TrustpilotResidents threatened with debt recovery…
This relates to my previous review where I complained that Modbury, the new property management company for the Courtyard at Duporth, have made application for payment on the 6th Jan 2025 declaring it to be overdue if not paid by 1st Jan 2025! The hugely increased service charge being unsubstantiated. Following multiple complaints/questions from residents they issued a general response but with still no proof or justification for the increased/added costs and some important questions ignored altogether.

Thank you for sharing your feedback. As the previous Management Company instructed was a concern, based on feedback a new Management Company selected by residents took over at the end of last year which we hoped would better align with expectations.
We understand that the new Management Company is now in direct communication with residents and hopefully working towards resolving any issues.
Thank you

TrustpilotInsolvent Acorn Sub allowed to collapse without paying social levies - DO NOT DEAL WITH ACORN SPV’s
Please read the reply below from Acorn to my post. The moral of my story is that, if you believe Acorn, that YOU SHOULD NEVER DEAL WITH AN SPV OR SUBSIDIARY OF ACORN PROPERTY GROUP. This is because Acorn’s post shows that it doesn’t consider it “untoward” that its wholly owned and controlled SPV has breached agreements, breached planning permission conditions, deprived a local community of affordable housing, and that it allowed the SPV to go into insolvent liquidation owing over a million pounds and with an incomplete development.

This is our final comment on this matter.
We reiterate what we have said before on this platform.
This came about as a result of a bona fida dispute with the Council. On receipt of legal and planning advice we were advised that the Council had exceeded their power in levying the amounts under the s106 Agreements on the Company.
On subsequent advice from solicitors and insolvency practitioners the decision was taken not to incur further costs and to put the Company into liquidation.
Any inference in these postings that the Company has behaved in an untoward and transparent manner is refuted.
In any future postings when making serious allegations kindly take greater care to differentiate between Acorn and, as in this case, its subsidiary SPV

TrustpilotI would not deal with Acorn ever again
I would not deal with Acorn ever again. Like other reviewers, I have been forced to resort to legal action. I have found that after buying a property from Acorn , they have had little regard for contractual obligations and have breached regulatory planning conditions. It appears to me that they have pursued a strategy of low cost after completion, concealing non-compliance and delaying in addressing issues of concern. These include significant design defects. It has taken months of trying to resolve issues. They say they will fix something, but then don't do so.

TrustpilotThe Acorn horror show continues
Acorn property will give their email address in these reviews, however Acorn do not respond if you email them. I had to call the police the other day because of the sales team at St Leonard’s Quarter (Exeter) harassing me outside my own home, this was very distressing. Acorn will reply here on the reviews, however that’s where it stops when it comes to getting anything sorted.

We understand that you are in direct communication with several members of senior management at Acorn who are awaiting your complaint in writing as requested. As you are aware your vehicle has been repeatedly parked in unauthorised spaces on site. As a result, our representatives have left notes on your vehicle and spoken to you directly requesting your vehicle is moved. We have not in any way harassed you or threatened you, we have only approached you and your the vehicle to request its removal, courteously. These parking spaces are clearly sign posted for the use of visitors of the marketing suite and yet you continue to park your vehicle in these spaces.

TrustpilotOttery St Mary
I was the first to purchase/complete on the Acorn development in Ottery St Mary. The whole experience was excellent from start to finish, whilst post completion any remedial works were carried out in a timely manner. A huge thanks to Tom (Thomas Markham) for his professionalism and humour throughout which helped everything run so smoothly, particularly when I encountered delays with my buyers.

TrustpilotProgress to ACORN BLUE do not allow access to their dispute resolution service
I bought my new house from ACORN BLUE part of the ACORN PROPERTY GROUP at The Courtyard Duporth in Apr 2022. An issue with my heating, i.e. it can’t adequately heat the house (ACORN BLUE installed underfloor heating but did not install wall insulation!), was reported to ACORN BLUE aftercare in Dec22. Eventually ACORN BLUE acknowledged the problem and the thermal imaging survey report I had had commissioned, ACORN BLUE said they would ‘do what it takes’ to fix it. All ACORN BLUE did was supplement the loft insulation, which had no effect. ACORN BLUE are no longer responding to my emails. I HAVE REPEATEDLY ASKED TO INITIATE THE DISPUTE RESOLUTION SERVICE ADVERTISED ON THE ACORN PROPERTY GROUP WEBSITE BUT GET NO RESPONSE. I will continue to post reviews wherever I can - next stop Spotlight News. I will also contact my MP. ACORN BLUE can apparently get away with making appalling errors. Buying a house is the most expensive purchase of most people’s lives yet there is no way of getting a refund for a faulty product. Unless you’ve got lots of money for lawyers, its almost impossible to get defects fixed if the builder doesn’t want to. Its as serious as the post office scandal. Watch out for ACORN GREEN - if they can make the mistake of installing underfloor heating in a house with no wall insulation, imagine what their environmentally friendly housing is going to be like….

