This was my first time with dealing with Platinum Properties. I have been so impressed with them over the past few days. From my initial enquiry regarding a property to the instant response. Easy online application process requesting my preferences to my interest. I got a call back from Danny giving viewing times and confirming them at my convenience. The viewing at the property today was a delight by Danny; who was prompt, delightful and very knowledgeable about the property, He took his valuable time to allow me to take my time to assess the property. I am almost certain I will take this property knowing that I can count of Platinum Properties to make the process seamless and continue to manage the property throughout my tenancy,

Thank you for taking the time to leave a review. Unfortunately, without a full name or any relevant context, it is extremely difficult for us to investigate or respond meaningfully to your comments. We would also note that this is not the first review posted from this account, mostly negative, and most notably we are not the first agents. While everyone is entitled to share their views, this further limits our ability to understand whether the feedback relates to a genuine experience with our business. As a managing agent, clear communication and professionalism are central to how we operate. We use a range of systems and processes designed to support tenants throughout the tenancy, including a CRM that tracks all communications, a tenant app, and a dedicated point of contact who provides guidance throughout the tenancy and feedback following visits. We also provide structured support through a Tenant Information Pack at the commencement of the tenancy, seasonal Winter Guidance during colder periods, and a comprehensive end-of-tenancy guidance platform. We take feedback seriously and are always open to understanding where we can improve. I would not recommend

I don't think they have terrible intentions but as a small agency you can definitely tell they value their landlords more than their tenants (you can also see this by the glowing reviews left by landlords!). We have had several interactions with them where the various staff members become very combative very quickly. For example, scheduling an inspection of the property (pre-covid) requiring me to take a day off work and then not even ringing the doorbell when they arrive before leaving again. When I call to enquire late afternoon asking what time they will be arriving I get told that "they don't have to answer my questions" and I have the recording of the whole conversation (from them) showing how quickly they escalate any critique. In general, I find their attitude slightly unnecessary and as much as I want to support independent businesses they have some work to do on their interpersonal skills if they want to position themselves as a middle man between tenant and landlord. In general, they are also quite slow at responding to relatively minor things and their communication is always lacking. My general feeling is that they want to keep their landlords happy and will therefore pass on any cost possible to tenants and if a tenant knows their rights they get very defensive very quickly. Regarding deposit return (I think a concern for every tenant).. they waited the full 10 working days to notify of any deductions and then there was the inevitable slow communication to progress the process. With 2 small children, one on the way, a new house to get ready and full time jobs we chose not to dispute but their claims were very tenuous (e.g. we used a Platinum approved cleaner who guarantees the work for twice the cost of some other end of tenancy quotes to avoid any hassle and yet they still deducted £36 for cleaning claiming their 'other' cleaner essentially would have done a better job.) I think that anyone with time on their hands could successful dispute the claims but for us we had had enough of dealing with Platinum and were glad to not have to deal with them any more. I personally, would not recommend finding a rental property from Platinum Properties if at all possible although I do wish Maria well and hope that they can improve their service to future tenants.

Whilst renting from them, they were amazing to deal with and always so efficient. Once our tenancy had ended, they tried to take the full deposit from me and even tried adding things on which clearly weren’t stated in the final inspection - such as a window being broken; but final inspection said ‘working condition’. I took it 3rd party through the company who held our deposit and managed to get half of our deposit back. BE CAREFUL as they will try and take everything from you! Always take photos of the place when you leave it and ALWAYS ask for a second opinion when claiming your deposit back. Because of this, I wouldn’t rent through them again nor would I recommend them to someone. Also, never accept a favour from them as they will always spin it round and use it against you!

