TrustpilotAmazing!
Edward Mellor from the start were amazing, Chris was very friendly and helpful when he came round to value our property. All of the team that did the viewings, Ben, Jack, Ryan etc made the viewings stress free for us. Could just leave the house and leave them to it, great when you have young children.
Through the process of the sale, Emma was so supportive towards ourselves with the offers on our property. She is very friendly, felt really confident in Emma and wasn't afraid to answer any questions I had.
Then moving on towards the end, Nat felt like a friend rather then my estate agent? Always had a laugh on the phone with nat, she's so lovely! Always helpful everytime we spoke, very supportive towards us and went the extra mile when complicated things came up. Really made me feel stress free.
Highly recommend Edward Mellor to anyone, appreciate your help so much guys. Thank you!

TrustpilotEdward Mellor for a surveying team
I used Edward Mellor for a survey on a property i recently bought. I couldn’t have had a more worse experience if i tried. I purchased the property on 11/7/25, so very recent. The surveyors report is all wrong and they are not taking any responsibility what so ever. I then received a telephone call from their MD named “Jim” ask yourself when a MD ever calls a person re a complaint. Jim was extremely rude to me on the call because i wouldn’t accept an apology for their faults made. I have a copy of the report and an email off “Jenny” stating it is their error but nothing has been taken into consideration even though I am going to be in thousands of pounds out of pocket. I am not going to the property ombudsman and a solicitor as their “big error” has completely changed my the financial demographics. They are also refusing to send me a copy of the call. PLEASE BE AWARE WHEN YOU ARE MAKING A DECISION RE USING EDWARD MELLOR FOR ANYTHING.

Hi Elaine,
We are sorry to hear of your dissatisfaction.
We have fully reviewed your complaint at the highest level, including independent consideration by both our Chief Surveyor and our Managing Director.
The survey report did contain a clerical error in one section, but it also correctly identified the heating system as a traditional boiler with a separate hot water cylinder. This is not a defect, and no recommendation was made to replace it. Any decision to change the system is a matter of personal choice, rather than something required by the report.
We also carefully reviewed the telephone call you referred to. At no stage was our colleague rude or disrespectful, and the call was conducted in a professional manner.
Your complaint has been handled in line with our published procedure, and you have been advised of your right to refer the matter to The Centre for Effective Dispute Resolution if you remain unhappy.
We are fully transparent with our regulators and would have taken a compensatory position if, after review, it was deemed appropriate.
Many thanks,
The Edward Mellor Team

TrustpilotEdward Mellor's Marple branch
Edward Mellor's Marple branch. My husband & I are really grateful to the team's professionalism and great effort to find the right buyer for our property.
We've tried numerous estate agents in the area and wasted so much time for not using EM's expertise from day one.
They are a great team - so much professionalism and expertise starting from the day one when Mark Smith came to give his appraisal and valued our property. Then on to the day when it was ready to be marketed; Nicola Mather gave her all to finding the right buyers for our property. Rachael did a fantastic job communicating to conveyancers and the chain of buyers. Abbie is also very helpful in answering our queries. Thanks a million to the team and keep up the great work you're all doing.

Brilliant experience with Edward Mellor. We had a lengthy process to finding an onward house after accepting an offer on ours. Natalie Jenkins handled us professionally and kindly, so much so our buyers patiently waited for us to find our home. Communication from Natalie was brilliant and we felt she always acted with integrity and in our best interest.

Big shoutout to Amy Hardman who worked tirelessly to make sure everything went through smoothly. She was brilliant throughout and always on it and super helpful. Honestly, without her support I don’t think we’d have got it over the line.
Would definitely recommend 👍

Trustpilot100% Cash Buyer ignored
100% Cash Buyer ignored, Complete lack of professionalism
Extremely poor experience with the Denton branch, specifically Eleanor Price. As a chain-free, 100% cash buyer with funds exceeding £450k, I expected a basic level of professional service. Instead, the process was a shambles from start to finish.
First, I was left waiting at a property because the agent couldn't provide access, followed by a flippant joke from the negotiator about "breaking in through the windows" rather than a professional apology.
More importantly, after making a record-breaking cash offer of £235k, I was ghosted for 6 days despite multiple follow-up attempts. My formal written withdrawal was also completely ignored. It is clear this agency used my solid cash offer as a "safety net" or leverage to pressure other buyers while failing to provide me with even basic courtesy or communication.
If you are a seller, be warned: this team’s inability to communicate or manage a high-value cash transaction could cost you a secure sale. If you are a buyer, be prepared to be played and ignored. Totally unprofessional.
Update:
I've made a formal complaint to Edward Mellor Denton and received a pack of lies in response. I've now escalated the matter to The Property Ombudsman (TPO).

TrustpilotExcellent
I've sold two properties with them through auction, both successfully, and both achieved what is, to my mind, a fair price for what they were.
They were very proactive in finding buyers, arranging the viewings, liaising with the buyers, liaising with me, and in closing the deal off.
They also appointed a firm of solicitors to deal with the conveyancing who were also excellent and instrumental in getting the sales completed.
I thought it was just an auction but it appears to be more than that behind the scenes, they seemed to have spent a lot of effort marketing them to potential buyers.
The fact there a is a set timescale to the process worked well for me.
Many thanks to Leah and Millie and the rest of the team.

