GoogleWorse Factor in Scotland. Should be investigated by Ombudsman. Have no interest in any maintenance, add 3-400% mark up on all quotes and wore still, charge for work never undertaken!
Snr. Mgt. have no interest in addressing complaints, have no dedicated managers to deal with and merely exist to cheat, defraud and profit.
Should never have been granted a License. You're better off with no Factor than a Factor like these unprofessional cowboys.

GoogleIn the past 2 years I've had 3 issues they're been poor at resolving.
1) rats in the bin court. Their solution: 6 bait stations. Mine: clear the bin court of uncollected waste and remove built up leaf mulch. Contact council to arrange a better bin uplift situation. No more rats.
2) bush growing out of boundary wall, 3m above the ground - in home report. Them: outwith my contract T & C. Me: ask a workmate for help - removed and roots killed with spray paint.
3) upgrade telephone lines to digital, as we only have acccess to Virgin Media. Them: obstructive and hard to get hold of. Me: liase with installation firm to get the survey done & submit construction plans to them. Have to wait months for green light, as voting deadlines are 'soft'. Person I'm liasing with changes monthly as the previous person has quit. Have to chase a senior manager listed on their website for new contact point.
If I could give them a zero score I would. Their live chat service is poor - I screen shot the conversations as proof of what's been said, as the phone line is ignored - 60s then disconnected. Direct emails aren't possible as they lose staff frequently.

Company is barely functional with no accountability and will not complete repairs which are necessary for the health and safety of the communal building. This company does not function as a housing factor. This company is a money sponge. It is a vampire.

Googleterrible company to deal with for 14 years now I have always had to argue with them to repair communal things. The never follow up on your requests. When you did eventually get them on the phone you can never get the same persons you spoke with previously. Must have a high staff turn over.
They got so bad that I cancelled my standing order to get them to respond. Constanly incorrect billing too, They send statements with they price of a repair but no information with it.
Our plot have some high rise flats and I have even found single home owners were being billed for internal close lights repairs and annual gutter cleaning. This only a fraction of their unprofessional service. I could go on and on.

GoogleMy experience is that I’m always learning and there always seems to be a lot of unknowns that no one clarifies.
I have been a loyal customer to their services always paying on time for past 6 years owning my property. I got into some mess with few missed payments and high bills and I just didn’t feel cared for or seen as the loyal customer I have been. Court orders sent to me for example. I think it’s made worse as at times I don’t understand the billing, and all the technicalities, and no one has ever taken time to listen or empathise like mentioned in other reviews.
It’s overwhelming at times, trying to find all the answers yourself in the insurance letters and whatever else they send, rather than feeling like someone can respond to your questions on the phone.
In recent times when I have called, the people always sound so inexperienced and new. I’m always seeing them hiring staff particularly for the admin and phone roles on Indeed. This type of role needs people who are experienced in factoring properties.
While I understand that there’s some sort of contract in place when in my case you have a home with a mortgage and it’s necessary to enrol in a factor with the rest of the home owners in the block at the time of securing the mortgage, so I recon that’s why they feel like they can make payment demands and court threats I really don’t know. There seems to be no other option but this company and that leaves me stuck.
I have had positive and okay experiences too. I have payed on time for a long time knowing that my payment was for buildings insurance as part of a shared block and it was necessary. I started encountering a lot of stress and issue when the block of flats adjoining ours had issues with leaks and various things. My concern is was that it would impact me in my property and I found with those issues around me, that I was taking them on and trying to fix them. Then I started to question what is the worth of my building have insurance and a factor when none of the ones joining mines does? And also the mood in my block is that if we can fix it ourselves then we will to save massive bills. I think my partner when he moved in just didn’t understand what the bill was for, since it is high at times. Things like the stairwell lights; quite sure the block next door have lights in their close that come on and are ran by the council, and they are not charged for that.
For a long time we are trying to install a secure buzzer entry system. It’s obvious they keep changing staff because 2 year ago they try, then again 1 year ago, to find the same issue with the electrical supply, to then suggest refunding telling us that’s the issue while we all know that’s been an issue and have also waited ages for everyone to agree the split payment. Still waiting for buzzer entry and an outsourced company that will fix the electrical supply as well as install the secure entry system. Which they should have already. That gave me a disorganised impression. Still looking forward to that renovation work though as it should add value and be nice for the building.
One of the guys I think his name was John did come and talk to us about lots of various works and he seems knowledgable. I think sometimes it’s so hard to understand everything so they need the experienced staff to be able to talk to people on the phone. I was upset and stressed with letters and threats to pay when I always pay and just got behind at a point. Still unsure how the best method and way to pay, if someone helped me from their company maybe everyone would be more satisfied.

GooglePaid a fee late because all their invoices come in as emails to my spam account and I wasn’t aware. Nevertheless, I accept liability and made the “late fee payment” of £25! Following invoice 3 months later has charged me the same thing again because there are two accounts in my name (that were both fully up to date) but they decided two accounts means they can charge the same thing twice. Also, all they do is cut a small patch of grass at the front of my house which I could just do myself?

