to swearing, if I held a considerable amount of money from them and treated them with nothing but disrespect I'd like to see how they'd respond. Maybe if they had any shred of an update for us it wouldn't get to that point. Saying a swear word down the phone is nothing compared to the previous comments I've seen where they have called a young female a 'silly little girl'. Shameful.

Officially the worst estate agents in London... From when i started my tenency i continually asked about the utility bills because they were in the land lords name 'wonderful limited'(along with 3 other tenents in the building) I was happy to pay but was always told not to worry about it and it would be changed over Into my name. I eventually got a coucil tax bill in my name - 2 days before I left!!! Having moved in since last September. Not sure how you can pay bills if they are in a companys name??? Reading other peoples reviews looks like Brian Thomas make a habit out of not returning honest hard working peoples deposits. Avoid this agency at all costs!

I arranged to view a house on Saturday morning and the agent (John) never showed up. We waited 20 minutes and I contacted Chris who had arranged the viewing, multiple times, and got no response. When I called the office to ask what happened they hung up on me. You'll find better clowns in the circus. Avoid.

I normally don't write reviews, but given the current rating of these guys, I felt like I should back them up a bit this time. We've been renting with Brian Thomas for 6 years, from 2010-2016, during this period we had quite a few issues in the house, the washing machine has been replaced twice, we also get a new boiler fitted at some point. We had several other problems, and despite the waiting times in some cases, they always get everything sorted. 6 years is a quite long time, we tried to treat the house like it was ours, but still wear and tear can't be completely avoided. So the house wasn't in a perfect shape when we moved out, we still got our full deposit back within a week. We had ups and downs with Brian Thomas for sure, but they surely deserve more than 1.5 stars.
