TrustpilotDo not use as a Brooker!!
Used as a Brooker for my first mortgage 6 yrs ago. Used them twice on renewals as a life time member - each time paid £99 admin fee (for pratically nothing) plus broker get over £200 from lender for my application.
This year, far more clued up and do not use William H Brown as brooker. They charge you £99 fee for what? (Call it admin fee) plus they get money from the lender. already.
Use Mojo (excellent) or go directly to your lender (for rate deals) if you have an existing mortgage already. Cuts out all the unnecessary so-called 'admin fee' or what William H Brown call 'life time member'.
Disappointed in William H Brown for taking customers naivety for granted.

GoogleThe case is long; the agency has been delaying the deposit refund since December 4th. First, the owner ordered the agency to release the entire deposit. Of course, they didn't. They reported the deadline for the deposit refund to TDS, but the deadline has passed, and the agency still hasn't returned the deposit. I've never had a case like this, but now, even an agency can't be trusted with entrusting money! And the people working at this agency and handling this matter have the impression that they're doing it on purpose because the owner listed the house through another agency, not them. But they have no right to withhold my deposit !

GooglePosting this on behalf of my wife who has had a deposit withheld from a tenancy that ended over 2 months ago. The small cleaning dispute was agreed and signed many weeks ago, however after chasing emails and feedback that there is nothing they can do, it's with the landlord, Sarah the deposit co-ordinator is no longer responding to requests. I will remove this comment if we can get get some movement but the treatment has been really poor and we very much recommend avoiding a tenancy with this company. We will be referring the matter to the TDS.

TrustpilotNot the best communication, failed to refund money, treated like a second class citizen.
I’m disappointed with my experience with William H Brown during my recent property purchase.
At the beginning, I was assured that using their recommended mortgage adviser and conveyancing firm would make everything nice and straightforward. In hindsight, I clearly misunderstood my position in the hierarchy, as i was just treated as a money bag.
The main issue was an upfront payment I made for searches. I paid the money to William H Brown with the understanding that it would be passed to Conveyancing Direct. Unfortunately, it seems to have entered some sort of financial Bermuda Triangle.
I was later told I would be refunded. Lovely. Except the refund never arrived.
Unfortunately, the sale still needed to move forward, so I had to pay Conveyancing Direct directly myself to ensure they could close the transaction. In other words, I had already paid for the searches once, the money had apparently gone missing somewhere between the kingdoms, and I then had to procure more money myself and pay so the sale could actually proceed.
After completion, I chased the refund by email several weeks later. No response.
So I called three different William H Brown agents on the same day. One told me they no longer dealt with it because the case was closed. Another kindly promised to email me instructions on what to do, which, much like my refund, never arrived. The third promised to call me back.
I also found the mortgage adviser’s approach disappointing, as I was repeatedly offered additional packages and insurance products despite making it clear that I only wanted the services necessary to complete the purchase. She also made an offer at lower interest rate but neglected to lock it in. When it was time to sign things off, i found myself with a higher interest rate.
The house purchase itself eventually completed, but the handling of my money afterwards has been particularly disappointing. I’m not sure what the official refund procedure is at William H Brown, but apparently it involves patience, multiple phone calls and accepting that once your money enters the building, it might not come out.
I would expect much better communication, coordination and accountability, especially when you’ve already had to pay the same cost twice just to get your own property purchase over the line.

TrustpilotExtremely disappointing experience with…
Extremely disappointing experience with William H Brown - Welwyn Garden City
I was provided with incorrect service charge information for a property I was seriously considering purchasing. I relied on the figures advertised and proceeded with the purchase process, resulting in legal and conveyancing costs before the discrepancy was identified.
What is particularly frustrating is that the incorrect service charge was later acknowledged, yet William H Brown still proceeded to put the property back on the market without correcting the service charge information. Despite acknowledging that the figures were incorrect, they refused to take responsibility for the costs I had incurred.
I understand that mistakes can happen, but continuing to advertise a property with incorrect information after the error has been brought to their attention is extremely disappointing and raises serious concerns about the accuracy of the information provided to potential buyers.
I would strongly advise anyone purchasing a property through William H Brown to independently verify all service charge and leasehold information before committing to the purchase.