TrustpilotEdward mellor actually took my money and have not refunded in a timely manner
Edward mellor auction did not ring fence or simply authorise my buyer security deposit, they actually took £5000 from my account over a week ago and I am still waiting for my refund, this is shocking behaviour and has prevented me from bidding on further auctions.
Terrible process.
Only 1 person wins an auction, yet they actually take thousands of pounds from all bidders…. What are you actually doing with our money Edward mellor?
Lewis · 29 April 2026
Agent replied · 11 June 2026
Thank you for your email, and I’m sorry to hear your frustration regarding this.
I’d like to reassure you that the buyer security (token) payment is fully refundable, and this is outlined within the buyer terms agreed to prior to bidding. This payment is taken as a form of security to enable participation in the auction process.
To clarify, we do not retain these funds unless a buyer is successful. For all unsuccessful bidders, the payment is automatically released once the auction has closed. While it can appear that the funds have been “taken,” what actually happens is that the payment is held temporarily and then released.
Once released on our side, the return of funds is dependent on the banking system and can take up to 30 days, although in most cases it is received within around 10 working days.
I appreciate this may have impacted your ability to bid again in the short term, and I apologise for the inconvenience caused. Based on the timing you’ve mentioned, the funds should now be back with your bank or showing imminently.
If you check with your bank around the 10 working days and any problems, call the team and we will look into it immediately.
Kind regards,
Louise Buttery

TrustpilotBasic Customer Service.....where was it ?
Trustpilot reviews
I had put in an offer at a house via Edward Mellor in Woodley who then recommended and referred me to a conveyancing company called DC law
Edward Mellor in Woodley obviously takes a referral fee ...it was mentioned it could be a good liaison and in my naivety I went through with the recommendation.
I'm never one for leaving negative reviews unless I feel wronged but this whole experience wasn't the best. DC Law use an app which is fair enough and I'm more than tech savvy however you get bombarded with requests almost daily and weekly and some of which are hard to understand. Many a time I was losing the will in replying to these requests and more often than not my emails were ignored and same again when I asked Edward Mellor if they could help me or explain what was needed from the Conveyancing App. You literally haemorrhage money from the start of engaging the Solicitor and I had to wait weeks to find out what I was actually paying for upfront and what things actually meant in the requests that came forward. Edward Mellor aftercare Team were no real help either. The personal touch is definitely not there and there is almost zero after care with Edward Mellor too. I appreciate they are acting solely for the Seller but without a Buyer there would be no business and replying to emails etc is just basic customer service and not a lot to ask for
The conveyancing process amongst other things with the property made me pull out and I had lost trust and faith with this company and Edward Mellor too.
I get everyone is busy but with a significant purchase of a house basic customer service and some guidance isn't a lot to ask
If I do find another property I would go with a local solicitor who has a more personal touch instead of a distant company.
I'm sure in the scheme of things no one is actually bothered at both DC Law and Edward Mellor but trust me I never complain and am worldly wise to most things but this whole buying process was not a nice experience and was hassle , stress and it was plain to see money was at the forefront of everything as a pose to even basic customer service .

TrustpilotEdward mellor Woodley Well where do I…
Well where do I start 😊. Let's say I didn't get off to the best start when it came to looking at selling my home. My home was on the market with a different estate agent and I felt I was getting nowhere with it. I didn't go to Edward Mellor to begin with as I sold my previous home with this other estate agent company so through it would be straightforward. Nottttttt. I called Edward mellor less than two weeks ago and from the word hello I felt at ease. I spoke to Hollie Moore in the Woodley branch and she was so accommodating to my needs and really took the time to listen to my selling experience so far . She reassured me and went through everything so thoroughly. At no point did I feel pressured or rushed and all of staff I have spoken to have just been outstanding. Thank you Hollie, Amber and Gemma (sorry if I missed any names) but you are all an amazing team and after just a week a buyer has purchased my home. Hollie gave great advice on the value and was extremely professional active when going get photos. Over 40 photos taken and Hollie showed the property in near enough every angle possible. The write up of my house was a true reflection of the property and Hollie mentioned all the great features my house has to offer and who it would be suitable for potentially. Hollie gave great advice regarding me coming off right move and from the previous agent to going on again with a new agency and every question was answered in a way I understand so nothing was overwhelming. Hollie really does know her stuff and the team work great together .Thank you and I'm really enjoying the whole experience with you. I feel so rest assured that everything is in safe hands. 😊 Thank you again. Hannah x ps if you are looking at putting your home on the market around the areas the Woodley branch cover I highly recommend. Great team work between the Woodley and reddish branch too x

TrustpilotTerrible experience
Zero rating. Almost 8 months wait from buyer of my house only for it to fall through on the 2nd completion date in which the buyer did not have the funds to pay for the house! (Why was this not evidenced at the beginning?) (LEVENSHULME BRANCH) Then only to find out no contracts had been signed so no penalty for the buyer. I emailed the Levenshulme branch asking for answers and they did not reply. They never call you back when they say they will, poor communication skills and poor customer service.

