We recently viewed a property in Clacton with Boydens that we were very interested in. During the process, we asked whether my partner could be the sole tenant on the agreement. We were advised that anyone over 18 who would be staying at the property would still need to be declared on the application, which we completely understood. We proceeded with the application and were open and honest from the outset that one of us has a less-than-perfect credit history. A few days passed, and when my partner contacted Boydens for an update, she was informed that further viewings were still taking place. In order to strengthen her position, my partner even offered £50 above the asking rent in the hope of improving her chances of securing the property. Despite this, we were told repeatedly that the application was still with the landlord for consideration. We explained that we had also viewed another property and were under some pressure from a different agent for a decision, as we didn’t want to inconvenience anyone or risk losing both opportunities. Boydens said they understood and advised they would provide an update the following morning. When we did not hear back as expected, my partner reluctantly placed a holding deposit with the other agency to avoid losing that option. Shortly afterwards, Boydens contacted her to say she had been offered the property we originally wanted. Based on this, my partner withdrew from the alternative property. However, when we spoke with Boydens again on 30/03, we were told they were only just reviewing the application in detail and raised concerns regarding the credit history. We were then informed that the landlord’s insurance requirements meant they were unable to proceed with the tenancy, even with my partner as the sole tenant, and the property would be returned to the market. As a result, my partner lost almost £300 in holding fees with the other agency after acting in good faith based on the information provided. This review is not intended to criticise the company unfairly, as we appreciate that referencing and landlord decisions can be complex. However, we feel the situation could have been handled more clearly and efficiently, particularly regarding timelines and the stage of the referencing checks. Clearer communication earlier in the process may have prevented unnecessary financial loss. We hope this feedback is helpful for improving communication with future applicants, as we would not want others to experience a similar situation.

I've unfortunately rented through Boydens for nearly a decade. I always got taught, if you've got nothing nice to say then don't say anything but now I've been served notice on my home of 7 years I'll give the review they've asked for a number of times. If you can avoid renting through Boydens, please do so. You are not a person, you are a number and all they see is pound signs. I have many issues I'd love to raise but this was the final straw.... I asked to go down as a sole tenant after a relationship breakdown, they re-credit checked me and put my rent up (still under market value (their words)) and asked for a guarantor, even though I fitted affordability and would have been fine with some UC help. They found a mark on my credit report, which, rather than ring me and explain, I got an email on a Friday afternoon saying they'd no longer continue with my application and then completely ignored my plea for help. I thought that was the point of a guarantor? And I was quite willing to pay off the debt to get it cleared. I came home yesterday to a letter on my mat saying I have 2 months to get out. Thanks Boydens for making a bad situation even worse. And well done for making a disabled mum and 2 kids homeless 👍🏻

I bought a house through Boydens Estate agents, so I can only speak from a buyer's viewpoint. Macauley Smout was the agent that I dealt with. The house I wished to buy was empty, and so it always required someone to arrive with a key, and wait while I looked around. MC had to accompany me several times while I weighed up the pros and cons of buying a house that had been lacking TLC for quite a while. MC was always patient, and never 'pushy'. He also interceded with the owners to get certain unwanted items removed from the property; this could potentially have been a serious sticking point. When I put in my final offer, he expedited the sale with efficiency and sensitivity, and I was able to buy the property for less than the original price.

I write this from my new home, thanks to Macauley and Gemma who successfully got me the property I wanted and sold my home, all on the same day! The whole process of buying and selling was made easy with weekly updates from Gemma. Gemma also chased solicitors and did everything to ensure completion went through. By being both super-efficient, and very thorough, Boydens helped me buy property for the first time in my late 60s! I was kept informed, benefitted from their team-work, but above all felt I was being treated with understanding, as an individual with whom they empathised. I enjoyed their sense of humour when the going got tough! Even after the sale was completed Boydens has continued to go the extra mile and their knowledge and recommendation of local services(plumbers,cleaners,painters) ironing out glitches has been invaluable. I felt that both I, and the property were well-treated. I appreciated and thank Amy and Gaynor in particular for being both practical and sensitive. Stephanie from Boyden’s Coastal branch found my parents their ideal retirement flat and Amy and Stephanie then helped us sell their family home of 35 years, on the first day of it being live on Rightmove for the full asking price! From the beginning to the end of the buy and sell process we found them to be highly professional, helpful and trustworthy. In fact nothing was too much trouble. We used Boyden’s superior homes package and thought the excellent professional photos and video produced by OpticMatter really helped sell the house. I was looked after & felt like an individual rather than just another number. I was able to have a 2nd viewing without much notice and the property was rented to me in a lovely clean condition. The process was simple and Beth and Matt kept in touch and were very friendly and helpful, answering any questions as I went. The referencing system was also easy to navigate.
