GoogleWhen Paul sold my mums house for me, no one attempted to deceive check 4 houses at any stage.
Paul seems to be suggesting that was the case.
It was a difficult sale, through no fault of Pauls
There was a subsidance issue picked up by the buyers survey, which we had fixed, then the sale proceeded with the same buyer.
The property was in need of modernisation, but didnt become any tattier after Pauls valuation
Paul saw the sale through to the end, i was very pleased and would have recommended him.
Paul came to value my property with a view to selling, he did give me some excellent advice on a lease problem and how simply putting up a fence would benefit the sale
However, in my opinion Paul under valued my property, when i suggested this, Paul wasnt particularly flattering about my property or its prospects.
The lease situation prevented me going to market at that time and took over a year to resolve, i asked another agent to value and market my property 14 months after Pauls visit
Within an hour of my sale going live i had Paul on the phone to say he was very dissapointed, i didnt have time to talk and said i would call him back, but i didnt , it was a busy friday before a bank holiday weekend
Paul rang me at 9am ,3 days later to tell me i was under contract to him and i was breaching my contract with him, by selling with another agent.
Paul put pressure on me to cancel my current agent and go on the market with him
He proceeded via these phone conversations, text and email to tell me, due to my declining to re engage with check 4 houses, an outside organisation would now take over, he didnt have to do anything else and i was only the 2nd person to do this to him in 12 years of business
I interpreted this to be a legal threat ,although Paul wouldnt clarify his statement
I offered for Paul to bill me for his time, he said that was very decent of me and that he would bill a full commission payment based on his 2021 valuation
I did not accept this as a fair compromise
I had not gone on live sale with Paul, no viewings had taken place
More photographs were required to make it ready to market
I didnt have a copy of the contract any longer, Pauls office relayed a message for me to check my emails from 14 months ago, when i requested a copy of the contract
After several requests, I received the contract by email from check 4 houses
I then studied Pauls contract which i signed in june 2021
i thought It would no longer be vaild, i didnt take the time to check before i instructed this other agent
I have to now decide if i need take my property off the market to let Pauls 14 day notice of cancellation to expire, then go back on the market in 14 days, or to call his bluff on legal proceedings and carry on with the sale
On reading Pauls reply to my disgust at his conduct, i see he has aired personal information about me attending mediation to try to resolve a relationship issue and hopefully not needing to sell that particular property [ not the one i am currently in dispute with him about )
I noticed a reply Paul made to another disgruntled lady where he mentioned details of her marriage break down
There is just no need to behave this way Paul
Hence my reason for the "sweeping statement" to avoid him and the description of the worst ever experience with an estate agent

