Just completed on buying a house through Armistead Barnett at Garstang and although the seller was extremely obstructive and made the process a complete nightmare Hari Rowcliffe was always there effective and efficient always polite and helpful even when the going got tough in every way.She went over and beyond for us right to the very end.I can’t recommend Armistead Barnett enough if you are looking to buy a property.Excellent service throughout

Armitstead Barnett have been extremely supportive all through the process of selling our house, including: - advising us on the right price to put our house on the market - managing viewings with their staff who got to know and care about our house, and then fed back on how the viewings went within 24 hours - they answer the phone quickly every time and are super helpful (we've found this is definitely not the case with other agents!) - helped us consider which of the offers to accept - supported us through the sale process - chasing the chain to actually get actions done, not just finding out updates (special mention to Eleanor and Hari) - when our chain collapsed (our buyers' buyer pulled out), they got our house back on the market, got us 6 viewings in 3 days, got two asking price offers on the table...and now exchanged! I highly recommend Armitstead Barnett!

This was the sale of our late fathers home. Our family home when we were younger and my sister and I were keen to ensure that this emotional process was well managed. Our initial contact was with hannah Towers at the market appraisal which was well presented along with evidence as to guide price and a suggestion to try the house at a bit higher price to start with. We did this and received some interest but no offers so then we went to phase 2 of the plan and reduced. Lots of interest and offers and a strong recommendation from AB to accompany them. Katie Elcomb and her colleagues led us through to a successful conclusion. We had full updates by telephone and email along the way and they did all of the viewings. Everything was much appreciated.

I suspect that many reviews for estate agents tend to be left by sellers so this one is different as my wife and I bought a house with Geena and the wider Garstang team’s help. We did have a house to sell but this was in Kent - a very different experience! Put very simply, the team (and Geena in particular) at Armitstead Barnett did a first class job. Calls were handled professionally and very promptly, emails were responded to well and the team cover for each other if your main point of contact is away. Buying a house is a stress (not helped by our relocation from Kent) so having an agent helping us through the process was such a change when viewed against our selling experience that was the polar opposite! My wife and I wouldn’t hesitate to recommend Armitstead Barnett to anyone thinking of selling their home.

I have been a returning customer of Armistead Barnett for many years and experienced both sides of the business - both on sales and purchase. They are the only Agent I would ever consider instructing - when it comes service, professionalism, quality no other Agent compares. From the marketing - photos - videos, to the sales progression chasing and communication, which is key as a client, they are levels above any ordinary high street Agent. This business is undoubtedly in my opinion probably the worst and most stupid land valuation company I have ever come across and I use quite a few. I wouldn’t trust them to value a piece of paper Their total ineptitude at dealing with things correctly has absolutely amaze me. Despite having access to everything which they didn’t even need to contact the land registry they still missed a parcel of land and they missed an uplift when reporting on a value of land. They are totally incompetent in my opinion and I’m sure you would agree having missed an uplift and actual parcel of land completely missed. I can’t wait for their reply to this review because it shows you how useless they are.

I recently completed on a house sold through Armitstead Barnett, and it was a pretty horrible experience if I'm honest. Obviously due to covid & the stamp duty holiday, conveyancers & local authorities were a little slower than usual (still managed to complete in 14 weeks though); however this apparently wasn't quick enough. I constantly had calls/email chasers (multiple times in one week at one point) from one of the Agency Partners telling me that the vendor was going to walk away as "significant progress hadn't yet been made with enquiries", and that I needed to put pressure on my solicitors. I've since spoken to the vendor, and discovered this was nothing to do with them (they were actually grateful for the additional time to get the property emptied out)! At one point, I was being chased up on where my mortgage was up to - after speaking to my mortgage adviser, I discovered that nobody from Armitstead Barnett had gone to the property to let the surveyor performing the valuation in; as such, my mortgage application couldn't progress! Trying to resolve this with the estate agent was like pulling teeth, and not something that I believe I should had to have been resolving (as I'm not entirely sure what they were getting their fee for, other than putting the property on Rightmove). There was zero proactive communication from A. Barnett; the only reason I found this out was by being chased on an issue caused by their own stubbornness! Ultimately, I can't think of any positive interaction I actually had with anyone from this office, and I will look to avoid dealing with this company in the future.NegativeQuality
