Unmotivated to sell my property once listing secured

They said all the right things to get my property listed with them. I thought that going with the most local agent made sense - that they somehow had more idea of the local market, but I was wrong. They set a higher price than the other two agents and I was carried along by their confidence. Despite knowing the sale was due to bereavement, that it was already in need of repair and was going to sit empty, they were happy to proceed with an unrealistic price. Once they had it listed their proactivity ceased. There was one viewing initially which yielded no interest and then no more. We started to find that our calls were not returned we always had to call again. Discussions over pricing turned to asking us what we were prepared to drop it to. They wouldn’t give an opinion, presumably because they didn’t want to admit their initial pricing was unrealistic. I’m sure they will excuse this with ‘market volatility’. Meanwhile, the property itself was deteriorating. We finally gave notice to terminate our contract with them at which point a viewing magically materialised. They wouldn’t communicate with me on the day about how it went and kept brushing me off. Eventually they told me the buyer felt the price was too high. No one thought to speak to me regarding negotiating a lower price. There was no for sale sign outside my property either. I feel that it was used as a filler. Maybe you get a better service for higher end properties? Very unimpressed. The property has been sold inside of six months with a different agent. I give one star for releasing me from my contract early.

The team of wonderful staff at the Fowey branch of May Whetter & Grose did absolutely everything possible to bring about a successful sale of our home in Cornwall. Our heartfelt thanks to Jen in particular, but every member of staff were so helpful, efficient and understanding that difficult situations were smoothed out and this led to a most successful sale and purchase. Throughout our tenancy, we reported multiple serious issues with the property, most notably worsening damp and mold, which were repeatedly acknowledged but never properly addressed. Despite being assured several times that repairs were to be scheduled, nothing was ever followed through.

May Whetter and Grose is a fantastic local estate agents. We cannot recommend the St Austell branch highly enough. The initial market appraisal was conducted by Richard who was extremely knowledgeable regarding the local area and very helpful, professional and personable and we immediately felt confident to choose MWG as a result. Communication / feedback regarding viewings was amazing and the whole team were lovely and nothing was ever too much trouble throughout the marketing process. We employed MWG to sell our house in Polruan. We put it on the market just before Liz the Lettuce crashed the UK economy. Through the winter of 22/23 the financial uncertainty dragged on until the spring when confidence returned and they showed many buyers around. Their staff were superb all the way through the process. Those showing people around are lovely, enthusiastic, local people who not only sell the property but also the idea of living in this village. Other agents offered their services but they did not have local staff and wanted us to drop our price for a quick sale. MWG were prepared to stick it out and eventually got us the price we were looking for. They put in a huge amount of effort for us, kept us well informed and certainly earned their fees. Excellent value for money. They totally belie the negative image that many people have of estate agents. Very highly recommended.