TrustpilotMy experience with William H Brown was…
My experience with William H Brown was a nightmare.
1. The pictures of the apartment I wanted to rent was completely different from what was on the website. The apartment was a total let down
2 . I was pressured to make a withholding deposit, which at the time I was not aware that it was non refundable.
3 . Immediately after making the payment, informed the agent that I don’t like the apartment and not sure if I wanted, mind you all of this was on a Saturday, so by Monday morning I called to cancel and requested my deposit back, and that was when the horrific situation began.
4 Both the agents and the landlords are extremely unreliable, the lies they tell.
1 month after am yet to receive my deposit.🫤🫤🫤

TrustpilotPLEASE STEER WELL CLEAR!!
Poor communication, false promises from sales, lettings and mortgage services. Started off great but once they've had your money they don't care about resolving any issues. Don't bother with the lifetime membership as you'll have to do all the work yourself. Don't bother with management services for letting a property either, they won't tell you about any problems and they'll let your tenants damage your property and steal from you without any reconciliation measures or compensation. I sold my flat over a year ago and I'm still battling with them and the Zero Deposit scheme to compensate me for my property being stolen and damage that I paid to fix for the new owner out of my own pocket. PLEASE STEER CLEAR, SAVE YOURSELF A HEADACHE!!

GoogleWe've recently completed on our move and are thankful to William H Brown, in particular to Katie for taking our many calls and emails over the past year whilst we've tried to move house. It hasn't been the most straightforward move (not that many are) due to being let down on a few properties we looked to purchase, however William H Brown got us back on the market and sold each time in the space of a few days! Very thankful for the team,

TrustpilotAs a tenant this is the worst rental agency I've ever dealt with - expected more from such a big name
As a tenant this is the worst rental agent I've ever dealt with. 1) Difficult to get in touch with - they hardly ever answer the phone. 2) The property was dirty when we moved in, no inventory provided. 3) The property was managed by Sequence Ltd who have provided a very disappointing service - early on we were told (via a phone call and after several weeks of us asking) to arrange for repair of a maintenance issue ourselves and that this could be deducted off our rent afterwards, and that the landlord had instructed this. We never received the refund, they said because they didn't have records of that instruction. Several staff members had started then left during our tenancy which didn't help (we were there for 6 months). 4) We are now having to contact Tenancy Deposit Scheme to get our deposit back relating to a different issue, mostly due to our inadequate landlord who it seems is trying to claim a random amount of money anywhere he might get away with it (we left the property in a cleaner state than when we arrived to try to avoid any possible excuses for deduction from deposit). Sequence Ltd doesn't appear to know about or be bothered about the law and tenant's rights.

GoogleSadly, I found William H Brown Grantham to be quite shocking for so many reasons...
After a very poor and unprofessional service I made a complaint to their complaints department. Some issues were addressed but the department was not interested in reading or following up on the rude, patronising and sarcastic emails I received from a member of their sales team.
I also received a bullying telephone call from a staff member, this complaint was not followed up either!
Shocking!
There are so many great Estate Agents in Grantham, do your research and choose wisely.
Dear Lucy
Thank you for your response, perhaps you can source my original complaint.
Thank you

GoogleReally impressed with everyone in the Grantham office. Phoebe was brilliant at the two viewings we did with her, she enthused about both houses, was professional and asked if we wanted to offer, she wasn't pushy but has the art of sales perfected well. Amanda and Steph have also been so helpful. We hope we get the house we have bid on as I know everyone in the office would help us get it through quickly. Thank you for all your help so far.

This Morning I had Ollie Aston attend my flat for an annual inspection. He was on time as agreed. He took photos for Landlord and was a very pleasant with his customer communication during the visit. I raised a few questions which I hope to hear back. I wish him the success in his employ and rate 5 star service. Overall have dealt with WHB for 6 years always been of a high standard.

