GoogleVery disappointed with the service from this estate agency. The experience was frustrating from start to finish. There was a serious lack of communication throughout, and I was repeatedly told to wait for an email for updates about a property, only to find out it had already been let. I waited a few days for the email, which shows they do not care about their potential clients.
John, in particular, came across as rude and unhelpful, as if he didn’t enjoy his job or care about providing decent service. The whole process felt like a waste of time and effort. Would not recommend based on my experience.

GoogleHad I seen the existing reviews beforehand, I would not have proceeded with this agency.
To provide context, one tenant has already moved out, stating she wanted “better living conditions.” Another tenant left after experiencing unresolved issues with the landlord. Those of us who remain have submitted repair requests over several months; most have either been ignored or repeatedly redirected as “the landlord’s responsibility,” despite the agency being our designated point of contact for maintenance.
The living conditions throughout my tenancy have been consistently poor. Room temperatures regularly fall between 10, 14°C unless expensive electric heaters are used. Several windows are damaged and allow cold air to enter. One cooker has not been functioning properly, resulting in multiple tenants having to share limited cooking facilities. A damp wall, which appeared to be penetrating damp, was “repaired” by simply painting over it. There are also ongoing issues with extractor fans, smoke alarms beeping 24/7, condensation, and persistently high humidity in individual rooms.
Based on my understanding of UK housing regulations, many of these issues appear to fall below basic HMO standards. Licensed HMOs are expected to provide adequate heating, safe and sufficient cooking facilities, effective ventilation, and to be free from damp and related hazards. In my view, the conditions in this property may not meet those requirements. It is concerning that an agency is able to operate under such circumstances.
In addition, the indoor environment has had a noticeable impact on occupants’ health. Multiple tenants experience ongoing fatigue, respiratory issues, sneezing, and general discomfort. This is unsurprising given the unresolved damp and mould concerns and consistently high CO₂ levels (often measured at 1300, 1400 ppm), which indicate inadequate ventilation.
In my experience, neither the landlord nor the agency has taken meaningful responsibility for addressing these ongoing issues. As tenants, we pay the agency and reasonably expect maintenance concerns to be handled promptly, professionally, and with proper follow-up.
While the agency is very responsive when securing payments and contractual details, communication becomes extremely limited once tenants move in. Based on my experience, I would strongly advise others to avoid this agency. Should any tenant’s health be adversely affected due to ongoing negligence, those responsible should expect to be held accountable.

They made you sign a tenancy agreement but guess what i have seen so far around ... some live in landlords putting the water,electricity bills or any in their name whilst there are 5 more people sharing the house and that person was even more outside than the others. N and N properties didn't do anything to protect the tenant. The live in landlord went behind the tenant's back and use their identity. Now ,that jas affect their bank credit record for the next few years .
1 person can not be paying for everyone else in the house( 5 live in people )especially if they are out working whilst the others of them are in all day .

GoogleAvoid the guy Kas! He is liar, a cheater worst experience ever! For a long time he was the only one I was able to contact from this company and I didn't know why I can't negotiate with them.
In the other hand be careful maybe they will take you into a property full of addicts and other useless people who are living on benefits. That was my case, and the main reason I wanted to leave the property. It took me 4 months to be able to do that. Communication wise they don't care about you until you got agressive. They just want high monthly income for nothing and it shows. Avoid writing e-mails, they barely respond at all. Otherwise this is a typical property of theirs:

We offered you an end of tenancy to sign but you advised you had no where else to move to.

GoogleI'm not one to leave a review but I absolutely had to. This is the worst experience I've ever had with an Estate agent. They prey on desperate people in desperate situations and they treat you with disrespect. I was dealing with Luay who was so so rude and unprofessional.
First of all he made me wait outside from 11am until 7pm for a viewing with poor communication as to when the viewing would take place, and in the end he didn't even turn up, I viewed an empty house which the old lady downstairs had to open the flat for and he facetimed me. All while being rude to me on the phone.
They sent me a contract and after a week of poor communication from the whole team they have cancelled it and all I needed to sign it was proof they owned the property or have a right to rent it out, a gas certificate and some basic information for some basic checks before I sign the contract. Their excuse is we will send those documents to you AFTER you sign a LEGALY BIDING contract. Ha what utter nonsense!

As advised it is not our process to send documents to local authorities before accepting tenants into properties.
We do apologise you had to wait for the viewing and Luay sends his apologies if he came across rude but we are under no obligation to send documents to council before agreeing anything. A lot of councils approach us to house individuals and in turn we are one of few agencies which accept such clients. Securing properties for hundreds, if not thousands of individuals and families is something we are proud of as a company.

Thanks for your review. Before we begin the process of referencing tenants, we take instruction from the landlord / owner of the property as to whether they wish to proceed. We do not accept payments from councils until the landlord has confirmed he/she is happy to go ahead. On this occasion, we were awaiting their decision. In any event, we are not obliged to send safety documents prior to receiving a holding deposit for a property.

