GoogleAvoid these like the plague. I lived in a property for 8-5 years. They’ve not returned my deposit. I looked after the place like my own. I’ve referred to the tds scheme. My advice is do not pay your last month rent when moving out. They are scamming you. Joke.

Looking at the photos of the condition in which you left the property , I am surprised that you can accuse us of scamming you , but wish you well for the future .

GoogleRented with these guys for nearly 4 years. Had a few issues with the property over that time you’d expect but where always quick and fair to get them sorted - including a brand new washing machine within a couple days. On moving out fair with the deposit and speedy with the return. Good communication with Beverley throughout and a pleasure dealing with Mark on moving out.

GoogleI rented a room through this agency during my semester abroad. Several details about the rental property were not correct. The washing machine could only be used after the tenants themselves bought an extension cable at the DIY store. The house was in a run-down condition. After my semester abroad ended, the agency made no effort whatsoever to help me find a new tenant, even though I was in dire financial straits. I had to pay two thirds of the rent for a vacant room. Although I only lived in the room for a short time and I was almost never in the room, the agency tried to keep my deposit by all means. The agency claimed that there had been a cleaning for several hundred pounds. We tenants were able to prove that this cleaning never took place and the agency could not produce a bill. After being caught lying, they paid the deposit several weeks after the end of the tenancy. Although she could no longer claim any defects, I was paid £50 too little. My enquiry about this has been ignored ever since. It is no exaggeration to say that this agency is corrupt and has no qualms about exploiting people.

GoogleDuring my tenancy with Cardens they were extremely helpful all round, bringing electric heaters up on the day my storage heater broke whilst awaiting parts, they & the landlord replaced the mattress at my request with a quality new one and come the end of tenancy were very transparent, understanding and helpful. GoogleSeems my last reviews has been deleted. From my experiences I would not recommend this company. Take photos of everything when you move in as they will try the cheeky one on you and blame it on you and take it out of the deposit. Takes ages to get anything fixed even for small jobs. The house had many bigger issues with a leaky roof, I know this cannot be fixed over night but it seems they painted over the bigger issues before we moved in, soon became apparent the house was a state. AVOID

GoogleStunningly rude and incompetent staff! Had a viewing confirmed twice, once in the morning and once 30 minutes before arrival. Made it clear i was travelling some distance on both occasions. Then a call back from a very stuck up woman who called to say the property had now gone and that they might an option for me to look at next week if i wanted to call them. When i questioned why they had wasted my time and fuel she just hung up on me. Incredibly unprofessional! Stay away!

GoogleImpossible to get ahold of. Won’t repair anything quickly even when urgent. Property was a mess on arrival and they tried to charge us for everything. Avoid at all costs

GoogleTerrible agency. House had horrible condition, had to complaint 100 times didn't do anything. At the end try to steal the deposit and fool people. Highly risky unless you are willing to get scammed...

GoogleFrankly embarrassing service, moved into flat and for a week had no hot water, no working cooker, no lights, a hole in the roof no Working washing machine and No curtains and despite phoning the office multiple times a day I got no helpful response just the same excuse about parts being ordered or workers busy. Pathetic company and recommend no one ever uses them. GoogleLANDLORDS AND TENANTS, I called up to enquire about some properties and was spoken to so rudely, it made me laugh in disbelief when I hung up. I have an unusual circumstance that would have actually ended up benefitting any landlord, but they didn't even consider consulting the landlords for any of the properties I was interested in. I have rabbits, but a perfect renting reference history (always leave properties cleaner than I receive them in which has been commented on by every letting agent, pay out of my own money to professionally fix anything I damage, never ever missed rent, etc, I don't mean to toot my own horn but I am the perfect tenant) and was willing to give 6 months rent upfront, which in this day and age is a goldmine for any landlord, and I've been told as such by every other letting agent I've contacted. However, because of the rabbits they wouldn't even consider asking. Now, if they'd said this nicely I would not have had as much of a problem with it, but not only are they excluding someone who would actually end up being an ideal long term tenant for one of their clients but also they're incredibly short and rude about it. I then came online and saw the reviews they have and how their secretary has literally left their own 5 star review to try and boost their ratings... and everything made sense. It's ok, I'll take my 6 months rent elsewhere :)NegativeQuality, Professionalism, Value

GoogleSTUDENTS DO NOT RENT FROM CARDENS! Like other reviews have stated, if I could give 0 stars then I would. The complete lack of respect that the employees had towards us as students, which weirdly changed instantly into a professional and friendly manner when confronted by our parents, was disgusting. The employees that were dealing with our property were not responsive in emails, and usually replied without useful information, and it would take weeks to reply even to an urgent situation like a leaking ceiling. Then at the end of the property they tried to charge me for marks and nails in the walls that were there before I moved in, which is completely ridiculous. Not only this but they tried to tell us it was the law to hire a professional cleaner at the end of the tenancy, and when questioned, they finally told us it wasn’t the law and that we could clean the property ourselves, saving us £400 in a global pandemic. My advice to any students already renting is to take note of absolutely everything in the house and keep emails and evidence of everything. Also, always follow up and question things, because 9 times out of 10 they will not give you the full information at the start, and only will when questioned. Really unprofessional and awful behaviour towards student clientele which needs to be sorted immediately if they want to keep their student clients.NegativeResponsiveness, Quality, Professionalism, Value

GoogleIf I could give 0 stars I would. Literally the worst experience I’ve ever had. We were sold it as a 6 bed house to then later find out after we had signed that it was actually a 7 bed house ( they forgot to show us the 7th room/ put it in the ad) and that we were liable to finding a 7th person or pay extra to compensate. The house was extremely overpriced and full of damage that was never fixed by the company. No leniency during coronavirus. No care for the students whatsoever and by the end of the contract, we got charged £190 for pre-existing damage that we wrote on the inventory but they chose to disagree with our wording! :)NegativeQuality, Professionalism, Value

GoogleI’d rather trust the hamburgler from McDonalds with my properties than Sue and Carden’s. She’s just an ugly person to deal with, inside and out! The owner is more interested in keeping his failing farm afloat by seemingly neglecting the dank student properties they “manage”. I went with another letting agency in the City where they are staffed with competent people. They are a discredit to the great city of Exeter. The future leaders of the world being educated here will always know the name of dodgy cardens. Three stars, one for each word. "Vapid, Poor, disgusting".

GoogleI shared a student house with 3 other housemates here within the past year. While I will admit that we didn't leave the house in the best of conditions. Communication was awful, not just from them but from the landlord they represented. Besides the first few repairs, any further assistance required for faults within the house either weren't dealt with, or took days to repair... They left damp ceilings and mould in the bathroom. But yet we had to fully cover our end of any damage and cleaning that had to be done. Also, some of the staff were nice however others were not and they were condescending and didn't communicate with us very well. We never even met the landlord of the place and when I did myself, he wasn't very pleasant either. Personally I'm glad I'm moving back into halls next year and honestly, I feel kind of bad for the students that will be in that place next year. Chloe.