TrustpilotExcellent Service from Start to Finish, Highly Recommended
I used their service last year to advertise my house, and I was very impressed with how quickly they arranged the photos and valuation. The valuation was also very close to what I had in mind.
I received an offer quite quickly, but unfortunately, due to some issues with the buyer, I had to put the house back on the market. They arranged more viewings for me, and each time they took the time to show the house to potential buyers, so I didn’t have to do it myself.
Eventually, I received an even better offer than the first time and managed to sell my house at a very good price. The whole process took much longer than expected because of some issues with the buyers, but whenever I needed help, they were always there to support me.
A special thank you to **Natalie**, especially for all her help at the beginning of the process. Overall, I had a very positive experience and would happily recommend their service.

I had a lovely experience with Edward Mellor. After being failed by another estate agent I approached Edward Mellor to sell my house. Einar Perdomo was very understanding and was quick to arrive to our house, he was able to take very good photos and 360 of the house, I was surprised how quickly he was able to create the advert for our house. Edward Mellor was quick to find buyers and definitely recommend them if you are planning to sell a house in Gorton area.

TrustpilotI TRIED to buy a home with them.
This is my experience with trying to buy a property with EM…I arranged a viewing of a flat, and during the viewing, the tenant realised she might lose her home and got upset. EM letting agent hadn’t told her that it would be sold with vacant possession. The viewing agent just rolled her eyes, as if this always happens.I liked the flat, and made my offer conditional on the repair of some leaks, which was accepted by the vendor. The condition was noted, and my solicitor was made aware of the condition.Shortly after accepting, the identical flat in the next building came on sale at a lower value, so obviously I was annoyed that EM hadn’t told me another one was coming on the market (just 2 days later). I revised my offer slightly, and was sternly told by the agent to ‘not keep coming back with lower offers.’About 4 months after offer acceptance, I asked how the repairs were going (on which the offer was conditional). The agent not so politely told me she didn’t know what I was talking about, and whilst on the phone eventually clicked on ‘offer condition’ and found what I was talking about. She then chased up with vendor.Eventually, we rearranged a viewing when the tenant vacated the property. When I turned up, the agent rang the doorbell, and we waited to be let in. Who was going to let us in? The property was vacant. The viewing didn’t proceed. When the agency did get the keys, we arranged another viewing, which I had to cancel due to my grandmother being taken seriously ill in hospital. Not a single ‘sorry to hear’ or ‘hope they are ok’. I asked them to send a video walkthrough instead, if the agent is still able to attend. They agreed, but didn’t send the video. When I chased it, they realised that the agent in attendance didn’t even work there anymore…Finally rearranged another viewing now in the fifth month since offer accepted. Electrics were switched off, and repairs not carried out. I revised my offer shortly after viewing to reflect the condition not being met, and mitigate the risk I was taking on as a result. After discussing with the vendor, the agent was confused as to what leaks I was talking about, and was not prepared to revise the offer down. So that’s it, after 5 months, too close to my mortgage expiration to try to make my point any further, I just gave up on them.If the vendor has any sense, they will try to sell with a more competent agency. Every phone call was answered as if ready for an argument, like that’s their default setting. The agent just needs to communicate, facilitate a sale, and turn up with keys. They struggled with all of that.

Hi Daniel,Thank you for sharing your feedback regarding your experience with Edward Mellor. We highly value all feedback, as it provides us with valuable insights to continually improve our customer service. We take your concerns seriously and have already initiated a review of the issues you've raised with our Senior Management Team. They will work closely with the relevant teams and individuals to address these concerns comprehensively. We are committed to enhancing our services through ongoing training, support, and regular evaluations to prevent such occurrences in the future. We understand that the process of purchasing a property can be very stressful, and we empathize with your situation, especially regarding the issues with leaks in the property. Our records indicate that the leaks were addressed and resolved, and you were provided with supporting documentation in the form of work invoices. As the vendor of the property felt they had done all that they could to address your concerns, they felt a reduction in the purchase price was not warranted. Unfortunately, as an agreement could not be reached between both parties, the vendor instructed us to remarket their property. If you would like to speak to our senior management team in more detail about your concerns or require any further assistance, please do not hesitate to reach out. We wish you the best of luck in your ongoing property search. Many thanks,The EM Team

TrustpilotExtremely Unprofessional and Misleading
Extremely Unprofessional and Misleading
I had a very disappointing experience with Edward Mellor while trying to purchase a bungalow on Remer Street in Crewe. The starting bid was £125,000, and after viewing the property, I received a call pressuring me to offer £175,000, claiming there was already a similar offer close to that amount. I refused to overpay.
To my surprise, the property didn’t receive any other bids and eventually sold weeks later for £141,000, far below the amount they had tried to push me to offer. They even used examples of properties in the area to justify their suggested price, but these examples were from different streets, half a mile or more away, and completely irrelevant.
It felt like an attempt to get more money out of me rather than giving honest advice. I found this approach highly unprofessional and misleading. I would caution anyone dealing with this company to be very careful, they seemed more interested in pushing a higher price than providing genuine assistance.