GoogleA Horrific Experience
If I could give N & N Properties zero stars, I absolutely would. Dealing with them has been the most distressing and unprofessional experience I’ve ever had with a property agency. Here’s why:
On 17th December, we contacted N & N Properties about Mills Studio Flat 9 and scheduled a viewing for the next day, 18th December. During the viewing, we were assured we could move in by 30th December if we reserved the property and made the required payments, which we promptly did. However, this turned out to be a nightmare filled with empty promises, lies, and a complete lack of professionalism.
Unprofessionalism and Lack of Accountability
Despite repeated follow-ups through calls and emails, the staff provided conflicting and inconsistent information. One person blamed landlord insurance issues, while another cited reference delays for the move-in postponement. Finally, a representative named Tyris informed us the move-in date would be pushed back to 5th January, without any explanation for the continued delays.
We repeatedly informed them about our notice period with our current landlord and the urgent need for updates to avoid complications. Despite this, their communication was abysmal. Their lack of accountability forced us to vacate our previous property and stay in a hotel, causing significant financial and emotional stress.
False Promises and Rudeness
One staff member, Monica, initially assured us that their agency had 45 properties and if Mills Studio Flat 9 wasn’t ready, we’d be accommodated elsewhere to avoid being left homeless. Later, she shockingly backtracked, calling it her personal opinion and not an official promise. Why would a professional agency give personal opinions instead of concrete solutions during such a critical matter?
Monica also had the audacity to blame us, claiming we should have started searching for a property three months in advance. This is completely unacceptable and unprofessional. To highlight the irony, after canceling our agreement with N & N Properties, we contacted another agency named "JONATHAN HUNT" and they handed over the keys to the "same flat" in the "same building" within 4 days. That’s what true professionalism looks like, something N & N Properties clearly lacks.
Emotional and Financial Damage
The lack of communication, constant delays, and false assurances caused immense stress. We had to pay for a hotel and deal with the anxiety of being left without a home due to their utter incompetence. Their behavior was not only unprofessional but also heartless, as they left us stranded without any accountability.
Avoid N & N Properties at all costs. They are unprofessional, unreliable, and lack basic accountability. Their staff is rude, inconsistent, and quick to make false promises they cannot keep. Do not trust them with your time, money, or peace of mind. There are far better agencies out there who will treat you with the respect and professionalism you deserve. Save yourself the trouble and look elsewhere.

Unfortunately, you provided us with an employee contact who was on holiday which you informed us of after we advised your husband reference had come back successfully. As such, we had to amend your employers reference to the new contact. As we were waiting for them to respond, you decided to withdraw the application and go with the other agent. Unfortunately,you did not give us the correct reference information so it couldn't be completed any quicker. GoogleI am compelled to write this review to warn others about my dreadful experience with N&N Properties. This letting agency exhibits a complete lack of professionalism and communication, creating constant stress for tenants. Here are the major issues I’ve encountered:
First of all, miscommunication and inconsistency. The agency consistently provides different information to tenants and landlords, leading to confusion and misunderstandings. It's nearly impossible to get a straight answer.
Secondly, lack of response. Trying to get a hold of someone at the agency is a nightmare. Emails and calls often go unanswered, and when I do get a response, it's usually late and unhelpful.
Moreover, unfulfilled maintenance requests. I've reported several important issues with my rental property, and nothing has been fixed. Even when appointments are scheduled, nobody shows up, and I'm left waiting with no explanation which is a waste of time as I was in need to cancel my work day or other plans.
Furthermore, sending faulty legal notices. I received a letter threatening court action for moving out when my contract wasn’t even finished and payments were completed, which turned out to be sent by some kind of mistake. This kind of careless error is unacceptable and caused me significant stress.
As well, as failure to provide essential documents. Despite requesting them multiple times, the agency has failed to provide important documents that I should have received as part of the rental agreement.
Overall, financial miscounts and errors. The only time I get prompt communication from this agency is when they believe there's a financial issue, usually due to their own miscounting. This focus on money over tenant well-being is disheartening.
Given these issues, I urge others to avoid this agency at all costs. The lack of professionalism, disregard for tenants' needs, and frequent miscommunication make this agency one of the worst I have ever dealt with. There are better, more reliable agencies out there. Choose one of those and save yourself the headache.

Unfortunately, we let the property from a sub agent and at times although we have reported several issues to them, they have taken some times to address these with the landlord.
Furthermore, in respect of us chasing you for the rent. We note that this only took place last month and to our surprise you advised us you renewed your contract directly with the landlord. This is not something we would verbally accept but due to issues with the sub agent we actually agreed to this.
This was the reason we chased you for the outstanding rent however we agreed that the sub agent will pay this to us as it is owed.
We also note no deposit was paid from
The council which is what we advised you of.
We will taken your comments on board and will review how we deal with properties we lease from sub agents to ensure we are able to act faster when issues arise.