TrustpilotI have had a few issues with my home........
I have had a few issues with my home in the past, and every time something comes up, I know I can count on Justina at Bristol Aftercare to get things sorted. She has been absolutely amazing to speak with. One of the things I appreciate the most about her work ethics is her flexibility in accommodating our busy lifestyle. We don't live full time in our property and she understands our needs and ensures that any work or repairs are done efficiently and without causing any inconvenience. What sets her apart is her commitment to her word. When she says something will be done, she means it. Me and my husban can always rely on her to follow through and deliver on her promises. It's a rare quality that we truly value.I also want to mention Vince, who works alongside Justina. Both of them are exceptional in their communication skills. They have a knack for explaining things in simple, understandable terms, without using fancy construction jargon that often goes over my head. It's refreshing to work with professionals who can speak to me and my husband in a language we understand.Overall, we are extremely happy with the service and attention provided by both Justina and Vince. They go above and beyond to ensure that we are looked after and our home is taken care of. We couldn't ask for better support and assistance and if you are in need of getting works done, then we would highly recommend getting in touch with them!

Lizzie's dedication to helping us with the purchase of our house was amazing- she listened to everything we said and was always quick with her responses, both positive and negative. TrustpilotFantastic company, great people
Sammy, the New Homes Advisor and Sales Co-Ordinator at the their head Quarters in Bromley was the most supportive and nicest person I could have had to help me through the process of buying my property. She always made sure I understood what was going on, what was to come next, and how to prepare. This review is long overdue but buying my property through Acorn was a decision I do not regret. I use the lawyers the recommended and I had zero issues - the only time I had an issue was because of the broker I chose. The people at this company are the most professional and friendly people. I was also buying my property right before the Stamp duty holiday was almost over in 2021 but they still gave me the attention required and worked as efficiently as possible to get everything in time. If it wasn't for Sammy I don't think I'd have gone through the whole process without any problems.

TrustpilotOur first home experience :)
My Partner and I are buying our first family home. We found a beautiful home with Acorn at the Old Print Works in Frome. From the first phone call and visit Helen and the team have been sensational and professional. Being our first ever family home we were nervous and didn't have a great understanding of everything. Helen and the team changed this, giving us all the help and support they could and spending time with us, showing us around the show homes and answering all our questions. It has been such an amazing experience with Acorn and we cant wait to step through our own front door. From the bottom of our hearts THANK YOU!

TrustpilotNever ending groundworks
The vast majority of the properties at Cottrell Gardens Phase 1 have been built for the last 18 month / 2 years and yet Acorn are STILL doing groundwork’s that should have been completed before selling properties. Underground drains were installed incorrectly and many properties were not linked up to the waste pipes, ours included which meant after one week we had disgusting waste entering the property. To be fair, as awful as it was, it was resolved quickly however, for the last 2 years they have repeatedly dug up roads, pavements, gardens etc to do yet more drains works. Many of the areas they have dug up they have done so multiple times so it’s clear they can’t get things right first time to minimise disruption. There seems to be no end to this depressing Groundhog Day cycle. As soon as it looks like there might be some progress, another large area is dug up and it all comes with delightful side effects:- Constant heavy construction traffic using residential streets meaning unbearable noise within the property each and every weekday. Makes working almost impossible and is now embarrassing how much I have to apologise on conference calls (the phrase that I keep getting is “wow, haven’t they finished yet?!”). Not only that but they often drive far too fast so with children and pets here, it is an extremely dangerous situation.- We were assured by the sales team that the residential roads would not be used for construction traffic because an alternative route outside of the development had been sought to the area used to store materials and dump the mountains (think Switzerland) of earth and junk. Not only is this not the case but Acorn management seem to have zero interest in finding alternatives or reaching a compromise. Once you’ve purchased a property, it appears you’re nothing more than a hindrance and in their way.- We and other residents are unable to use our gardens or open windows because of dust and noise which in the warm weather, is very uncomfortable.- Despite site parking being provided, the contractors are allowed to park vans and trucks on the pavements throughout the residential streets, blocking roads & peoples driveways and causing damage to the kerbs.- This damage to kerbs now means entire pavements need to be ripped up and replaced causing yet more disruption for months to come.- They do send a street cleaner occasionally which quite hilariously, is literally followed by construction vehicles right behind it so chocolate teapots etc.If they continue to use the residential streets for Phase 2, we will have to sell at a loss, take the hit and move on. Or join in with the threats from other residents and block the roads. But that fun is for another day - Phase 1’s disaster epic continues for the foreseeable…

