Very very poor estate agent. Bought house via them and such under handed behaviour & trying to bully. All because house survey revealed issues and I like any sane person wanted to question & resolve. They constant sent emails threatening to pull out to make me over pay for a property with rats and hornet nest + roof that was circa 70 yrs old causing leaks. Even these OBVIOUS issues were made to be nothing by them. No professionalism. Worst estate agents EVER. Completely agree with review below from another buyer called Sandeep. Most people in this country don’t call out bad behaviour sadly. If they did, promise you ratings for Neil King would be a 2 at the absolute highest!!

We work very hard to be transparent and straight forward on all property transactions and I am grateful for the opportunity to respond to the points you have raised. There was no underhand or bullying behaviour at any time, just negotiation on our client’s behalf to the continuous demands made for unsubstantiated reductions made throughout the process. Several quotes were obtained for work recommended by your surveyor and a reduction of £11,000 was agreed which more than covered the costs. Pest control attended and removed an empty hornet’s nest from the loft and visited twice to check for evidence of vermin, paid for by the seller. The sale was agreed and completed in 3 months, which is typically average time for an empty house and non-dependant buyer, you requested several times to complete as soon as possible because you had already sold your previous home, the vendor simply accommodated the dates you asked for. The vendor instructed us to remarket the property approximately 11 weeks into the sale, after you requested yet another reduction (as you had a lot of outgoings that month) and were delaying exchange further after changing your borrowing requirements. As we have previously said, the review you refer to was proven to be false, the person was never a customer of ours as can be proven by our AML records. We wish you all the very best in your new home.

As the owner of the house R Bhasker bought below, I feel it's only fair to say my opinion of Neil King and his team is the absolute opposite. They have been professional, straightforward, proactive, and fair throughout. I have known them for years; I have used them both as a buyer and as a seller; and I would not hesitate to recommend them. In my experience they operate with great integrity in an industry where trust is at a premium. And I can see my experience is echoed in most of the other reviews. Lastly, my own opinion on the survey is that it was perfectly normal for a house of this age and type. Any issues with vermin were common, localised, minor, and dealt with quickly.

My experience with this estate agent was very disappointing. I felt that the service was rude and overly aggressive, and there was significant unnecessary pressure to close the deal quickly.I felt pressured throughout the process, including an instance of gazumping, which added unnecessary stress.Additionally, there were moments where unhelpful comments were made regarding my solicitor during the conveyancing process. Overall, the experience took away much of the excitement of buying a new home for me and my family. Based on my experience, I would caution others and recommend carefully considering other agents in the area.

There was constant support, constant updates, constant answers and I’m very grateful for all their hard work to make it happen. It is difficult to put in to words just how good these guys are. From start to finish (and this is the second time we have sold a property through Neil King), their professionalism, support and kindness has been second to none. Honestly, having dealt with some shockers when purchasing, these guys are the best around. Neil went above and beyond to market our property so that we got the maximum value and Andrew pushed the sale through, essentially managing the whole chain, by the stamp duty deadline which was an incredible fete given how awful some of the other agents and solicitors were! I also want to give a shout out to Lisa who was so friendly and reassuring whenever we dealt with her. What a team. Thank you so much!

Neil King estate agents were both professional and extremely helpful during a property purchase - the process of which had some setbacks through no fault of Neil King estate agents. Andrew kept me informed, chased things up and acted promptly, with other team members also following up on my case if Andrew was out of office. The service was excellent and, I would happily use them again and recommend them to others.

Selling houses can be a pretty stressful but Neil King did everything possible did make the process easier. They were patient and dilgent and we really appreciated the communication throughout. Having a WhatsApp group was such a simple way to keep everyone in the loop and ensure speedy responses on both sides. We felt like the advice we got was sound throughout, and in the end we had a successful sale within quite a tight timeframe. Would definitely recommend!

We had a great experience dealing with Neil and the team. We rented in South Woodford and while there were some issues with the property along the way, Neil and Paul were always responsive and keen to bridge the gap between landlord and tenant to ensure both parties were happy. We felt decisions were treated fairly which was a refreshing approach in contrast to our previous experiences. Definitely recommend.

