DISCRIMINATORY AGENCY: I applied for the property and met all the criteria listed. I earn more than 2.5x the rent, offered to pay six months’ rent upfront, and provided a homeowner guarantor. My family members own homes in the North East, and all information requested was sent over. Despite this, I followed up several times and received no response. Because of this, I wanted to check whether there was an issue with my application, so I submitted the same enquiry again using a different name. That enquiry, using a white male name, received a response within two hours, while my original application was still ignored. The only real differences between the two applications were race and marital status. Everything else, including affordability and guarantor details, was the same. This has left me concerned that my application was not treated fairly. For context, my current landlord can confirm that I have never been late with rent. I offered six months’ rent upfront in good faith. It’s disappointing to experience this after meeting all the requirements.

Rent North East is the worst letting agent I have dealt with in over five years of living in this country. Their communication is poor, maintenance is substandard, and they are consistently reluctant to release deposits. Some of their actions could reasonably be described as fraudulent. When I moved into the apartment at the Sunderland Echo Building, the inventory noted a few issues, but it did not accurately reflect the full extent of the property’s condition. The move-in inventory was a PDF of over 150 pages. However, when I moved out, RNE submitted an inventory of fewer than 40 pages to the Tenancy Deposit Scheme (TDS), omitting the faults that had been clearly documented at the start of the tenancy. This appeared to be a deliberate attempt to claim deductions from my deposit. During my tenancy, I requested a replacement sofa due to its poor condition. They acknowledged it was in a bad state and instructed me to dispose of it and purchase a new one, on the condition that I leave the replacement in the apartment when I moved out. The same instruction was given regarding the dining furniture. Despite ongoing issues with repairs, maintenance, and slow responses, the rent was increased. I decided to move out, and that is when the major issues began. They refused to conduct a checkout inspection on my move-out day and instructed me to leave the keys in a lockbox. Before leaving, I thoroughly cleaned the apartment and washed and dried the carpet, even though the move-in inventory had clearly stated that the carpet was already dirty at the start of the tenancy. I also repainted the rooms. However, RNE staff later submitted photographs of what appeared to be a different but similar-looking damaged apartment, claiming it was the condition in which I left the property. They provided contradictory cleaning and repair receipts, along with two inconsistent final statements for the apartment. Based on my experience, this is not a letting agent I would consider trustworthy.

The matter was formally reviewed through the Tenancy Deposit Scheme (TDS) adjudication process, which is an independent and impartial dispute resolution service. Both parties were given the opportunity to submit evidence, and the adjudicator’s decision was made based on the documentation provided. You exercised your right to represent your position during that process. After reviewing all submissions, the TDS adjudicator did not uphold your claim. The decision was based on the evidence presented, not on any unilateral action by our agency. We understand that deposit disputes can be frustrating, but deductions are only pursued where there is clear evidence of tenant responsibility. Tenants are contractually responsible for damage caused during the tenancy, and this principle is applied consistently and in line with scheme rules. We strongly reject any suggestion of improper conduct. All documentation submitted to TDS is subject to independent scrutiny. While we appreciate that you are disappointed with the outcome, the resolution followed the correct regulatory process. RNE

