Untrustworthy - agent didn’t turn up for viewings, agent doesn’t try to sell property instead advises buyers not to put an offer in, difficult to contact even in working hours, bad mouths other estate agents, would highly recommend avoiding Mann if you are either selling or trying to buy

I called the agent and I was proposed to buy off plan without showing you anything but pictures. They dont even have a show home!!! I told them I dont understand how I can buy anything for 400K without even seeing a showhome. And they just explained that this how hot is the market now. On the other side they claim they have been inside and the apartments are very nice. I think this is unprofessional and unethical. I don't think they actually care about the customer.

Trustpilotdisappointed and costly mistake for me
Initial conversation with Catford branch was very good so gave them my flat to let. Never again. Appalling photos put up on rightmove which did not market a victorian conversion flat with garden in a conservation area at all. Consequently, poor viewings in a fast moving dynamic market. Mann did correct this but I lost valuable time which ultimately cost me rent money. Original letting contract was returned by me twice with basic mistakes and the new tenancy agreement has been sent back twice because Mann cannot get the names of landlord correct. It looks like it won't be ready in time for the agreed start date so I will lose more rent. Mann don't seem to understand the basics of letting and have lots of young, inexperienced staff who are not being supervised by managers. When someone is on leave - no one else can get the job done. Hugely disappointed and costly mistake for me

Dragging their feet returning our deposit even though the landlord immediately authorised a full refund. Moved out 3 weeks ago and still dont have our money back, and Mann Sydenham just ignore our emails. Avoid!

Poor service, SEN one time I tried to use them for a viewing of a house and again been let down. First time by Jo Lindsay and second time by Rebecca at the Gosport branch. First time they took us to a house and then told us it’s under offer. Second time we booked to see a house then got called up to say they were away. So rebooked for a Friday. No confirmation through to find out she is on annual leave and to be told it’s now under offer. I understand how quickly houses go up and down but communication is appalling.

TrustpilotDeceptive pictures and lies on listings
I am currently moving home and chose to view a property with Mann Countrywide in Woolwich based on my criteria seemingly being met on my Rightmove search. The images did not include the front of the property which I now know to be a red flag. When greeted by the estate agent, Catherine, at the property I explained that the property had been incorrectly listed online but she did not seem surprised (regular practice?) or even apologetic at the fact I had made a wasted journey due to the misrepresentation. I advised her I was only interested in semi detached properties so would not be continuing with the viewing, to which she replied “if it’s just you and no one else, can I ask why you’re only looking at semi detached homes?” As if extra occupants makes me eligible for side access to my garden Catherine! No one contacted me afterwards for feedback or clarification and as a result of Catherine Melder's attitude, I certainly will not be using Mann in the future. It's a shame as my mum had used them in the past when purchasing and had good things to say but it seems that times have changed.

AVOID!!!! - ZERO STARS!!! We had the misfortune of dealing with the Waterlooville branch who wilfully let us an unsafe property, blamed everyone (including us) for their own failings, and refused to accept any liability. The UK has gas safety regulations for a reason. As a new tenant, we had every right to expect a safe home. But no. What we got was a load of paperwork claiming our home was safe and a boiler that wasn’t attached to the flue. They even sent us a photograph of the detached flue and argued it was safe!! Apparently, according to their office, carbon monoxide is not a danger! ??? They actually for real?! Our lives and the life of a 5 year old meant nothing to them. It took them over a month to fix the boiler, most notably with a vile attitude. If you value your life, AVOID this inhumane and despicable company. If you wish to die due to someone’s incompetence, let a property from Mann.

As a new landlord, I have been really impressed with the service and professionalism shown by Lee, who has been working hard to get my property let at short notice. His knowledge of the rental market is just superb, and he has kept me up to date throughout during the whole process. What he doesn't know isn't worth knowing, so overall the whole process has been super smooth. A+++

Where do I start this is by far the worst estate agents there is.they concentrate on doing the bare minimum at best.they show people around your house then you have to chase them up to see if an offer has been made.they are twice as expensive than any other agents they sign you up to 5 months so you have no where to go they send emails that strangely don't get to you and the emails you send to them they strangely don't get ..my advice would be to avoid at all costs.!!!!!!

Well what can you say about this company. We rented out a property through them expecting a great service. They inspected an immaculate property with everything in place. Somehow whilst they were charging us for the upkeep and property checks our tenant's managed to remove all plants, trees, shrubs and two 8' x 6' garden sheds and paint every room in the house without their knowledge. And guess what its our fault/problem. Would not trust them to manage anything. By the way I am scoring them one star as I couldn't select no stars. Avoid at all costs because it will cost you. You have been warned

I live in a building comprising of several flats, one of which was sold last year 2021around June/July. The ‘sold’ sign is still attached to the fence on the property. I have contacted Mann in their Sutton, Surrey office on 7-8 occasions to ask for their sign to be removed, but apart from one promise do this after my first call, nothing has happened. Subsequent calls, and emails to them have been totally ignored. Their customer service appears nonexistent, and if I decide to sell my flat, Mann Estate agents would be the absolute last people I would use. If they can’t organise this simple thing, I dread to think how they do business!