Would highly recommend Neil King Residential to anyone trying to purchase a home. We were trying to move our young family back to the UK from abroad so needed to work with someone who was understanding, flexible and could minimise the stress of an international move. We dealt with a lot of estate agents in our house search and Neil King were by far the most unpleasant to deal with. Rude and aggressive with buyers. He drives prices up and up to boost his ego but this is often for false gains as so many of his house sales fall through. We spotted 4-5 houses that we had strong offers rejected go back on the market 2 months later - no doubt because the buyer pulled because they realised they had overpaid and been played a fool. No doubt this review will receive a passive aggressive response from the owner like the other ones claiming that I don’t exist because that’s the rude and condescending way they treat buyers.

BE WARY OF THE COMPANY USING COOKIES TO LOOK AT THEIR EMAIL TRAILS. I found Andrew unprofessional and very arrogant in his demeanour. Had a call from him confirming acceptance of offer (whilst stating that he knows that I have seen the email). I had not had the chance to read the email properly of acceptance and Andrew failed to understand that I was busy with commitments at that moment in time and had not been able to speak to my partner who was in meetings in regards to the great news and also email him back at the time. However, in an element of being transparent I explained we had other viewings booked for weekend coming as was not sure if the offer would be accepted. Andrew stated that he had been TRACKING my viewings of the EMAILS AND HOW MANY TIMES I HAD VIEWED IT. Why would you want to track and check how many times a person has read an email??!! He responded with an email to state that he had already spoken to the vendor to state that I was not interested or committed to the property, based on the assumption that I had viewing PREbooked for other properties and therefore retracted the offer. I then explained that I had been happy to accept the offer, but needed to communicate with partner. I tried to explain that I had not been able to discuss this with my partner and he always tried to speak over me. VERY ARGUMENTATIVE AND PASSIVE AGGRESSIVE. Not sure how the customer service works here. If it was explained that he was going to speak to the vendor regarding the ASSUMPTION of me not being interested I WOULD have explained at the time that I was willing to cancel the PREplanned booking. I called back later to explain how there was a misunderstanding but basically BLAMED me for having not showing commitment to the offer. If I was not interested in a property WHY would I put an offer on it?? The company presents itself as a professional agent, but is unfortunately let down by Andrew. I have been looking for 4 month for a property and not been spoken to or treated in this manner by another agent. I hope they are able to reflect on this and understand that we all want a property but do not need to be pressurised and need estate agents to push buyers making honest decisions about our future and large financial commitments.

We believe in trying to connect the right seller with the right buyer,especially when the market is still a very strong sellers market. From what i can see from your timeline,and from listening to your telephone conversation with Andrew at 15.24pm ,i can report the following. Your offer was accepted this morning. At 11.26am Andrew emailed you the good news,he then followed that up with a phone call at 13.38pm,having not had a reply from you he called you again at 15.24pm,in the meantime i can see from your timeline that you opened the offer acceptance 9 times between 11.40am and 16.13pm. From what i heard of your conversation,you said that you had been very busy and had not looked at your emails from us.During your conversation you clearly stated that you had other properties to view over this weekend,There then is an exchange of emails from you and Andrew, that must have crossed as they are date stamped at 1540pm and 1541pm. Andrew was informing you that having relayed your comments to our client,they were upset that having accepted your offer,you still wanted to view other properties,however they accepted that we all have the option of choice,they instructed us to keep the flat on the market,and to go back to another applicant that had offered today,but they had declined in favour of you. What i'm unsure about is,after hearing your conversation about still wanting to view other properties,why your email to us at 15.40pm says your really happy and want to speak with your partner. 15.45pm Your further conversation with Andrew finished with you not wanting to proceed. My clients felt that,after agreeing to accept your offer and cancel further viewings,the commitment from you wasn't equal,you cant expect them to accept your offer,whilst you still view other properties.