Thank you for your response. For clarity, we would like to correct a few important points. The inventory link shared in your reply is dated 25 October 2024, whereas we checked into the property on 17 October 2024. This means the inventory was carried out after we had already moved in, unpacked, cleaned, and fully settled into the property, rather than prior to check-in as would normally be expected. This inventory was also never shared with us at the start of the tenancy and has only been provided now, after our review was posted. At the end of the tenancy, we arranged a full professional end-of-tenancy clean using CES Cleaning Services, and photographic evidence was shared with your staff member Keith Knox. Despite this, deductions were later raised using broad terms such as cleaning and redecoration, without any specific issues, photographs, or evidence being discussed or shared with us beforehand. No opportunity was given to review or address any alleged concerns prior to deductions being submitted. Additionally, the property was accessed for multiple viewings after we checked out, yet this was not considered when the deductions were raised. Our review reflects our genuine experience as tenants, particularly around delayed communication, lack of transparency, and post-tenancy handling. As stated, the matter is now with the Tenancy Deposit Scheme, and we are content for the independent process to conclude. ---------------------------------------------------------------------------------------------------- We had a very poor experience with Rent North East as tenants. Communication throughout the tenancy was consistently weak. Maintenance issues and general property concerns were rarely addressed on time and usually required repeated follow-ups. There also appeared to be frequent changes in staff or management, which led to confusion, lack of continuity, and the same issues needing to be raised multiple times. After vacating the property on 30 November and handing over the keys on 1 December, we arranged a full professional end-of-tenancy clean and shared photographic evidence. Despite multiple follow-ups, we received no meaningful response for over a month. No proper check-in inventory was provided at the start of the tenancy. An inventory visit took place weeks after we moved in, but no report was ever shared. The property was also not professionally cleaned when we moved in, which we raised at the time. Following check-out, the property was accessed for multiple viewings. Despite this, significant deposit deductions were later raised without prior discussion or evidence being shared. The matter is now being handled through the Tenancy Deposit Scheme dispute process. Based on our experience, I would strongly advise prospective tenants to be cautious, document everything in writing, and ensure all inventories and agreements are clearly provided from the outset.

I just had a worst experience from ANOTHER letting agent (unresponsive and poor maintenance works). I decided to look for another letting agent that are professional. I chanced upon Rent North East and after reading all the positive reviews from other landlords and tenants and Jack is so responsive in answering my queries, I decided to entrust my property to RNE. The service from Jack and his team is beyond my expectations. Although, the previous letting agent has did a bad job for the maintenance, Jack is very professional and help me to fix it and found a new tenant. Thanks Jack.

They are unresponsive to maintenance needs and will try to claim your deposit for 'damages' and 'cleaning' even if you leave the place spotless. We moved into a dirty house and left it clean, yet they still cut our deposit without talking to us. Currently disputing this through the TDS. Please be careful and take photos of everything!"

I have recently lost my mam who I have cared for and lived with for 30 years however this was in a council house so to add to everything I needed to find a place to live. Rent North East have been extremely professional and supportive and have helped me get a flat. This has been a horrendous time my life has been turned upside down but the team from the showing to the paperwork especially Jack have helped make this process a bit easier I cannot thank them enough just waiting for keys for my new home. Rent north east managed my flat for almost 7 years and I cannot fault the service in that time. Day to day I was confident the tenant was being looked after, repairs sorted swiftly and at reasonable cost and generally things were very hands off for me which was great. A superb management team, thanks all. I therefore trusted Jack and his team when it came to selling the property. It wasn't the easiest of sales but Jack mediated tough situations between parties professionally and I'm delighted to say the flat has now been sold. I would highly recommend this team for property management and sales.

You can truly trust them to do a great job. It is the only property where we don’t need to worry about the management company. We take genuine complaints seriously, but we dispute significant parts of this review and do not consider it an accurate or balanced account. Rent North East only became involved with this property on 8 July. Our immediate responsibility was to establish the tenancy and account position, understand the reported repairs and safety concerns, and arrange appropriate access and inspections. We recorded the reviewer’s preferred contact hours. However, no responsible managing agent can give an absolute undertaking that a tenant will never be contacted outside a preferred window, particularly where access, urgent maintenance, statutory safety matters or emergencies may require communication. That was the context of the statement quoted in this review. Any rent query arose from the information available during the management handover. It was an administrative enquiry, not an allegation of wrongdoing, and the additional information supplied by the tenant was considered. The claims of a “0%” telephone-answer rate and a “7%” email-response rate are not consistent with our communication records. There were numerous emails, messages and calls involving the tenant, the landlord and our staff during a relatively short period. We also received communications containing aggressive and abusive language, including direct profanity towards our staff. Where communications become abusive or excessive, we are entitled to require that further contact takes place in writing. Doing so creates an accurate record and protects everyone involved; it does not prevent legitimate repair or safety issues from being reported and addressed. Our initial response to the Google review was subsequently amended because we did not want its wording to distract from the substantive issues. That amendment was not an acceptance that the reviewer’s allegations were correct. We will not publish private tenancy, repair or account records on a public platform merely to argue with a reviewer. We will continue to deal with genuine property-management issues through the appropriate documented channels. Any formal complaint or legal correspondence will likewise be handled through the proper process, and we reserve all rights. We regret that the relationship has deteriorated to this point, but personal attacks against individual members of staff do not assist in resolving the underlying property matters.

