Don’t trust Richard James

We made an offer on a property being sold by Richard James in early 2025. Our offer was rejected but nothing wrong with that. A few months later Richard James staff phoned us and asked if we were still interested in buying the property. They gave us some ridiculous story about the buyers splitting up and going their separate ways on the day contracts were to be exchanged. We told them we were still interested, our offer was accepted and we were told that the sellers wanted a quick sale because they had bought a property and wanted to move. There is always a delay while a solicitor is instructed, ID and money laundering checks are done, but we progressed as quickly as we could. Our surveyor gave up two days of his holiday to do the survey and produce the report. Richard James staff hassled us for weeks, emailing or phoning most days. On one day they phoned us five times between two junctions on the M5 while we were driving. Then it all went quiet. We heard nothing and we had to pursue them. The story changed again and now the sellers were stuck in legal negotiations about the property they were buying. They had been ready to move supposedly. We signed our copy of the contract and returned it to the solicitors and we transferred them the money. Out of nowhere Richard James staff contacted us and told us we needed to complete in 3 days! Richard James staff wanted to be the agents and the solicitors at the same time. By this time it was late November and we had multiple commitments we could not change including some time out of the UK in Eastern Europe. We agreed to exchange when we were back in the UK with a view to completion in late January. In early December Richard James staff contacted us and informed us that they had sold the house to someone else. Our researches revealed that they had relisted it on the market in November without telling us. We were left thousands of pounds out of pocket due to legal fees, surveyors fees, lost bank interest and fees to other professionals who had viewed the property with us. Our further researches revealed that Richard James has a habit of ‘sham listing’ properties for one day only when they have already sold them to their contacts without the properties being sold legitimately on the open market. Companies like Richard James are the reason estate agents are widely held in contempt and not trusted. They are unprofessional and untrustworthy. When we told the story to other agents without naming Richard James all of them said something along the lines of ‘that must have been Richard James’. We would never use Richard James again for buying or selling. We advise friends and family the same. Regulation of estate agents in the UK is well overdue. It is time that these unethical practices were outlawed. One star is a star too many for Richard James

I sold my house through Richard James Wroughton and completed in February. Although the process took a little longer than expected (due to unavoidable circumstances), I was kept well-informed throughout. The communication was excellent, and I always felt reassured that things were progressing. I highly recommend Richard James Estate Agents in Wroughton; I had the pleasure of dealing with Alex and Jade who were always available to answer questions, and kept us well informed throughout the sale process. Alex listened & demonstrated empathy with our situation where we needed to sell the property quickly at a good price to fund care home fees, which we achieved and completed within 5 months from marketing the property. An extra special gesture that was greatly appreciated was a generous charity donation to Dementia UK upon completion - which really demonstrates their personable and considerate approach.

Terrible service

Terrible service, they failed to list the property for two weeks then listed it incorrectly and all the search parameters were wrong. They didn't carry out the marketing campaign as advertised until we rang to complain. When we got a sale they miss handled it and caused our buyers to look elsewhere then said it was not their fault after they had contacted the buyers to say the chain wasn't complete , after they had told them, a week before that it was complete. They then said the property we were buying was likely to take a few months to find somewhere to go and the buyers started looking elsewhere. Totally miss handled. Avoid at all costs

We swapped to Richard James due to lack of communication from previous estate agents unfortunately we lost our buyers when we thought we weren’t far off completing and they seemed oblivious to the situation and so due to delays and financial implications already incurred we needed to ensure our property would be sold as quickly as possible. Richard James ensured the photos and marketing was done as quickly as possible and from relisting on the Friday we had a viewing that afternoon and had accepted an offer the following Tuesday so certainly put our minds at rest. They have a dedicated sales progressor in our case Amy who kept us updated throughout and assisted me as I work in the legal sector to get responses from the buyers solicitor as quickly as possible. From the memo of sale to completion we managed this in 6 weeks although we were lucky to have first time buyers. Would definitely trust them to handle a property sale for us again highly recommend.

We purchased a flat through Richard James and we have to say that Julia Barrow’s in their Sales Progressing team was absolutely amazing and we can’t fault the work she done for us. We were kept in the loop at every step of the process with regular emails and update calls, queries were responded to almost instantly and nothing was ever too much of a problem. Thank you Julia for making the process run more smoothly and an altogether less stressful experience. After a long six months our sale and purchase is finally complete. Everyone who was involved were amazing. Jake was fab, showing us numerous properties and selling ours. A special shout out to Laura Wooley. she has the paitence of a saint. She was working from home but never made excuses. There were so many moments where we thought everything was going to go down the pan but she was always on the end of a phone or email (replying to emails within an hour or two)reassuring me it will be fine. We’ve just sold and purchased through Richard James, for our mum, and our main contacts were Gareth and Laura. Gareth was really helpful and showed us around the property on his day off and negotiated hard to get an offer accepted. He met us at the property on numerous occasions, at short notice, so we could meet various contractors there. Gareth advised us to put mums apartment up for sale which was sold very quickly. Laura was our sales progressor and she was very friendly and informative and gave a weekly update on our sale and purchase through the whole process. Our purchase took a long time and Laura was always chasing Solicitors and and answering our queries. She worked hard in getting us to completion and even managed to agree a delayed completion date on our sale which gave us time to do a speedy renovation on our purchase. Very prompt replying to any queries and putting my offer across to the vendor in the initial stages of buying, thanks to Kelly Hucker (I believe?). I recently moved out of a rented property and worked with Gee Mossom to help out with getting back my deposit.
