I was previously a tenant with them and had such a positive experience that when it came time to move, I didn’t even consider going elsewhere. I’ve just secured a new tenancy through them again, which says everything about the level of service they provide.
Chloe has been absolutely amazing throughout, professional, responsive, and genuinely helpful. Nothing ever feels like too much trouble, and communication has always been clear and timely, which makes such a difference when you’re renting.
The whole process, from my previous tenancy to securing my new property, has been smooth, well-managed, and stress-free. It’s rare to find an agency that you actually want to stay with, but Easthams have been consistently excellent.

On 12 September I finally had my property returned to me. I met Matt and there was a hasty rushed inspection. Photos were taken.
There is a huge stain on the carpet and the adjacent kitchen lino has huge black marks.
The carpet he said needed "cleaning"..and to his credit got me a £100 refund. Turns out the carpet isn't stained it's melted from either hot fluid or an iron and therefore ruined.
Additionally the light switch and fan switches both broken and needed replacing. 3 door mechanisms broken, shower hose destroyed.
Today I lifted the bathroom lino...the floor is covered in mould and due to the high amount of water it has been subjected to, sunk in places. Just as I suspected in April when I raised my concerns and was publicly dismissed. (The vinyl was sealed along the edges).
It must have been used as a wet room, as there was no toilet paper in the bathroom on my previous visit and thanks to the Eastham brothers has been subjected to a further 6 months of abuse despite me raising my concerns.
The house was managed by them for 6 years and it has been ruined in the last 2 because they were too feeble to challenge the practices of foreign medics.
The damage isn't wear and tear as dismissed by Easthams but abuse and disrespectful .
Eastham's haven't protected my interests other than obtain the rent whilst protecting the tenants rights to do whatever they like regardless of the consequences.
So be aware that Eastham's specialise in short term contracts for medics from abroad with very different domestic ways of living and your property will suffer accordingly.
( Irritatingly Matt told me pre payment gas and electric meters had been installed (unknown to me)but there was no credit on so the gas was off. Then I got in touch with another provider who told me they weren't pre payment meters. I then had to return and get the readings and the gas WAS on. Honestly!)

I have no knowledge of a previous leak.
Easthams haven't informed me of a previous leak, the date of a leak or the repair of a leak.I expect it would have been chargeable.
Neither have they apologised for the misinformation regarding the renewed contract, which is the main instigator of this frank review.
( I don't believe that mattresses on carpeted floors are hygienic. They encourage mould growth. Thought they would know that. Carpets less common in hotter countries).
Open windows and central heating on, on a fine sunny day, to me, suggest trying to dispel damp/ mould smell .
Audacious...the vinyl was sealed properly.

This company used to be be reliable and I believed trustworthy.
I was asked to renew my tenants' agreement, which I did for 6 months but was concerned when the inspection showed water staining on the kitchen ceiling. It was dismissed as "old leak" . There hadn't been an old leak. I asked to inspect. The lifting of the newly fitted lino in the bathroom above to a dry unstained floor revealed heavy black mould.( It was a hot day but the heating was on full and all the windows were open).
Easthams dismissed this as "wear and tear" .
They confirmed there was a new signed 6 month agreement. I queried this as the portal did not show this. I received an email that said the agreement would now be a rolling monthly.
The tenants haven't got beds just mattresses on the newish carpets and dubiously using the bathroom, I suspect, as a wet room. ( Hence staining and mould).
I asked for my property back. They said they would do the necessary
....then they found a signed 6 month agreement......so I can't have my property back until November.
I am dreading the " wear and tear"
..so if you are a landlord considering using this company ...just saying... they talk the talk and walk the walk but you, the landlord, are very secondary to their business model.
Questionable as to why they carry out inspections after getting the landlord to sign a renewal which was the original point of the dispute. Be warned.

I must say I am extremely disappointed to see this review, you have had nothing but exceptional service from us for many years. The review is also factually incorrect.
Firstly the staining on the kitchen ceiling evident on the last inspection was from a previous rectified leak and in a completely different location to the issue that arose this time. We can evidence this on the inspection done prior to this one as we have already advised.
Yes there was some mould and mildew under the vinyl next to the bath but it was superficial and this is very common in bathrooms where the vinyl hasn't been adequately sealed with silicone round the edges when it was fitted.
Re the heating being on, the tenants are from overseas so feel the cold more than we do, they have every right to put the heating on as and when they like and this has no bearing on anything you've mentioned!
Again many of our overseas tenants sleep on mattresses on the floor, something very common in different cultures and I am unsure as to why this is such a big issue for your?
The property itself was absolutely immaculate as it has been on every inspection, you have fantastic tenants and should be very grateful they are looking after the property as well as they are, most landlords would be over the moon to have tenants like these in their property.
The bathroom has certainly not been used as a wet room and again unsure as to why you would think it had been?
Our landlords are certainly not secondary to our business model as you will see from the hundreds of 5 star reviews they have left for us.
Perhaps your should think twice about whether being a landlord is for you, as currently you have a great managing agent and a superb tenant and you still aren't happy!