Further to your review, given we covered the full costs of your professional end of tenancy clean (which ran into few hundred pounds) to try and support you with your move at a difficult time we are very sad that you would leave this review to be honest. Equally we personally removed dog excrement from the garden and disposed of some items left in the house that would fit in our car to avoid as many charges to you as possible at the end of the tenancy. Your landlord refitted the property for you at the commencement of your tenancy at your request and was very upset and disappointed with the condition at the end, especially the staining to the carpet that couldn’t be lifted with the cleaning, and therefore sought to propose deduction’s accordingly and were awarded compensation. Sadly we also took the brunt of the anger and frustration over the condition the property was left in and a member of staff was also shouted at by the landlord as well as receiving a number of unpleasant emails from you. As said in other reviews, it is our job to propose deductions to you under our landlord instructions, we can’t simply not propose deductions as they may cause upset. We are sorry that our good deeds were so easily forgotten and that you feel we seemingly deserved the punishment of this review and the treatment we subsequently were subjected to by both yourself and the landlord despite trying our hardest to step in and resolve as much as we could at our own cost. The saying of no good deed ever goes unpunished would appear to be true. This is a lesson learned on our part about trying to do a good things for people! To this end we will leave people to draw their own conclusions regarding the support we provided and the review you have left.

We have recently changed our managing agents to Platinum Properties. The team have been incredibly supportive from the start. They answer questions, daily if needed, provide advice, have connected with our tenants to ensure they have everything they need, managed an efficient and seamless (to us) handover…but the thing I like the most is that they are friendly! Their emails have a light, easygoing, tone to them and they never seem to think anything is too much of a problem. I feel secure that they have both mine and our tenants interests at heart, especially as we are overseas landlords. Thank you Platinum Properties Team.

I was told by a friend do not go near this company as they really messed her around, they don’t take a holding deposit while you apply and they don’t tell you this means they let servers people apply at one time, she told me that they moved someone in while her application was still pending and did not tell her! I read a review that said they state their i street is 50/50 for both landlord and tennant and that this is not the case they side with the landlords… this is 100% true, I chased for a update on my application as was coming to the date where I have to hand in my notice and they then advised me they were looking through several applications! And that the landlords their priority! They then after chasing again a few days later said oh the landlord has gone with someone else! But did not post let agreed on that house until nearly two weeks later so they lied 🤥 All in all after this and hearing about the issues my friend had I feel like I dodged a bullet here, I had ready some good and some bad reviews and decided to ignore the bad but please if you do anything pay attention to the bad! My emotional and mental health was effected by my dealing s with this company !

I don’t know where you have read we work 50/50 for both the landlord and the tenant, but, that’s a fundamental misunderstanding of the role of an agent who is engaged to provide a service to their clients, in our case our landlords. All agents services are engaged by the landlords of the properties and all agents earn their money from the landlords of the properties and all agents have a duty of care to their clients, the landlords. You will see in our response to some reviews here we are very transparent about this, so your indication you read reviews and understood us to be 50/50 is fundamentally flawed. Timeline of your application; 14/02 - viewing took place 15/02 - application forms sent to you on request 16/02 - you advise that you had mistyped your partners email when supplying it so this was corrected and applications reissued to your partner 17/02 - we confirm we have received applications and we propose these to the landlord (having waited an additional day for yours before proposing them all due to your mistake) 18/02 - you are advised that the landlord has opted for an alternative application It is important to point out, to avoid any disappointment in the future, that, speaking with our friends at other agents in the area, we know that all agents are currently taking multiple applications on all properties and giving their landlords a choice of tenants, it’s part of the service agreement between all agents and their landlords, we must, under legislation, propose all offers we receive against a property. That is why we do not take a holding deposit until our clients have made a definitive decision on who they wish to have as a tenant, so we don’t leave anyone out of pocket unnecessarily. Our application process is all very clear and set out in writing in the terms and conditions that you competed and signed (to confirm you had read and understood these) as part of asking us to put the application forward. As for your friend, the timeline required for referencing, property availability and process make that scenario impossible. All of the above being said, we do very much enjoy working with many excellent tenants who have been with us many years and do read and understand our processes (many enshrined in law) and understand the role each of us plays in the relationship. We are blessed to have these tenants, many of whom have taken the time to leave us good reviews on this platform and nominate us for awards each year. We are sorry landlords are leaving the market thanks to new legislation, we are sorry that government legislation means landlords are highly risk averse at the moment and we are sorry that the rental market has 34% less homes available and more people than ever looking to rent, but this is totally beyond our control. We are also sorry that you did not have your application accepted for the property, but, sadly, this is the current situation in the rental market, it is highly competitive, your frustration over this is currently shared by many others, including all of us agents who are trying to manage the situation as best we can. This does not make sending rude emails to the office, posting inaccurate reviews and trolling a company online out of frustration the most appropriate way of handling your disappointment. They people in the office here are human beings with their own families, wants, needs and problems to deal with that they put aside whilst trying to genuinely do their best each day they come to work to find nice people nice homes in what are very different and challenging circumstances due to demand in the market at the moment and how frustrated people are becoming with this situation, but it is beyond their control and they don’t deserve to be treated that way. We do very much wish you well in your continued property search, as we do everyone currently search for a home, and hope you find a suitable property soon.

