I am writing this to warn others to be extremely cautious when dealing with Rice and Roman. Honestly, they are the worst agents I have ever dealt with. 1 Star is too much !!! The issues began when my 70-year-old mother was told she had to find alternative accommodation for three months simply because the landlord wanted to "enjoy the summer in London." This was fully supported by the Rice and Roman team, who forced the end of my mother's tenancy to accommodate this request. The lack of communication and flexibility leading up to our move-out was unprofessional, but the actual checkout day was unacceptable. Both the agents and the owners arrived at 9:00 AM and began rushing and pushing my elderly mother, showing a complete lack of respect for her. It was a deeply upsetting experience which still a year later haunts her. Furthermore, please be very careful during their checkout process. Their representative photographed every single inch of the property, every Nail, every chip, every dent, every possible damage leading to excessive and unfair deductions of hundreds of pounds from my retired mother's deposit after living 3 years in the property. Throughout this entire ordeal, Leah Ludlow and Joshua Rice were incredibly unprofessional and unreliable, turning what should have been a standard transition into a high-stress situation. They were on the landlords side from the beginning, they cared deeply about their account than the elderly tenant. Please, do yourself a favour and find an agent on the High Street instead of using them. I would never recommend their services to anyone.

We had a lovely experience buying through Rice and Roman. Tom was incredibly helpful throughout the process, always ready to support us throughout and solve any hurdle that we came across. Moving house is always stressful, but with a good estate agent who genuinely want to help move things along, it is so much easier. I would definitely recommend Rice and Roman and when we move again, they will be the first people we call. I can thoroughly recommend Rice and Roman I had an excellent experience with them. After losing my mum I had to sell her flat and was finding it difficult to understand exactly what to do and how to go about it. As I know Rice and Roman often sell apartments in Mums block I asked them to do a valuation for probate. This was done quickly and efficiently so it was natural to use them for the sale. This was handled with care and at a speed that I wanted to move at which was slow to start with due to so much else going on. They found a buyer quickly and everything moved forward seemingly effortlessly. We completed end of August. I can’t thank them enough, especially Tom who I dealt with most of the time.

Jade Iles has been nothing but professional through the whole process, from our first meeting to finding the Tennant, nothing has ever been too much trouble. Joanna Watson has also been a dream to work with too, all contracts were sent out and signed and all our little questions were answered immediately leaving us feeling fully comfortable with the whole process, and being landlords for the first time made the world difference. Mine was a lengthy process and Rice & Roman were involved in both my sale and purchase. Cool calm heads were in evidence when finance became tricky and I was helped to navigate my way through change in the process by both Toms (Roman and Ward). I was assisted in my thinking when a reduction in sale price became necessary to 'keep the show on the road' with my buyer. And I was helped with my mood and perseverance through the process by Tom Ward staying in regular touch and visiting me. My husband had died and selling and buying were solo activities, so the help was very welcome indeed. I would definitely recommend Rice and Roman. We first approached Josh in sales to try and sell mums retirement flat after mum's passing but the market was proving to be slow and there were already several properties on the development also for sale. Josh suggested we rent it out for a year to see if things picked up later. Having never been a landlord before, it was a bit daunting. I can only praise the service I received from Tom at Rice & Roman from my first viewings at Gunters Mead, to the multiple viewings I requested for the apartment I decided to buy for measuring up etc, he was always more than accommodating.