GoogleIt is hard to understand how a business with such a (wholly deservedly) dreadful reputation manages to survive. All of the one star reviews tell a very similar story to ours. It should be possible to leave no stars as one star implies they are doing something right, and they aren't. The 5 star review is all too obviously bogus. Our Grade A listed property is illegally falling into disrepair despite our many, many, many communications with the company, including senior management. They charge a fortune and do nothing. Their complaints process is a joke. It feels like we are in a war of attrition - they are hoping we'll all just give up. Nice work if you can get it, I suppose, but a disgusting and unethical way to operate. How can they be allowed to continue as a property management company and even more bafflingly, live with themselves? Time for class action, perhaps?

GoogleDisgraceful. This companies driving factor is lining their own pockets. Factors they are most definitely not. This crowd dont get off a chair to check anything. Insurance is very expensive..why..because they are on a 22% kick back. Never communicate unless its for money. And i have yet to see the property manager or his team discover a fault, always tenants.

GoogleMoney stealing scum. They will carry out property works that no one asked for without telling anyone, then charge an insane fee. £80 to repair a front door handle which wasn't broke, for example. When asked to carry out important works, they will ignore you for as long as possible. Our entire building has had damp and leaking problems which has affected some of the flats. They know about this, but it's been over 2 years and they haven't done anything.
At one point they send people to do loft repairs in the wrong top floor flat, and wanted to charge for both anyway.

GoogleYou need to be very careful with this company. They wont tell you what they are going to do , they will delete your account without tell you. Then they will claim you are not paying on time. They charge for late payment by just dropping paper letters to the property. They deletd your parelesss account, but they email you and ask you pay for the insurfance and other fee.
Btw, they just igorne your complain. They deleted your account after you paid the property insurance ,and then they cancle the insurance and left the property without insurance protetion.
However, It had been improved in 2019-2020. Hopelly, it will work better.

They either charge owners for contractors and work that hasn't been done or doesn't need doing in the first place. And when jobs are completed they're often way below standard because the tradesmen know full well the work goes unchecked. LOSS and FIDDELL show nothing but utter contempt for their clients and or their properties, they don't even hide the fact that they do neither. I simply cannot understand how or why they're allowed to operate?? When you do raise a genuine concern or issue they make things very difficult for those of whom who dare. I would never buy another property which is managed by these crooks, for that is all they are.

GoogleAbsolute con artists. Moved out of a property that had factors charges for shared ground. Got charged £50 to essentially shut the account even though I've moved to another area managed by them. It's not like shutting an account costs that much it's just a license to print money.
I've never signed or seen a contract for either area. They seem to just be a rule to themselves. Cannot recommend.
I'm sure if I get a reply there will be some nonsense justification to it all but it doesn't change the fact that it is just plain wrong.

As per The Property Factors (Scotland) Act 2011 Code of Conduct, it is a requirement that you be provided with a Schedule of Management which most certainly would have happened.
As detailed in our Service Level Agreement Section 7 (ii), unfortunately a sale is not a straightforward matter and involves much more administration, for example liaising with your Solicitor to confirm matters such as any outstanding debts, sinking funds, pending projects etc, similarly, each item of your final account has to be reviewed and processed manually.

GoogleOkay service generally but customer service on the telephone lacking in empathy and listening skills. They fail to provide a warm customer service fail to listen when I call up. Trying to arrange a payment plan with them due to financial difficulties and make things more streamlined but only feel stressed when I call. Threats with court orders if payments not met. Not a pleasant company only paid religiously for 6 years. Failure to actually speak to anyone knowledgable as well. They best just remove most of their staff as I don’t see the value in them. Failing company. It’s actually quiet upsetting as I have no other issue paying for repairs and property upkeep, just the customer service from their department and how they have treated me with pressures to pay / court proceedings.

GoogleLocally known as 'Ross and Fiddle' and after even minimal dealings with them you will quickly gather an understanding as to why that is the case.
They not only charged us for work that hasn't been carried out, but then actually had the cheek to send us pictures of proof of a totally different building whilst simultaneously putting several legal threats against the owners of the building, for a paltry sum of £185 each. It's not the amount of money, but the principle, furthermore they have the worst customer service of any company I have ever had the misfortune to deal with, months and months of continual phonecalls and emails - you get nowhere except threatening legal letters, they are a disgrace and anyone who works for this company should hang their head in shame.
They have been taken to the first tier tribunal in Scotland dozens of times, which is a clear indication of just how bad they are at what they do.
YOU DO NOT NEED THEM TO CONTINUE AS YOUR FACTOR - YOU DO HAVE A CHOICE, SO LONG AS YOU HAVE A MAJORITY OF OWNERS AGREE TO LEAVE THEM IN MOST CASES YOU CAN DO SO, OPT TO SET UP A SELF FACTORING FUND AND PUT THIS DISGUSTING COMPANY OUT OF BUSINESS AND STOP LETTING THEM RIP YOU OFF.
