GoogleI do not recommend Erik clarke estate agents in Farnworth, for months we have tried to book viewings with with, through online enquiries and phone calls. You can never get through to them and when we leave voicemails they dont return calls.
Today i called them but selected option 1 for valuations instead of sales, and the lady answered straight away , i explained to her that no one seems to be returning calls. She went on saying but my colleague rang you for this property so why didn you show your interest in the other properties at the time, i said it didnt come to mind as we thought they may have been sold and hence why no one has returned calls/emails, my partner said in the back ground if they cant be bothered leave it.. she went on saying we being rude and will not be dealing with you, certain houses on Pansy Rd and Lupin Avenue that we have been chasing for months have been ignored. If you want to sell your houses dont advertise through Erik Clarke in Farnworth. Their ignoring enquiries through email and phone and then telling people we not dealing with you. Very rude and bad customer service, your houses are not getting sold anytime soon.

Following my post the sales manager emailed me zero tolerance email, and stated below they emailed me back 15 times and said i was rude on two occasions this is a lie
SORRY THE TRUTH HURTS im not the only one saying your staff are not doing their job right and are incompetent , you decided to send me an email after i reviewed you one on google.You are an unprofessional company and your staff need training . I received an email not stating anything about 15 emails responses and all sudden we rude on two occasions. Avoid at all costs very unprofessional . You may contact all the authorities you like. I am sharing my experience.

I have listened to your calls and on the occasions our team have spoken to you, you have been extremely rude and abusive to the person on the phone, in addition we have replied to 15 emails to either yourself or your partner and therefore can evidence we do not "ignore enquiries"

GoogleFrom the initial phone call to ask for information to the end handing over the keys everything was simple and efficient. Dan was available to answer any queries and if he said he would return a call he did. It was my first experience of selling a property, Dan called to value the property and it was sold less than a week later. Very impressed. I would highly recommend this estate agent. Google⭐☆☆☆☆ Misleading and Unprofessional Advice
I had a very disappointing experience with this letting agency. I was told, incorrectly, that I am required by law to add my partner to the tenancy agreement, simply because she is over 18. That is not true. There is no legal obligation to put every adult living in a property on the tenancy agreement, it is a matter of policy, not law.
Even more frustrating, they claimed they couldn’t add her unless she had lived in the UK for 6 months, again citing “legal reasons.” This is misleading at best. There’s no law that says someone must live in the UK for 6 months before being added to a tenancy. Credit checks and immigration/right-to-rent requirements may apply, but they’re using “the law” as an excuse for their own internal rules or lack of flexibility.
This kind of misinformation causes unnecessary stress and confusion, especially when you’re trying to make informed housing decisions. I expect a professional letting agency to know the difference between legal requirements and company policy, and to communicate clearly and honestly.
I wouldn’t recommend this agency to anyone who expects transparency or proper guidance.

GoogleI rented a property through Eric Clarke for over 12 months and never once missed a payment. During my tenancy, the neighbouring property built an extension which disturbed rats. They ended up I rented a property through Eric Clarke for over 12 months and never once missed a payment. During my tenancy, the neighbouring property built an extension which disturbed rats. They ended up chewing through the carpet and I even found them in my kitchen. I reported this, but it was not dealt with in a timely or effective manner.
When I decided to move out, I left the property clean, yet they tried to withhold my deposit for carpet cleaning, on a carpet that had already been damaged by rats, and for minimal marks on the wall, which are perfectly reasonable after living there for a year. Instead of resolving things fairly, they dragged the process out, going back and forth over prices, fully aware that I needed my deposit returned.
I found them very ignorant and unhelpful throughout. Based on my experience, I would not recommend this company to my worst enemy.

GoogleAlmost two months into a tenancy agreement and they still have not replaced an oven which was advertised with the property despite being made aware of the situation. The property came with a washing machine that didn't work, presumably there for false advertisement purposes as well despite being expressly told by the estate agent that it worked. The company also booked in random appointments to replace windows without my permission or making me aware. Furthermore, the property was also dirty with sticky handles on the cupboards and an improperly cleaned oven. To add to this a large concrete block was left haphazardly outside the back gate with no thought to remove it until I made them aware. Clear expression of disdain towards the customer, seeing them merely as a means to profit.