Overall, a pretty decent letting agency, who fix things quickly, and clearly look after their tenants and landlords. I had a issue with the way the deposit return was conducted. Firstly, roughly 1/3 of the deposit was deducted for cleaning alone. I genuinely feel as though I left the condition of the flat as I found it when I moved in. The only thing I found difficult to clean myself was the oven, which i would have accepted any cleaning fees for, but I don't feel as though charging over £250 for cleaning a small 1 bedroom flat was fair in this situation. My landlord also decided to switch to platinum properties half way through the tenancy, which meant that my deposit took well over a month to get back to me. This was not completely platinum properties fault, but I feel as though they could have done more/ communicated better with the old letting agent to ensure a quick return of my deposit (I did not dispute any deductions as I did not want the hassle of it all). To conclude: Good service during the tenancy but overall unhappy due to the deposit return procedure.

Hi Tim, Thank you for your feedback. We won’t ever deny that our check out/final inspection process is very thorough, as we state in the end of tenancy guidance which does also detail all the areas of the property we inspect and gives details of our recommendations for cleaning companies (because we do appreciate negotiating a move can be stressful enough and, therefore, outsourcing cleaning is a sensible option). Sadly, good cleaners aren’t cheap and cheap cleaners are not good in our experience so, even more so now than ever before, cleaners are not the £6 per hour earning individuals they used to be and, given they provide a valuable service as much as anyone else in gainful employment, we don’t feel they should be. Our standards are unapologetically high to ensure that the property passes from your hands to the next tenants in a very clean condition so they can move in without the stress of finding themselves having to clean the house before they can settle in. Your tenancy passed from a different agent to ourselves part way through your tenancy and, as part of this, and as you know from communications at the end of your tenancy, they had retained the deposit under protection. Therefore, the delay was out of Platinums hands to a certain degree as it relied upon the old managing agent to release the funds to you and they were slow to respond to this once you had agreed deductions I am afraid. I am sorry about that, but it is not something we could control. Equally this does also mean that I am unable to comment on the original condition of the property when you moved in as we were not managing the property at this time. We thank you though for your kind comments surrounding our management during the time we oversaw this for you. We hope your move was otherwise smooth and you have settled into your new home well.

Since Platinum have taken over from our previous letting agents, we have felt listened to, and our queries have been answered. We have been trying to find a suitable rental to move into and have been dealing with a number of rental agencies while applying for places. All i can say about platinum is avoid at all costs! we have not come across any other agency quite as difficult and unprofessional as them! Firstly they require way way more information then any other agency we have been in contact with, and are very difficult about the method of sending info to them. The have a very poor way of speaking and dealing with people and often come across obnoxious and rude. you feel very much treated like a second rate citizen when dealing with platinum. we will now not be viewing any places that they deal with, even if the house was amazing, we couldn't feel at home with platinum breathing down your neck constantly.NegativeQuality, Professionalism

Upon providing some personal details I.e.job title and income we requested to view a property that we were really interested in, however we have been sent a link asking to complete reference including references requests from previous agency, work, bank statements. This has never happened to us before, we went for a different property that cost £500 a month and we got it. We haven’t been asked by any another agencies EVER to complete references in order to view the property. I wouldn’t recommend them at all and I wish landlord knew that we were really interested in their house but because of the agency they lost a tenant and house is still available...NegativeQuality, Value