TrustpilotI would not trust these people
I would not trust these people, I emailed them to arrange a viewing on a tenanted property, no contact, after a couple of days I called them to arrange a viewing for same property, straight away the sales person tried steering me to another property instead, but I held firm, they said they would get back to me with an appointment, they never did, it’s now sold. They have preferred investors waiting in the background, other sectors would not get away with it.

GoogleWorking with Amanda Hoskins from William H Brown was an absolute godsend during the emotionally challenging sale of a property left to us in a will. I cannot recommend them highly enough for their unparalleled support, dedication, and expertise throughout this delicate process.
They were the linchpin of coordination between solicitors and other parties involved. Amanda demonstrated utmost compassion, ensuring we were comfortable and informed throughout, while their knowledge of the property market and handling estates was evident from the outset.
Their attention to detail, open communication, and sound advice were invaluable. If you need an estate agent for a sensitive property sale, I wholeheartedly recommend Amanda Hoskins at William H Brown.
Thank you, Amanda, for your exceptional service and great support.

GoogleThank you so much to Natasha and everyone else at William H Brown! I couldn’t be more grateful!
My situation was peculiar; working 2 jobs, one role for 1 year and second for 6 months only, credit score wasn’t the greatest, having lived at current address for 2 years. Due to this, my Specialist Lender ended up having to reject me for a mortgage on a beautiful house. Having lost hope, as they were the only Specialist Lender my initial mortgage broker could find, I emailed the seller’s real estate agent (William H Brown) and informed them I would have to pull out of the deal BUT fortunately for me, Hannah recommended to talk to their in-house mortgage broker; Natasha. She was truly professional - in the current market she secured a decent mortgage rate for me and our offer has just officially come through earlier this week.
Everyone at William H Brown I’ve spoken to has always been cheerful and willing to help and pitch in where possible. Clearly they’ve imbedded a great working culture and it shows! Natasha, Hannah, Amanda - you’re all amazing and I cannot thank you enough!!! I look forward to working with you guys in the future!

GoogleMy dealings with William H Brown started in January this year, I saw 2 houses that I wanted to view with them. Filled out the info on rightmove and also asked for a valuation on my house. The valuation was booked but I never heard anything about the viewings, by the time they came and did the valuation and I asked them about the 2 houses they said they were sold so we didn’t go ahead with putting our property on the market. Then in April I saw another house I liked and it was with William H Brown again, I rang them to book the viewing rather than go through rightmove and viewed the property on the 8th April, on the 14th I emailed them to register interest and say my house is just going on the market etc, no reply! My house was quickly under offer so I emailed again on the 22nd with my offer, no reply! After a few phone calls to chase up a response (I was told they had been too busy with other offers to deal with mine!!) I finally got an answer a few days later.
This was just the beginning of the poor communication. I had a phone call from the manager as their vendor had called them previously offering me some fittings from the house but they hadn’t relayed this to me, I was asked to keep them updated as and when things were progressing which I dutifully did, never getting any reply. With initial enquiries through the solicitor I raised concerns about the boiler but never got a reply so I asked William H Brown twice if the boiler could be serviced… no reply again. Eventually I organised and paid for a company to service it and it was condemned. At this point I was furious that it was now July and everyone has been ignoring me for 3 months on this query and we were due to complete at the end of the month. I wasn’t happy and called them straight away and let out all my frustration of how rubbish they’d been. I voiced that I know of 5 other people that have bought or sold through them fairly recently and they’d all told me similar experiences, but William H Brown disputed this and called me a liar saying they never have issues but seeing some of the reviews on here that refer to rude and patronising communications I’m definitely not the only one.
In the end a price reduction was agreed and we completed the week after, if only they hadn’t ignored my initial requests there would have been plenty of time to get a new boiler fitted and it wouldn’t have been so stressful all at the last minute as I was in a chain and my buyer had set a date and I didn’t want to let him down so we moved in without a working boiler.
Overall I didn’t feel supported by William h brown as a buyer and everyone I know has said “I told you so”