I enthusiastically recommend Neil King’s outstanding team. They are a collective ‘safe pair of hands’ -- incredibly professional, listen and communicate intently and transparently to build a trust-based relationship, and have exceeded my expectations without a fault time after time. They first left a positive impression some years ago when we were relocating to South Woodford and viewed one of their listings. After some passage of time, we were sent overseas for work and called on them to let out and manage our flat. Having sorted that flawlessly, whilst getting us back in our home during a tricky time mid-Pandemic, there was no question who we were ringing up to sell up when we recently decided the time was right to climb the property ladder. We were all the more fortunate to have also found our new home from Neil King’s portfolio, which was particularly satisfying given his team had gotten to know us and what we were looking for so well and had given us quite valuable counsel on our buying position in the broader local market. The team made progression on both transactions as smooth sailing and stress-free as could be possible --- judging against my traumatic memory of our first step onto the ladder. And when a totally unforeseeable and uncontrollable development occurred between exchange and completion was when they showed true mettle and calmed the waters to a successful conclusion. To sum it up, just call Neil King’s team for a “no regrets” experience!

As first time buyer we have no idea of the process however the support and patience we had from Neil King residential estate agency was well above and beyond our expectations. If you want an honest no-nonsense estate agent who you can trust completely then choose Neil King residential estate agency . Laura and Andrew from Theydon Bois branch was so supportive from start to finish and always been super patient especially when aspects of the sale became quite challenging. Excellent service , support and advice but more important was a human being professional cooperation. Five star service ! Highly recommend!!!

Neil is a gent - takes his time to listen and advises.. Neil is great with clients viewing houses - integration with customer puts all at ease.. Now Neil's has one last job - find me a nice.house......

Pretty unpleasant to deal with. Initially helpful when we couldn’t make the viewing due to an early delivery of our baby and gave us a virtual viewing. Was very stressful during the bidding process where you’re told the top offer which felt like prices were being driven up. After some clarification was needed on our chain (which we spent the entire day chasing) we had an offer accepted on a place and an email of confirmation only to be called within an hour rejecting the offer and telling us it was our fault based on our chain - which was known before being put forward. We understand these things happen but the way it was dealt with felt rude and unprofessional. Seeing how they respond to other negative reviews it seems they don’t take on feedback but having dealt with many agents in and outside London this has been by far our worst experience and I would avoid in future.

Our best and final offer process,will of course give all interested parties the opportunity to increase their original offer. For clarification and context,you presented yourselves as.. Our current position is that we are cash buyers, no mortgage, under offer on our Yorkshire property, in a chain of 1. Our sale is advancing well with all the moving parts having been put in place, with the survey having been booked by the buyers of our property for next week. On checking with your selling agent it became clear they didnt have the correct details, and alarmingly had clearly supplied you with wrong information that you no doubt relied on when accepting your buyers offer,i wonder if you would have felt the same,if your agent had in fact carried out the correct due diligence.It turned out your chain was much longer and they didn't know where the bottom was. It would have been simple to request you get the full chain details if you wanted your offer to be considered, but we actually helped you with this, and it was Andrew and myself that spent the time getting the full picture on the whole chain. my update to you was.... Just to confirm You have sold to Mr Skurr He has sold through Purple bricks he is selling in Wakefield to Jane Ingim…..nobody knows her address, or who she has sold through, but apparently she has sold to an investor, I guess you didn’t know this?. We need to know the full chain details to present you in the correct position please. your reply was.... Hi Neil, Thanks for clearing this up. We’re getting onto myrings now to get to the bottom of this and confirm the details. Thanks, Max We finally managed to get the actual full chain details and checked with the relavant selling agents to ensure the information was correct accurate. Our client, after considering all the offers decided to accept you,they soon realised that perhaps they had been attracted to the offer amount,but felt on refection that a chain of your size could impact their ability to secure their next purchase,so decided to decline your offer and accept a lower amount from a buyer with no chain.I informed you of this straight away. At no time would i want you to have felt i was rude or unprofessional,i pride myself on offering the best advise possible,and if my directness was taken as rude,then please accept my apologies if it was taken that way. The positive from this transaction is that we have now given you the clear and accurate chain details. Regarding the negative reviews,i have replied in detail to the genuine ones,our industry governing body advised i reply to the ones we have never heard of,or had and dealings with in the reply i have. I bought a house from Neil and Andrew a few months ago and they were a real pleasure to deal with. They were open and transparent at all stages, from offer through to completion. At times there were bumps in the road - which is inevitable when buying a house - but Andrew and Neil always went out of their way to smooth these. I know that traditionally agents serve the buyer but I really felt that Neil and Andrew wanted to make the process stress free for both parties. I would 100% recommend Neil King Residential both to sell and to buy a house with.
