⭐ 1/5 Absolutely appalling experience with Reeds Rains and I would not recommend them. The problems started from the moment we moved into the property. There was mouldy food left in the fridge/freezer, crockery still in the dishwasher, food residue on the kitchen surfaces and a significant amount of the landlord’s belongings left behind. We were unable to properly use the garage for months because it was full of the landlord’s possessions, and when it was eventually cleared it was left dirty and with rubbish behind. Throughout the tenancy we also reported issues, including broken doors and a broken toilet seat. These were discussed with the agent dealing with our tenancy at the time. Now that he apparently no longer works for the company, Reeds Rains seem to be acting as though these conversations never happened, which is simply not acceptable. The situation at the end of the tenancy has been even worse. We returned the keys on 21 August and are still waiting for our deposit. Instead of returning it promptly, we were sent photographs alleging various cleaning and damage issues. Having reviewed them, I strongly dispute almost all of the alleged damage. Several of the issues were already present when we moved in, had previously been reported, or in my opinion amount to normal wear and tear. Despite repeatedly asking for a clear itemised list of the proposed deductions and the actual costs they intend to claim, this still has not been provided. What makes the whole situation particularly frustrating is the complete double standard. We were expected to tolerate a property that was not properly cleared or cleaned when we moved in, including losing the use of an entire garage for a substantial period, yet at the end of the tenancy they appear to be scrutinising every minor mark and trying to attribute pre-existing issues to us. The communication and handling of the deposit have been extremely disappointing. I expected a professional letting agency to maintain proper records, deal fairly with both landlords and tenants and resolve deposit matters promptly. That has absolutely not been my experience with Reeds Rains. I would strongly advise anyone renting through them to photograph absolutely everything on move-in, report every single issue in writing rather than relying on conversations with staff, keep every email and document, and make sure you have evidence of the condition of the property when you leave. Based on my experience, I would not rent through Reeds Rains again.

What a fantastic team at Reeds Rains Glossop! I would highly recommend Laura and Paul. From the outset to the final stages they have conducted everything in an efficient, effective and professional manner. Paul went above and beyond in his sound advice and guidance; his obvious local experience very apparent. Thank you, Paul I really appreciated this and was the reason I chose to sell with you. Then Laura, took over the wheel and drove the sale! Laura was a brilliant force of nature. Forget 5 stars, Laura's approach deserves an extra gold star at least. She ushered the sale through several stages using a reassuring mix of legal, technical, practical and human understanding. I want to thank her for making this process so straightforward for me. She was attentive, always responded to calls and emails swiftly, if not instantly. Her tenacity completely reassured me. She was also a source of excellent knowledge and ideas that assisted me greatly, just when I needed it. I particularly liked her respectful, timely open and transparent dialogue with my solicitor, and the buyer's side. This mattered a lot because it immediately dissipated any worries around 'not knowing', as I imagine it also did for the buyer. A good wholesome experience with Laura. Her approach resonated well with me and is the reason I was able to wholly trust the process. I always felt listened to, respected and understood by both Laura and Paul. That personal approach is worth a great deal in today's commercial environment. A shout out to all the staff I came into contact with along the way - it is testament to a good company when the customer, feels valued. I did, thank you. This approach was apparent to me straight away. I bought my house with Reeds Rains Glossop, and now they have sold it on for me 20 years later. I wouldn't hesitate to recommend them. Thank you.

Extremely poor communication, avoid if you value basic professionalism We had a decent experience when this firm was still Neil Kays. Things were handled promptly and you actually got replies. That version of the company is gone. The drop-off since then has been sharp and frustrating. Emails now routinely go unanswered. Follow-ups get the same treatment. There was no proper notification when contact details changed, so messages disappeared into the void while we assumed they were being dealt with. Simple queries about maintenance, tenancy matters or even confirmation that an email had been received were met with silence. You end up chasing, then chasing again, then wondering whether anyone is actually reading the inbox. A letting agent’s core job includes keeping tenants and landlords informed. That basic standard is not being met. The contrast with how they operated as Neil Kays makes it worse, you know they used to be capable of it. Would not recommend in their current form.

Saw a house being sold by Reeds Rains, sent 2 messages via Rightmove and then an email directly. None were responded to. After a few days, decided to ring them to try & arrange a viewing. Managed to arrange the viewing. But had no explanation or apology for the lack of response. Went to the viewing, received no follow up or a request for feedback. I was just grateful we hadn't chosen them to sell our house!