Called to book a viewing and was told ‘shes not here so I can’t book it’ I asked ‘when will she be back please’ the women on the phone replied ‘well I don’t know because she’s not here to ask is she’
I let this go and called back a few days later to book the viewing. Got booked in and was sent an application form. Of course I filled out the form. I was then sent a very rude email stating the application would be sent after a viewing, fine, went to the viewing where there were 4 other people viewing at the same time, the estate agent was exceptionally overstretched to the point it came across rude. Having to keep turning her back during conversations, left alone to walk round without any knowledge of the property given and no chance to ask questions and then had to openly discuss finances infront of all the other people viewing. I was told I would be called later that day to state if my application would still be sent off due to it being sent in too early. I was not called, waited until the following day and received an email asking if I wanted to view the property. I replied to the email to find my email had been added to a block list!!!! Absolutely appalling customer service, rude staff, so glad I realised this before committing to a property with them!!!

I can see from your file that you enquired regarding one of our rental properties and you sent your application prior to viewing the property, you were then advised by email that any applications made prior to viewing the property would be declined, this is also displayed on all emails and SMS messages that we send when confirming a viewing with you.
After viewing the property you then submitted another application that was sent to the landlord for consideration and at no stage can I see that we have been rude or unhelpful.

GoogleEric Clarke estate agent in Farnworth really should change their name to “NOT ERIC CLARKE ANY MORE”. The original Eric Clarke was a well-known friendly, helpful, customer focused family business.
The new Eric Clarke estate doesn’t work on Saturdays so you can’t arrange a viewing on a Saturday. This discriminates against people that have full time jobs. If you ask for a weekend viewing, you are rudely told to “make time” during the week. This means that everyone has to take a day off from their Monday to Friday job if they wish to view an Eric Clarke property. Surely an Estate agent, like any other retailer, should be there for the benefit of their customers, not the other way round?
They are not at all flexible with their viewings, either. The woman on phone told me that I could view a house on a Monday. But I couldn’t get a day off on Monday so I asked for Tuesday. She said NO, they don’t have viewings for Tuesday!
When I asked why Eric Clarke can’t “make time” for the buyers, she just repeated arrogantly, “No, we don’t work on Saturdays” before she hung up on me. What type of customer service is that?
Eric Clarke is the only estate agent I know who won’t allow me to make an offer without having first viewed the property with them.
Over the years I have bought and sold several properties with the original Eric Clarke, including the one that I am currently living in. Now I am interested in a property that they are selling, which I have previously viewed with another estate agent only a few days ago. Inexplicably, they will not allow me to put an offer in on this house because I have not viewed it with “them”. But they refuse to let me view it on a Saturday, which is the only day I am free to view it. Or a Tuesday when I could get someone to cover my shift.
I lost the chance to view/purchase another property with them not long ago due to their inflexibility in their viewing arrangement.
Is Eric Clarke an estate agent? If so, isn’t it your sole job to sell properties for the vendors who pay for your service? Do your vendors even know that you are making it so difficult for people with full time jobs to view their properties?
So Eric Clarke, how can people buy a property with you when they work Monday to Friday, when you do not work Saturdays or Sundays, and don’t do viewings in a flexible way during weekdays?
In my opinion, the new Eric Clarke is making viewing your property difficult because they are so inflexible with their viewing arrangements.

I apologise if you feel that you have not received the service you expect and wanted to address some of your points directly.
Eric Clarke are a family run, customer focused business and this has never changed since the day the doors opened over 70 years ago and to address the obvious issue you have regarding opening on a Saturday this is due to Religious reasons and the business is restricted on opening on a Saturday, however we do offer viewings at weekends dependent on our vendors availability.
I feel your review is unfair as you have not gathered all the facts before publicly trying damage our reputation, as an estate agent we are instructed by our sellers and work within their access requirements, unfortunately this does not always suit the viewers schedule however any serious buyer would generally make time to view at the time that suits the homeowner.
In terms of making an offer prior to viewing, the policy is used throughout the industry, this protects our vendors from potential sales falling through at a later date when the buyer has physically viewed the property, therefore saving everyone any disappointment and costs, I also note you state that you viewed the property with another agent? If this is the case then you would need to contact the previous agent and express your interest and make your offer as they are the introducer and would be entitled to commission should your offer be accepted.

Our vendors are fully aware of our methods.

Eric Clarke are an established estate agent in the area and have provided a service for the homeowners/landlords of Farnworth and the surrounding area for over 70 years, Yes the business changed hands 6 years ago to a family who have made it their objective to keep those values and continue to build on the reputation that the original Clarke family gained.