I've had such a great experience as a tenant! Although there was a slight issue with getting my deposit back after my contract ended, everything else has been amazing. Whenever there was a problem, they were super responsive and got things sorted straight away, making everything stress-free. They’re professional, reliable, and genuinely care about making things smooth for tenants. Communication has always been great, and they make the whole process easy. Overall, I’d highly recommend them!

Very quick response times, Jack was wonderful in particular, and seemed to respond almost any and all times (I actually think he should consider working less! :)). Only reason I have not given 5 stars is in the property the storage old coal shed is left full of wood/paint cans/cardboard from previous tenant which I will now have to clean out myself and take to the tip and small bedroom still has a children's doodle all over it and hasn't been painted over.PositiveResponsiveness, Professionalism

This agency has restored my faith in letting agents ! Everything has been super professional, reliable and fast - from the first meet/greet to after moving in questions. The team ensured that our questions were answered and expectations were managed. I am very impressed how well the team manages the tenants’ queries while at the same time ensuring the landlord is also satisfied. After dealing with some other agencies in the past this is a total fresh breath of air ! Would not go anywhere else and we hope we continue doing further business with them!

Just had a viewing an hour ago. Agent was 10 minutes late, texted with 5 minutes to spare and barely apologised for it. Communal areas were filthy anf in disrepair. To top it all off, the agent appeared to be in a rush and did not know anything about the property, not even the rent price, deposit or agency fees. What a complete waste of a good morning. Dodged a bullet though - if this is the level of service now, imagine the horrors after!

Couldnt be happier with the service we received from rent north east especially Jack who we have found to be such a polite, friendly and genuine person. Communication was second to none always getting back to me and answering my queries straight away. I felt that they put us at ease about selling our home and reassured us making the decision much easier. A special warm thank- you for a gentleman known as Jack Barnett...nothing was to much, he knows answers to everything highly recommended and definitely a peoples person. We lived in this flat for 4 years, and we had a couple of complications over the first few years but nothing worth reviewing. Within the last 14 months however, one of our showers fell through because of the mould we had been mentioning for about a year before hand. This took 6 months to fix, leaving us with only one shower for the flat. Once the shower was replaced, we mentioned that a crack in the pipe was letting water underneath one of our rooms, causing the floor to slowly get more and more damp. This was yet again ignored, and over the last 5 months of us living in the flat (this was also the reason we had to leave), literal mushrooms started to grow on the floor of my bedroom, causing me to have to sleep on the sofa in the lounge for the last 3 months of living there. On top of all of this, when we finally left, they decided to not refund us a large chunk of our deposit because of damage to the flat. The mould had caused a lot of the wall paper to fall off in certain parts, and destroy the carpet. They chose to ignore us for months, let us live in these horrendous conditions, and then dare try and charge us for the damage they were too ignorant to acknowledge. The week before we left a contractor came over to look at the leak we had been mentioning for months, clearly because they needed it fixed for the next tenant. Absolutely abysmal. Do not rent through this company.

Hi Sam Your points are correct. We are sorry that urgent repairs were not dealt with promptly; the landlords took a very long time to authorise repairs unfortunately, and then the contractors took much longer than expected to complete the repairs. We therefore got another contractor to attend to the second shower, he was only available around the time that your tenancy was ending. You were great tenants and you shouldn’t have had to deal with these issues. In regards to the deposit, we had to submit a deduction for the oven cleaning as we communicated to you via email. Please don’t hesitate to reach out if we can help with anything.
