Cardens of Exeter don’t even deserve 1 star ! Absolute waste of time estate agent . Beverly ( the manager ) Is absolutely horrendous to deal with , Rude ! Ignorant and has no skills what so ever dealing with tenants ! She should not be a manager !!!!! All her responses are dealt via email days after they being sent as she never answers the phone . When she did on the 1 occasion i was greeted with YEAH ! When I stated I was a tenant in need of help with a situation that her ignorance had left me in ! I have pictures , emails , and voice recordings which I will be using as evidence of her neglect as an estate agent manager ! Half of my problems would have been sorted and dealt with had she not been so ignorant and not wanting to do her job properly! I had mould in a bedroom which Beverley ignored ! I had leaking toilets x2 again she ignored ! The loft had gone completely mouldy , and black and full of moisture damaging my property which then to be thrown out ! Ignored by Beverly! the pipe ( stink pipe ) from the toilet was not even attached in the loft properly absolutely stinking the house out of sewage ! Again ignored ! Gaping holes in 2 places which caused an infestation! Again ignored ! Woodlice ants and slugs again ignored ! Sent pictures again ignored ! Then wanting £150 for an item not even in the inventory as was not even in the house when I arrived! An oven liner ??? Wanting a bathroom wall painted as the landlord done a shabby paint job and painted it in matte paint! But expecting me to rectify in silk ? Seals blown on windows letting in a tremendous amount of water and condensation! Again told Beverley and was ignored !! Was told to wash the fabric blinds in a washing machine due to the mould , which of corse Fkd them up told Beverly she ignored !!! Sent her a picture of the blinds completely mashed up and tangled again ignored !!! I don’t know what she does during the day but seems to Email me at 8/9 in the evening !! Unprofessional if I do say so ! We will be taking this a lot further !!! Stay well away from this estate agent even more so Beverley! absolutely awful ! And have left many people upset ! We have friends that currently have 3 properties with cardens who will soon be changing ! As they have also heard of such poor / bad reviews from them ! Now force and sons have joined with them ! Big big mistake and will ruin force and sons reputation, especially as Keira from force and sons was an absolute pleasure to deal with !!!!

Students avoid renting with Cardens. So rude and unorganised. Informed them 3 weeks previously that i was no longer renting a 6 student house with them, however they failed to record this, Today received a call from them, telling me i immediately needed to fill in the application and that i'm the reason the application process is being held up. Application sorted now, but don't appreciate being spoken to like that from someone providing a service.

They don't deserve a single star. My son moved out of his accommodation at the end of July. It's now the end of October and we still can't get his deposit back inspite of having it in writing acknowledging the amount. Endless excuses! Bank details have been given at least twice and phone conversations are unsatisfactory. Septembers rent was paid in June because it was demanded, along with the deposit. An absolute rip off. Wouldn't touch them.

Arrange to view a property today as it was the earliest they could do it, told them its was perfect and just what we were looking for, then a quick answer machine message at 8.20 this morning saying, the appointment was cancelled they had let it! Although our student let this year has had more issues than any previous year that I've been in Exeter (broken boiler, faulty tumble dryer and questionable maintenance) our property manager at Cardens, Hanna, has been so helpful. Students@Cardens is hands down awful, I genuinely can't think of a good thing to say about them. They treat students very poorly and disrespectfully, and will try pretty much anything they can to get money out of you, especially when it comes to deposits. I don't know why landlords would want to use an estate agent like Cardens who have no respect for their clients, their tenants, or their line of work. They make appointments and cancel on the same day and they give this business an even worse reputation than it already has. Landlords and tenants, steer clear.

Horrendous service from 'Dopey Bev'. There must be a family connection or someone with a lot of pity to have her still work there as she's completely useless and would be dismissed from any other job. We made sure our son got a nice rental for his university 2nd year with an estate agent who seemingly cared!

When you have over 2,000 clients to satisfy and a small number of "complaints" then you know Cardens and Students@Cardens have a great team who cannot do enough.The office opens at 9am and closes at 6pm but tonight they were still handing out keys to students at 6.30pm. Hope they give a good review.

Beverley the lettings manager is extremely knowledgable. It is with every confidence that I entrust my properties to her. She is fully up to date with all the latest legislation.