TrustpilotIncompetent
Their After care team is utterly incompetent. Never been so angry.I've lived in the house for over a year and am still waiting for them to fix basic snags like the fact that the front door keys don't work.Over a year after they promised to fix things, they start claiming it's not their problem. They made me log everything on a 3rd party portal (Clixifix) and then started closing all the tickets even though they hadn't fixed them. Now they don't have any idea what tickets they haven't dealt with, so I have to go through everything again. They make it more difficult because they know people don't have the time for all this admin so we'll give up eventually. As another reviewer said, it's clear that their tactic is drag everything on until people give up chasing them, so they can get away with not doing anything.EDIT 02/06/2023: They left a reply to this review saying they'd get in touch with me to sort stuff out. They got in touch with me and promised to sort stuff out and never did.

TrustpilotHorrible developer pretending to be luxe
Unfortunately, my experience with Acorn Property Group has been a nightmare.1. We’ve had various door and main entrance defects more than 4 times since completion in 2021. Doors not closing, doors not opening (when you try to get home from work at 9 pm and your neighbours have to let you in manually from inside the building).2. Some flats don’t have any functioning heating at all and had to buy electric heaters.3. Appointed managing agent (MDB) doesn’t respond to emails for months and collects charges in breach of Ground Rent Act.4. Some flats have leaks that go unresolved and the whole building seems to have a huge leak somewhere.5. To top it all off, when all communal boilers break down in January 2023 and don’t work for 3 weeks, the developer is first asking residents to pay for fixing them saying they don’t have money to fix them otherwise. Then after residents ask for the documented proof for the reason of such a huge breakdown, the developer suddenly assumes the charges and starts fixing the boilers. However, this continues for almost 2 months since the initial break. Residents not clear what exactly is being done and whether this situation will repeat again. No hot water for 1.5 months. Less than 2 years into living in the building all communal boiler break 🤷🏻♀️Very distressing experience, sadly. I hoped they would improve and didn’t post a review earlier. I would advise anyone to avoid this company.

TrustpilotWelcome to the Acorn Horrorshow
Don’t trust those replies that say they’ll get in touch. 3 weeks later we are all still without heating and hot water. We get some bonus though. Doors and gates were broken again that residents had to release the fire safety switch and then left them open and vulnerable for 1 week before they were once again “fixed”. Still absolutely no real sincere apology but we get a lot of excuses and defensive replies from them for denying us basic necessities like hot water and heating for almost one month, feels like a spit on the face considering the horror show they’ve put us through so far.

TrustpilotNightmare
My experience with Acorn was a nightmare. We were fortunate enough to not buy an apartment from them, but were instead the first tenants in one of their properties. The list of problems was endless, major leaks in the whole property remaining unaddressed for several months, heating and hot water not working for months for many flats, persistent access control issues resulting homeless people residing in the common areas, etc.Hoping for acton care? Forget about it - the lack of care is shocking. We had to send several hundred emails to simply install a self-closer in the communal door (to partially address severe access control issues) that started malfunctioning after a mere few days. I completely agree reviewers saying that "their tactic is drag everything on until people give up chasing them, so they can get away with not doing anything".Their subcontractors are even worse, and the managing agent they hand picked for the property is non-existent.Simply avoid them, I can only feel sympathetic for our neighbours that actually bought from them.