**At this current time Jon’s property has been recently reduced to the price that Check4Houses originally valued it at, which REMAINS UNSOLD with another Agent. This therefore is not consistent with the latest comment above regarding Check4Houses continually undervaluing and selling cheap. We value according to the current market & will always be honest & transparent.
**As an extremely busy agency we need to tend to our existing clients who require our support and assistance & therefore we will not engage any further to this changing narrative.
**We have also reported the continual changes of original review to Google as I am sure other businesses would find this challenging and frustrating that one individual is allowed to keep changing their story.
Thanks Jon. We would like to take this opportunity to respond. You contacted us in 2018 having been personally recommended. At that time, I completed a valuation on your home. We discussed your short lease & I took the time to explain how you could extend it & gave advise on the process detailing the benefits provided. You therefore agreed & said you would look into it.*July 19 you asked us to sell your Mother’s house in Fleet & signed our contract to sell. The house was in a very poor state. However, given this, we sold the property within 12 months, achieving a 96.4% of the initial asking price. It had a particularly difficult & complex chain which we ensured remained stable & was very smoothly brought to a close. A successful outcome to which both you & the buyer could not be more grateful.
*July 2020 - Following that you contacted us to provide a valuation for a house that both you & your ex-partner shared. We diligently carried out within 48hrs of said request.*June 2021, you contacted us to put your house on the market as you believed the extended lease was completed. You signed a contract with us; usual practice when we take an instruction to sell a property. We took photos & information to build a floorplan to enhance the marketing.
*July 2021, you called & said land registry had an issue with the lease& informed you wanted to POSTPONE.
*Aug 2021, you advised you & your former partner were going to mediation so further delays.
*Early Jan, you contacted us again; you wanted to go on the market, however, a new fence meant that new outdoor photos were needed.
*Mid Jan, you advised you were speaking to your neighbour & to postpone the photo’s.
*On the 25th Aug, this year, I see your home listed for sale with another agent.Jon, the last conversation you had with me was quite unpleasant - you remained adamant that you would not be honouring our agreement. Stating the reason for this was the other agent would achieve £25,000 plus for your home than we could - purely based on my evaluation 14 months previously. I explained that was highly likely, if asked that very day to re-value your home then I am more than aware of the changing property prices & demand & subsequent elevation of house prices in that window of time.
However, at no point did you give me that chance to re-address the marketing price of your property. No communications from you prefaced your conversations with the new agent. Simply stated, at no point since July 2021 did you request a valuation.
Lastly, the agent thus selling your home has not found a buyer, as at the time of writing this your property remains on the market as unsold.
It is a very disappointing outcome, which could quite easily of been avoided had you, Jon, taken the time to realise that we were on your side - we do not work against people, & documenting the above should really make you realise this. We make the utmost effort to help & provide support to our clients hence our amazing reviews from happy & satisfied customers & subsequent business purely gained from recommendations.

It's unfortunate that when Check4Houses offered these options to you - you subsequently declined both. Furthermore you instructed us to advertise the house above our market valuation. Significantly, Check4Houses had also received the instruction given by you to begin the relevant marketing of your property during the summer (school) holidays, which was explicitly against the advice of Check4Houses.To touch on your comment reference the speed of selling your property, its again unfortunate that it clearly shows on the Land Registry the house in question sold circa 5 months later at £35,000 less than the original price you instructed Check4Houses to advertise the house for.

Its taken 24 hours to investigate the source of this review which on first glance we took as a fake entry - this was due to the fact that the reviewer would only leave the name ‘AA’ However, we can confirm this unfounded and rather contradictory review was written by Adam Adski from Slade Estate Agents, Bransgore, BH23 8AA, we can only make the assumption that for some reason he did not have the courage to supply his full name.
We would of course therefore like to respond and provide some background to the nature of the dealings with above agent.
A conversation had with Adam Adski was held in confidence and it was agreed that due to the extremely sensitive situation of the lady involved (in the chain) any further stress or pressure would be totally averse to her health. We therefore as professional and caring estate agents agreed with Adam Adski we would try to resolve this situation without involving the client and proceed in the background to a positive outcome without troubling the lady further.
It was subsequently to our complete dismay this was absolutely disregarded and our agreement completely ignored, as Adam Adski went directly to the lady involved and caused a lot of unnecessary upset. To go against everything that was agreed in background did not make sense and would like to understand how Adam Adski thought this was in actual fact acceptable behaviour?
In the process of upsetting a lady whom we were trying to protect and causing undue stress did not sit well with us, nor should it have happened.
Putting the personal and emotional state of our client aside - this action also added a huge risk to the whole chain collapsing completely, which again why we agreed to manage the situation in the background.
The actions of Adam Adski unfortunately (and sadly) clearly reflect poor management and weak negotiation skills. We therefore felt it our duty as honest and experienced estate agents to outline where Adam Adski had brought a negative impact to the situation and of course presented the significant risk and the undue stress their actions caused.
We can only now make an assumption that Adam Adski is new to this industry and requires simple training where it comes to supporting the needs of every client involved, providing empathy where necessary and not forgetting the rudimentary negotiation skills required. At the time sadly none of these attributes where present where this agent was concerned. Which meant Adam Adski actions clearly lead to a conversation with us to which unfortunately Adam Adski did not appreciate, when hopefully now on reflection this whole situation will provide Mr Adski with the required learnings for continuous improvement.
