Shockingly Bad.

Shockingly Bad.Aggressive, pushy, rude & ignorant. Avoid as assurances were made which resulted in my giving a holding deposit that was not returned despite adhering to guidelines. This was nothing to do with the landlord as no let was agreed - solely down to the agent misleading us and in turn taking money from us and retaining it despite agreements.

ATTENTION ALL LANDLORDS

ATTENTION ALL LANDLORDSDo not under any circumstances sign a contract with Farrell and Heyworth manage your property, go somewhere else, anywhere else in fact. The contract locks you into using them and to remove your property from them, which you will probably want to after realising that they are incapable, you have to pay 2 months rent and give 3 months notice. Their maintenance team react sluggishly to any requests from you or tenant so much so that you end up dealing with all the maintenance yourself in order to appease your tenant. The prices they quote you for work are 20% - 40% higher than the work costs if you source it yourself, presumably as there is some 'FHAT' as well as VAT included in the price. Their communication is shockingly poor, recently I had The Property Ombudsman uphold and agree with my complaint against them that they had broken TPO code of conduct as they had changed a tenant's payment date without contacting me. Following the ruling my only request was to remove my property from them without having to pay 2 months rent, this was denied by their nepotistic Operations Manager Andrew Collins - a man who's arrogant email tone easily convinces you that he sees you as a total inconvenience whilst also displaying that he suffers from Boss's Son Syndrome. So to sum up, look elsewhere, don't use them. They are terrible.

Beware this company

Beware this company. I don’t know how they are still trading. We came almost 200 miles to view a house we’d seen in Blackpool. Elegant furniture and stylish wall art deluded us and we thought that the agent’s assertion that this was a ‘walk in’ home that needed nothing doing to it was probably right. By the end of the ten minute viewing, she was commenting that the only way we would get rid of the overwhelming smell of cigarettes would be to “rip up the carpet”. So much for the description. This stated that the two en-suites had vanity units. They did not. We offered £10K over the asking price as a gesture of good will as the vendors had their buyer pull off and the market had gone up. We’re like that. Fair and honest. We finally got here after several hold ups which were unnecessary and found that, now empty, this house was showing its true colours. How anyone can trash a house in 7 years is beyond me. How an agency can describe it so disingenuously is even further beyond me.The office manager reflected the lack of professionalism. She lost our ID and when we tried to get to grips with this she told us that an employee who’d just left had ‘probably thrown it away’. She couldn’t see why the office ‘losing’ her ID was such an important issue. She was aggressive and unpleasant. Lessons learned:Look at Estate Agent reviewsView the property at least twiceLook in the dark corners Ask questions

They are useless!

They are useless!! They couldn’t sell our lovely 3 bedroom properly in a popular area of Preston a few months ago despite us selling it under market valuation for a quick sale as we had already found a property to buy - and in the current property market!! We eventually got a seller after 5 months (!) on the market but they pulled out after 3 months due to the lack of contact from FH making them feel anxious that nothing was happening. Terrible TERRIBLE customer service, absolutely no contact from them at all - we had to chase up the few viewings they manage to get for us but they were apparently unable to get any feedback from any of the viewings saying they were consistently unable to speak to anyone. We are now having to rent our home out for a year or so as a property languishing on the market for as long as ours has makes buyers nervous that there’s something wrong with it. It’s beautiful and has wonderful views of Preston with absolutely no issues at all but FH couldn’t sell it. They couldn’t find their backsides with both hands. Do NOT use this company for anything related to property.

DISCRIMINATED AGAINST!!

Was told a house was not for rent as landlord was taking it off for good, this was after I had told them a few day earlier I was on full disability so did get housing benefit. I asked if he was going to put it back on again anytime soon and was told no as he didnt want to rent it out ever again. The next day, it said on the house it was Let agreed! So they clearly discriminated against me which they are legally not allowed to do anymore. I'm just as good as anyone else and trustworthy as anyone who works, but with being disabled I sadly cant work. I was extremely upset. This should not be happening in 2022!!

Avoid At All Cost!