GoogleWorst Rental Experience of my Life. The application process was not seamless; especially if you're a returning citizen or immigrant to England. The agents don't have knowledge of the properties at viewings. Ask basic questions, and get responses, such as, ''Oh, I don't know.'' They don't introduce themselves, but walk ahead, open the door and say, ''have a look around for yourself.''
The quality of homes they select to manage vary drastically. Especially, if the monthly price ranges from 700 - 1200. It mainly depends on who does the inspections. To be fair, some of the landlords of the properties are misleading to the agent; thus, causing future problems for both the agent and tenant. For example: use of incorrect paint in the bathroom and kitchen, and inadequate insulation and ventilation.
We rented 8 Armstrong Street, Ashton-on-Ribble, Preston. We had numerous issues which relate to the above examples. However, there was an existing flea infestation which required a specialist, damp and mold, inadequate heating, screws and nails protruding from the back gate, inadequate roofing, and rotting floorboards on the ground floor.
The representatives from the Eastham's & Co were very quick to blame us. On one instance, I was told, ''I need to learn how to live in an English home.'' Prior to living in this property, I lived in England from 2017 without issue, and had a great landlord. When Eastham's & Co did address the issue, they would instruct contractors to turn up at the property unbeknownst to us. This was a problem as we have an infant child. This was a continuous problem until about a month before we left the property.
The Director, Mark Eastham, did attend the property, but this had little effect on change. Ultimately, I had to contact the Council to get involved, and they identified more issues than I realized.
Due to the aforementioned, I had to seek another rental until I could get a mortgage. The whole interaction caused me to become angry and frustrated. It was a burden to my family. I wish I never dealt with Eastham's & Co, nor met anyone who works there.
I feel very bad for anyone who desperately needs a rental and has to deal with this agency.

I wanted to rent a house in Fulwood and paid the holding fees, but then discovered that the bills are too high and the house insulation was bad and that I won't be able to afford the costs. So I called the office to view another relatively cheaper house, but Laura was very nervous and told me that they won't show me any other property.
THE WORST AGENCY EVER TO RENT WITH.
Edit : Ofcourse I didn't want to waste your time nor lose my money (especially after I paid the holding fees). And had no intention to cancel the renting, but the bills were too expensive and I wouldn't be able to afford the house, so I tried looking for another cheaper house.

GoogleWe didn’t feel valued as clients throughout our interaction with this agency. I was in contact with Marienna, who repeatedly asked for additional information, one email at a time, instead of clearly outlining everything needed in one comprehensive message.
Our application included a guarantor (a homeowner with a £52k salary), my own income (£26k from part-time work), and my boyfriend, who was in the hiring process for a company. Despite this, Marienna stated that the landlord required full-time employment. When I asked for alternative solutions, she simply stopped responding, no reply, no follow-up, nothing.
Later, my father-in-law, with an income of £37k, decided to move in with us. My boyfriend called the agency again, explaining our updated situation, only to be told, "Landlords don’t see well three people living in a two-bedroom property," before the call was abruptly ended.
There was zero willingness to discuss options, find compromises, or assist us as clients.
Overall, an extremely disappointing experience.

Poor communication and a lack of professionalism from the lettings team. The level of service we received was unacceptable. As British citizens relocating back to the UK after living overseas, we found their lack of transparency and understanding both frustrating and disappointing. Other letting agencies in the area were much easier to work with and helped us find the home that Easthams appeared unwilling or unable to do.

Today Monday the 3rd I received a call at around midday saying landlords found someone for our preferred viewing… That’s all good. Completely understand. Still have the leyland one.
I then drive to the one in leyland. Wait around for a amount of time, no one is there. I called and there isn’t anything on the system, I’ll get a call back since the other staff are busy.
Get told that apparently I called in to cancel this morning which is false… I then speak
To a manager and says the same and apparently the other staff member is going through the conversation with her and apparently it changes to she offered me 3 o clock instead and I couldn’t attend. Story doesn’t ad up and I’m not having my integrity questioned over a staff member lying.
As promised I’ve attached called logs to show I never called in the morning. Won’t be using them again. Appalling. Hope to the staff member gets dealt with appropriately,

GoogleMy husband is ex military and now works away a lot, we saw a house we wanted to rent and every obstacle was put in our way, we were point blank refused to rent from them, the member of staff i delt with didn't really have a clue what she was dealing with and didn't make me feel at ease that she wanted to help us out, as for the manager he was so rude on the phone! After viewing the perfect apartment, the process was a breeze - fast, efficient, accurate and well communicated.
References were completed very quickly and I had the keys in my hands before i knew it.
I'm now on a rolling contract which was a seamless transition - I plan to be in this same place for at least another 1-2 years and this agency has been extremely accommodating from the start.
I couldn't recommend Eastham's & Co. more!