From a tenants perspective: Mann have been hopeless from start to finish. Agents make you feel like everything you do is wrong and their favourite thing to do is threaten financial penalties for asking them to do the most basic of tasks. Every correspondence is rude and condescending. They arranged for our landlord to attend our property with NO NOTICE not once, not twice, but THREE TIMES during our tenancy. We've tried several times to lodge complaints but we're not even sure anyone submitted them. No one seems to know each other's job in the office and we've been without vital appliances upwards of ten weeks at a time. I once phoned and was spoken to in the most disgusting, dismissive tone which was blatantly based in sexism. The classic "I'm just going to speak over you, make your problems seem insignificant and demand I know best regardless". Awful service, they just take the money and do less than minimal work. Don't be fooled by good google reviews, they pay new tenants £20 for writing a 5* review on moving into a property. Lazy and discriminative. I hope they are investigated very soon.

We dealt with Mann estate agents Chessington when buying our first house and exchanged today. We spent a year dealing with other estate agents and viewing other properties but Mann estate agents chessington instantly felt different, right from the first point of contact. They couldn’t do enough to accommodate us, even when the property was so heavily in demand and they were managing many viewings on the same day. They were very professional but also very personable, really taking the time to listen to us. They quickly introduced themselves to us and Akil, Kim and Zoe really made us feel like part of the extended family and so at ease. They helped us through getting the offer accepted and it was after this point that they really went above and beyond. They managed our expectations well and with compassion, and helped keep a clear and easy line of communication between us and the seller making the whole process free of stress or worry. They were always happy to take calls and emails with my questions (of which there were many as a first time buyer), but also proactively got in touch with us regularly to keep us informed. Our solicitor was unfortunately difficult to deal with and the fantastic team at Mann estate agents even helped manage this relationship better and patched the holes in our knowledge that perhaps the solicitor should have been doing. They took on the role of estate agent/friend/liaison between parties (and sometimes therapist) with the highest integrity and professionalism without complaint. I rarely leave feedback for companies but this experience genuinely compelled me to. We honestly couldn’t have got through the sale without their fantastic support and help. The only downside is that once we complete in a week, we won’t have regular contact with Akil, Zoe or Kim as their job is well and truly done, and then some. Would highly recommend to anyone.

TrustpilotA VERY BAD CUSTOMER EXPERIENCE
Although we agreed with the landlord the amount of the deposit to be returned, Mandy Cook from Mann Agency did not agree and has stopped this agreement. My advice is that DO NOT SELL OR RENT WITH MANN. They have very bad customer experience, see other people experiences with this agency, VERY VERY bad overall. I have no other option to raise dispute with mydeposits.co.uk. We still do not know or understand why Mandy Cook from Mann Agency has did this to us.

Awful staff! Cringeworthy. A man from there had me in tears after shaming me for not knowing what my friends earn. They ask, to rent a 1 bedroom for a guarantor who earns over 40k per annum and when I explained the average wage in the UK is 26k therefore what type of elitist company are they running? The man got rude and had the demeanor of someone desperate for money and like I owed him some the way he spoke to me. Spoke down to me to be precise. I've worked with homeless charities for years and to know there is a housing crisis in the UK, to be commended by the Queen for my tenacity, to be invited to Westminster Abbey and asked to shake the Queen's hand, yet I'm not good enough to rent a flat because my friends are APPARENTLY not successful enough to rent a one bedroom from Mann a company I've never heard of🤣🤣🤣they're not the brightest either, since then had a girl call me and ask me again what my friends earn, at this point they seem desperate for clients yet it sounds like a child on the phone. I asked her what her friends earn, if she knows anyone earning 40k and she said no, she didn't she also felt offended at the question yet demanded the same information from me seconds before. When I asked the averaged wage in the UK she was stumped, when I wished her luck she sat on the phone repeating OK like a belligerent school kid who'd been told to answer a difficult question she seemed embarrassed and confused. They are unhelpful, unrealistic and consistently rude in their approach. I suspect they take on people based on who they know, not their own merits. I come with glowing references, parents who worked 2 or 3 jobs all their lives and are home owners who want to help, friends who work every hour God sends to provide for their families yet it's not good enough for a one bedroom from Mann. Now imagine you've been homeless because of domestic violence, to be told once you're on your feet you aren't good enough to have shelter because your friends aren't rich enough. Even tho you can pay rent, have friends willing as guarantors, have references and imagine your child in this position, needing a break. You're trying to help and even though you worked your whole lives and bought your own home, you're told you aren't good enough for your child to have a 1 bedroom secured because the company thinks you're too poor. Unnecessary, disgraceful discrimination. They need to be investigated immediately

DO NOT USE THIS AGENCY!!!! I wish i could give zero stars. Possibly the worst estate agents on planet earth. Firstly, lied about their property, claimed the room was furnished, turned up there was no bed. Allowed me a reduction of my rent for the second month to afford a bed, which was appreciated but have recently received a letter claiming I am in arrears because I paid the agreed amount for the second month but they've not actually put it on the system so potentially screwed up my credit. They are incredibly rude and inconsiderate, and do not reply to emails especially important ones. Claimed the house was a 'professional' house share, two tenants on UC and the house has a severe drug problem. They refuse to fix things and I had a blind fall on my head which has allegedly been broken for over a year, the second washing machine is broken and doubt they will fix it before I move out. I have had to discuss things with the council as the estate agents do not respond and will not give me the landlords details, I am tempted to launch an investigation into their procedures. Trying to move out to escape this shockingly awful estate agent asap, doubt I will get my deposit back either, seems they are thieves. Never seen such misconduct.