Honestly if I could give them zero stars I would. Absolute complete time wasters. I went to view a property on behalf of my sister wanting to relocate near me. We were told the property was chain free at the time of viewing. Turns out the seller hadn’t even found a property to buy! Communication was truly dreadful throughout (I’m talking contact them several times a week with not so much as an acknowledgment that they’ve got your message dreadful). And if by some sheer miracle they do get back in touch with you, they sounded so rude like they were the ones doing you a favour. How this company is still running, I’ll never know. All the staff either needs sacking or some serious customer services training. To top it off, after 6 months of waiting, the sale ended up falling through. I’m guessing through their lack of communication with both parties because seller said ‘he was fed up’ HE WAS FED UP?! Must be having a laugh. My guess is their communication with the seller was just as sh***y as their communication with us. Save your money and list your property with someone else. Wish I’d read their reviews from the start. No surprises they are mainly negative.

Would I recommend Farrell Heyworth Morecambe…

Would I recommend Farrell Heyworth Morecambe, Yes but with some caution! My main issue is they tried to overcharge by £516.72. When this was raised with the Assistant Manager I received an email confirming their charge would be the agreed price, only for them to present an inflated bill to my Solicitor a month later. I raised this inflated final bill with the Assistant Manager who gave an unsatisfactory response and did not address the problem of the over charge. This was escalated to the Branch Mangers attention who, after investigating, claimed this was because ‘the house would sell itself’ and a discount had been applied at the start of the sales contract. Regardless of this an inflated invoice had been presented to the Solicitor for payment and the problem of the overcharge had not been accepted or addressed to my satisfaction. In addition to this, they proved to be slow by not updating their portal with accurate and up to date information. An example of this would be, 4 x days after completion and handover the portal still shows that searches agreed, enquiries, exchange date agreed, exchange of contracts and completion are still outstanding. This is not the case, the house has sold!Their bill will be paid for the agreed price however having attempting to overcharge, when this issue had already been raised with Management, I find this unacceptable given that I am supposedly paying a well-established and professional company for services and expertise. Had the correct bill been presented, feedback would have been more favourable. Please ensure you check your final bill before instructing your Solicitor to pay, it may be wrong especially if a discount has been applied.

Appalling customer service with zero…

Appalling customer service with zero moral compass. We bought a house that was being advertised by Farrell Heyworth. Firstly they wouldn't let us even view their online video until ours was sold, yet when I called up again another day I was allowed to view the house in person. It seems the rules depend on which person happens to answer the phone. We had our offer accepted on the house; it immediately changed to sold stc on Rightmove. Approx 8 weeks into proceedings, after thousands of pounds in solicitors fees down, we think we're just waiting on a move date and have begun packing. I by coincidence go to look at it on Rightmove and it's back on the market again. I call to find out what's going on and after a lot of to-ing and fro-ing I'm told the vendor decided it was taking too long and told them to resell it. Farrell Heyworth didn't even have the decency to let us know this; we'd have been oblivious if we hadn't seen it ourselves. They claim they called, but we had no missed call and no voicemail. Our solicitor was equally as oblivious. So we were stressed out of our minds, frantically trying to hurry everything along at their insistence (bearing in mind the average sale takes 12 weeks and we were only 8 weeks in, with Christmas in the middle) while they think it's acceptable to still show people round and consider offers elsewhere. They continued to advertise it as available even though our solicitor gave assurances everything was going ahead and still even after we had agreed on an exchanged date. We had even accepted a lower offer on our own house to make it move as fast as possible to meet their ridiculous demand to exchange quickly. Whenever you call them for an update whoever you speak to doesn't know what's going on. Every single promise of a call-back never happens. Fast forward a few weeks and we've all agreed an exchange date. We've booked in a removal company, packed our entire house up.... Only to get a phone call from Farrell Heyworth 12 hours before the exchange to say they've just discovered that the vendor doesn't legally own the property. The property we're due to exchange on and move into the following day. They tried to imply the vendors solicitor was at fault (and I'm sure they were too), but how has Farrell Heyworth got this far into a sale when they *clearly* haven't adequately checked ownership?! It absolutely beggar's belief. So we had to pack all our belongings into the removal vans, and sit in an empty house until 4pm on the exchange day just hoping it would get sorted (which thanks to our solicitors, it did by the skin of the teeth). Over a month after the sale and guess what? Farrell Heyworth are STILL advertising the house. The house that we are the legal owner of. I've called them twice to ask them to remove it and yet it's still on Rightmove listed as available, with excuses that "Rightmove mustn't have caught up yet". A month later? Sure.... I would avoid this company like the plague.

