Absolutely awful experience trying to apply for a rental property through this office. After viewing a house we chased them for over three weeks, got passed from pillar to post and then finally got told we weren’t good enough to apply for the house as we work in hospitality, therefore we couldn’t even submit an application! Very bizarre that we would be prevented from applying due to our (full time) job roles, but to be misled and ignored for weeks was a really awful experience and such a waste of our time.

I recently completed on a house sold through Armitstead Barnett, and it was a pretty horrible experience if I'm honest. Obviously due to covid & the stamp duty holiday, conveyancers & local authorities were a little slower than usual (still managed to complete in 14 weeks though); however this apparently wasn't quick enough. I constantly had calls/email chasers (multiple times in one week at one point) from one of the Agency Partners telling me that the vendor was going to walk away as "significant progress hadn't yet been made with enquiries", and that I needed to put pressure on my solicitors. I've since spoken to the vendor, and discovered this was nothing to do with them (they were actually grateful for the additional time to get the property emptied out)! At one point, I was being chased up on where my mortgage was up to - after speaking to my mortgage adviser, I discovered that nobody from Armitstead Barnett had gone to the property to let the surveyor performing the valuation in; as such, my mortgage application couldn't progress! Trying to resolve this with the estate agent was like pulling teeth, and not something that I believe I should had to have been resolving (as I'm not entirely sure what they were getting their fee for, other than putting the property on Rightmove). There was zero proactive communication from A. Barnett; the only reason I found this out was by being chased on an issue caused by their own stubbornness! Ultimately, I can't think of any positive interaction I actually had with anyone from this office, and I will look to avoid dealing with this company in the future.NegativeQuality

Everyone in the Garstang office went over and above in helping get my purchase completed quickly. Great communication and professionalism. They never failed to return a call or do something they said they would. The whole team were friendly and approachable and even recommended some good spots for lunch. I would have no hesitation in using them again or recommending them to anyone looking to buy or sell.

Our Company, not based in Lancashire, decided to sell some land in the county in 2014. We had no knowledge of the local land/housing market nor the complex issues of finding a promotor and obtaining Planning Consent. Armitstead Barnett steered us through the whole process - they were our link between the promotors, consultants, solicitors and accountants. Once planning was granted their knowledge of local developers and builders helped in securing a successful sale of the land. We felt the whole process never lacked momentum from beginning to end and we are extremely grateful to them for their guidance and expertise.

Really disappointed in this Estate Agents. I recently put an offer on a piece of land. When I made the offer I was informed that if any offers are made above mine I would be informed. This was two weeks ago and i’ve heard nothing. I rang them yesterday to get an update and I was informed that my offer was still the highest. Today i’ve received an email from them wanting final and best offers. When I contacted them there’s in fact 3 other offers above mine and these were made some time ago. At no point did anyone contact me about the offers or kept me informed. Appalling service. I bought my property from this estate agent but when the time comes to sell it I’ll be going else where!
