I rented a property in the Chadwickwalk-(Stockton-on-Tees)area through this agency and had a very frustrating experience. The boiler was not in good condition and I reported the issue many times over about six months, but it was never properly fixed while I lived there. And the landlord is not a nice person, sends the plumber without priorly informed and asks access . And blames on me I was the reason for the delays where nobdy given me no time period to fix and never fixed. Because the heating and boiler problems continued for so long, it made living in the property very difficult. I raised the issue repeatedly but did not receive a proper resolution. And boiler was in my bedroom. Agency said before that the they will deduct one month’s rent from my deposit, now saying it's all with landlord .which I feel is unfair considering the unresolved maintenance problems during my tenancy. And the landlord never gives you deposit protection certificate. I hope the agency improves how they deal with maintenance issues and tenant complaints in the future. If someone looking house for renting, just careful.

I can’t speak highly enough of GR Estates- they’ve been amazing from start to finish. From the beginning , they did everything they could to make the whole process as easy and smooth as possible. Lucy, our sales negotiator, was brilliant. She was always there when we needed her, super responsive, and so easy to talk to. Nothing was ever too much trouble. She took on board our schedule and worked around it as best as she could. Her friendly, upbeat attitude made such a difference. Megan, the sales manager, went above and beyond. From the start, she made us feel supported and reassured. She really took the time and offered thoughtful, practical advice if we hit a bump in the road. What stood out most was how proactive she was- we never had to chase anything because she was already one step ahead. Even when there wasn’t much to report, she would still check in to keep us updated and make sure we were feeling ok about everything. Megan was a calm and friendly voice throughout the whole process, and her support made a massive difference. It’s clear she cares about her work and her clients she helps. Even after the sale was complete, Megan still took the time to email and check in, wishing us luck in our new home. That meant a lot. Both Megan and Lucy were absolutely amazing, professional, approachable, and genuinely supportive throughout. We always felt like we were in safe hands, and that made such a big difference during what can be a really stressful time. GR Estates is a great team- not just professional, but also friendly, down to earth, and easy to work with. I wouldn’t hesitate to recommend them to anyone. I recently had to sell my uncle’s house as he died earlier in the year. GR Estates were brilliant throughout. The house was in Middlesbrough and I live in Leeds but they made it so easy and kept me fully informed throughout, texting me to let me know about every viewing and every comment. Once a sale was agreed Simone kept me up to date on every part of the sale process and made sure everything kept rolling along so there were no hold ups. They warned me at the start that due to the pandemic sales were taking 4 months even when there was no chain, but amazingly it was all competed and keys exchanged in exactly 3 months! electricity cut off at Stockton, taking on new staff and sacking them within in weeks with the verbal reason of they can't afford to keep them on, then spouting shit in email about timekeeping and not progressing despite not offering further training!! literally counting down the days to be out of contract with, found them unprofessional, late for viewings and then lie when challenged about it! thankfully we had ring footage of who arrived and left and the times! For clarification and accuracy we advertised the property a good few weeks before you employed a family member, the family member also has no bearing on the property for sale as she wasn't related to the deceased owner Also handwritten communication logs can clearly include lies and errors, time stamped ring footage does not lie and your employee showed up late for the viewing appointments FACTS

The only people to consider when buying or selling a property. My partner and I were thinking of selling our properties to buy our forever home. I would highly recommend GR Estates to any prospective sellers considering which estate agents to go with. They are extremely efficient and our house was on Rightmove within 48 hours of their initial no obligation valuation/market appraisal, with viewers within 24 hours, with a potential sale within 72 hours. Vicki was amazing, very supportive and listened to our needs and gave a realistic appraisal. Nothing was too much trouble. We did not feel pressured in any way. Very reasonable fees, with various options and upfront, honest information. Megan has also been brilliant and we cannot fault the communication process. Lee had also been great. I'm a landlord from down south and was looking at expanding into the Middlesbrough area. I rang around and spoke with various agents, but none have come close to the level of help/advice being offered by this team. I believe because they are a smaller team, their is more of a personal service on offer, rather than 'your just a sale'. They have helped in advising on area's to purchase, through to help with potential rental figures. The lettings manager works very well with the sales team and they complement each other very well. For me, I want to feel I'm a valued customer, receiving their full attention every time I make contact, even when my requests may by tedious, but they are important to me and answered professionally every time. Lee from GR estate agents is a pleasure to deal with. Always there to help & answer questions, we wanted to view the house for a 2nd time at short notice & Lee had no problem accommodating this. Upon viewing the property, Lee left me & my girlfriend to it (not chasing us around the house like other agents have). I can’t recommend GR Estates enough. I had to sell a parents home after a bereavement and it was incredibly upsetting and stressful. After having visits from a few estate agents, they were the clear choice. Vikki was so kind, realistic whilst still being optimistic, gave me all the details and was very supportive given I’d never bought or sold a house before and had no idea what I was doing. Other estate agents pitched the value of the house at a low amount and gave me the impression they just wanted to get huge volumes of sales through so they got as much commission as possible. GR Estate’s fixed pricing policies, on the other hand, were clear and transparent, and very reasonable. At first I was a little worried about using a smaller company, but once I spoke to the (all female - amazing!) team I knew that this was only a plus. They always remembered me, checked in without being pushy, and went out of their way to guide me through the process. They managed to secure a sale really quickly, and the sales progressor Natalie really felt like she was on my team. They were always easy to get in touch with, professional yet friendly, and I felt like I had someone fighting my corner for me. Their local knowledge also made them stand out from bigger companies and meant they knew details and information that other estate agents I’d spoken to just glossed over. If I ever had a reason to need an estate agent in the area again, I’d pick up the phone to them in a heartbeat.