Dreadful service

We appointed Farrel Heyworth as lettings agent for our rental property, paying for their full management package. It was a huge mistake and one we wouldn't want anyone else to make. Having convinced us to let one of their employees take the rental, vouching for their character, Farrel Heyworth subsequently conducted no periodic inspections during the tenancy. When the tenant left the property it was in a very poor condition needing over £1500 of works to put it back in to rentable order, a fact confirmed by Farrel Heyworth themselves. We therefore tried to retain the tenants deposit, however owing to the lies of the tenant and Farrel Heyworth's failure to have either a proper inventory or to act diligently in dealing with the case, the tenant retrieved the bulk of the deposit leaving us out of pocket by over £1000. Farrel Heyworth know we are in the right and their employee has acted entirely improperly, but they will do nothing about it. In brief, they don't care and on our experience they are simply not fit to operate as lettings agents.

Not allowed to view a property

Rang up this morning to arrange a viewing of a property only to be told that we can't until we have either a sale agreed on ours or cash in the bank.To put this in context, the house we live in now was our third choice but as we couldn't view the first 2 as they were for sale with this agent, we ended up here.We are in the lucky position that where we live, houses sell within days and due to bereavement, we won't need a mortgage but it seems that this just isn't good enough.I seriously wonder how they are still in business and do the vendors know how many viewings they don't get? It's not like we were messing around, we need to move into a bungalow as I'm disabled and even have the boxes to pack our things!

Totally ignored

Phoned up the Preston branch to book a viewing of a property I’m interested in buying and they didn’t get back to me. TWICE. So I decided to go round to the house to tell the seller that they should probably use a different estate agent. The lady actually told me that she hadn’t been told at all. I’m sure they’ll blame it on being busy, but if any potential sellers are reading this then I would advise you to use a more competent agency.

I would give no stars if possible

I would give no stars if possible. I would not buy or sell through farrell heyworth ever again. I sold a property through the Cleveleys branch and it's been a terrible experience. I know some of it wasn't their fault as such but communication was shockingly bad. Even dealing with the branch manager for me absolutely no where. An empty house that had no chain and an investment buyer took 6 months. Their fees are also way over what other estate agents charge and so I expected much better service. Avoid, avoid , avoid!

Got a reply from a Director, Jeremy Collins, almost 4 months after my Trustpilot review, he obviously could not give a damn and doesn't know how to handle dissatisfied customers. He has not not addressed or replied to my complaint. Still didn't offer a viewing on the half million pound property I enquired about that is STILL up for sale. Just HILARIOUS. Definitely , the most unprofessional company I have ever dealt with. They have a" couldn't care less" very arrogant attitude. 96% of customers are dissatisfied with the way their enquiry was handled. Staff lie, lie and lie again!!!! Just unbelievable.

Utterly useless agent

Utterly useless agent as other reviews attest. Demanding proof of funds even to arrange a viewing - it's like they don't even want to sell their poor client's properties! When they're not doing that, they're ignoring enquiries entirely. Why anyone would use them I have no idea. Avoid like the plague.

Thank you for taking the time to leave a review. I'm sorry to hear you were somewhat disappointed in the experience. Customer service is extremely important to us and we always strive to operate with the safety of our customers at heart. I think it's valuable to outline what our procedures with regard to viewings are, and why we are continuing with these procedures when many agents seem to have returned to pre-Covid operating practices. Our process is as follows:All initial enquiries to view are provided with a virtual video tour which is received within minutes of the request. The virtual viewing is followed up and feedback obtained, this is extremely valuable to the owner of the property. If somebody wishes to then book a physical viewing we will ascertain if they are ready to proceed. A Mortgage agreement or financial qualification is then required to put the buyer in the best possible position to offer, along with acting solicitor details. The viewing can then be arranged. Unfortunately, we still receive many requests to view properties from individuals who have no intention of buying said property. To keep our staff and customers safe we have chosen to continue with a process that will allow us to limit the amount of people that physically view to just genuine buyers. If the person viewing the property wishes to make an offer we would require a proof of funds at this stage in any event.Kind regards,Jeremy Collins, Director
