TrustpilotPoor communication and incompetent administration
We have been thoroughly unimpressed by the standard of service given overall. While the branch manager was charming and helpful while pushing to acquire the business, she dropped us like a hot potato once the deal was signed. We have had to push for everything to go through, from keys being collected to the signage, to the brochure which was reissued 3 times, and still managed to be listed incorrectly when first launched! Communication has been abysmal throughout, with lack of clarity over who was responsible for what. Viewings not confirmed so we didn't know whether to prepare, then cancelled without notice. Confusion over feedback from viewings. Essentially if all Hamptons have done is put a few photos online, what justification is there for the many thousands of pounds they hope to acquire from a sale?

TrustpilotHolding the deposit and increase deductions by £100 because of going to TDS
The whole situation with taking the deposit back is very unprofessional. It took a month to come up with deposit deductions. After that, no response to my queries and issues about the deductions. After 2 months I finally decided to go to TDS to get my deposit back. Suddenly they sent an email of they increased the deductions by £100! No explanations at all. Very unprofessional service. Very bad treatment.

TrustpilotAwful at organising viewings
Awful at organising viewings. They came to us about a property and were only able to do the viewing on Saturday afternoon. We emailed back to confirm, no response. We left a message asking if the viewing was still going ahead, no response. We called the morning of the viewing and were told they would call us back to confirm, no response. Turns out an offer had been accepted and they didn't bother to tell us or cancel the viewing.

TrustpilotPoor Management Agents
As letting agents, and management agents for let property. The vetting policy is extremely basic, which results in poor candidates. Our Tenant stopped paying. The when the tenant absconded without notice, Hamptons did not know they had left until we asked for an inspection of flat. Hamptons continued to charge a management fee throughout the period, when we had no money coming in, and were legally trying to get possession of the flat back. They held onto the £500 float for over a year, despite me asking for the refund. Do not touch them with a barge poll. Lovely employees but the culture/ethics is all about the money. I had to get a solicitor involved to help with the flat repossession, Hamptons were as much use as a chocolate frog.

TrustpilotDeluged with junk mail from Hamptons
I’m fed up receiving junk marketing material from Hamptons. Every week something comes through my door about houses they have sold or let in my area. Once a year might be ok but every week - it’s a waste of paper resources and very irritating for the recipient. I’ve tried emailing asking them to remove my address from receiving these communications - without success. I’m so cross about it, I would never dream of giving them any business.

TrustpilotGreat landlord service from Hamptons
I have rented my house out through Hamptons for 8 years now and am very happy with the service I have received from all the team. Melanie Hudson is our property manager and is always quick to report and resolve any property issues that the tenants may have, keeping me well informed as the landlady too. Highly recommend Hamptons and Melanie.

TrustpilotRenters be warned!!!
All they want is your money and they will happily disappear.Their response to emails is sparse at best, with the usual delays of 1 or 2 weeks minimum for any issuesI live in an unsafe cladding issue post-grenfell flat that they did not disclose and happily enforced a 36 month contract in this death trapThey then did not disclose I would need to move out during my tenancy as this building would turn into a literal construction site for 2+ years.Luckily I managed to perfectly hit the 18mo break clause and vacate no thanks to Hamptons pure ignorance to the matter. They have the audacity to say they sympathise with this issue months after I have left! Even though they have known about it way before my tenancy started. Jokers. Also they seem to want to charge £403.30 for their professional cleaning of a 2 bed flat and provide no evidence of the work.

TrustpilotProperty handover
On receipt of our keys of our new rental property with Hamptons on walk in we were incredibly disappointed and upset to find the property in a completely unacceptable condition. We were horrified to find the carpet infested with carpet moth. The carpet is thread eaten with eggs and pupa are clearly visible! No way am I accepting the property in that condition. I have had no reply or solution from Hamptons and my move is on hold. We were supposed to be moved by now but had to cancel everything. You expect top notch from Hamptons because you pay top price. Absolutely at a loss of what to do and to say disappointed is being reserved.

TrustpilotWe had our house on with Hamptons for 18 months and only had 5 people come round - they are hopeless
We had our house on with Hamptons for 18 months and had 5 people round to view!! We had already bought our next house, so this lack of activity was costing us a lot of money. We moved to another, independent agent, who sold our house in 2 months. Hamptons then came back to us and insisted that we still pay their fee. We we advised to pay and then claim back from the Ombudsman which we are doing at the moment. DO NOT put you house on with Hamptons - they are arrogant, don't care, don't give you feedback and don't sell your house.

TrustpilotProfessional service with great coordination and communication
My property manager Melanie H is exactly what a landlord is looking for in a property management service. She is proactive all the way through the process of resolving a maintenance issue, taking action steps and communicating these before, during and after each appointment/maintenance stage. I really appreciated being kept me in the loop throughout an awkward issue that needed to be resolved effectively, even when I was travelling overseas, with poor internet access. This end-to-end 'problem-solving' service was thorough and correct all the way through and was exactly what I needed. Thankyou Melanie, you did a great job!

TrustpilotThe most traumatic experience ever!
The most traumatic experience ever! From start to finish our Hamptons managed tenancy was a joke. Who needs an oven, right? We lived without one for over 8 months. Hamptons and the landlord failed to fix it. They failed to fix broken windows, lights and lots of other ‘insignificant’ issues. They failed to communicate with us in the way you would expect an agent who is managing your property would. It’s the most shocking experience we ever came across and the company did an absolute zero to rectify things. They simply do not care about tenants. They didn’t return us our deposit and we will go as far as taking them to the property ombudsman and the small claims court to have some sort of justice. Avoid, avoid, avoid!

TrustpilotComplete internal reconstruction of a house due to serious water damage whilst the property was was vacant between tenancies. k
Internally, my house was completely destroyed due to a burst water pipe that leaked continuously when the house was vacant.I was travelling overseas throughout the reconstruction period and was totally reliant on Hamptons to project manage the renovation on my behalf.Hamptons were my representative in negotiations with the Insurance loss adjustor ,the nominated contract administrator and the main contractor tasked with performing the repairs. They managed to convince me to redesign the en-suite bathroom.redesign the kitchen, redesign the front door which was a safety hazard because of the glazing arrangement. I was happy to give them full control of flooring selection and curtain and blinds selection as I was overseas .Hamptons were able to negotiate with the insurance company terms for loss of rental income on my behalf which was completely unexpected.Hamptons performed all these activities with minimal cost to myself under a vacant possession management contract .In the final analysis I was able re-market the property at a much increased rent because of the enhancements that were made.

TrustpilotBeen threatened by an agent
HiI had no choice but seek legal advice from Martin solicitors because of the treatment I received From Iulea Pennell from Hamptons. I moved in the property in 6th of January. My partner has suddenly very young passed away. After the big shock stress anxiety pain and depression, I still was encouraged and emailed Julia Pennell to ask to release me from the flat since I’ll no longer be able to pay the rent there. Julea Pennell came to my flat and told me if they find a tenant I have to leave the flat immediately which I agreed, I also had a witness with me on the day tanks God.When I moved out on the 1st of March I let Pennel know, she accepted and after they done the reference she sends me an email that I have to pay the rent until beginning of May Plus keeping my deposit which in the end I did agree to keep my deposit but I NEVER agreed to pay for further rent, otherwise I would’ve stayed in the property until May makes sense. She refuses to give me the end date when I actually moved out from the flatShe called me and threatening me over the phone, and when I said to her how hard for me is already losing my partner, she replied : I don’t care and that’s your problemSeriously ?On top of this before I moved in, Rupert Woodley have guaranteed me 100% that the leak on the wall will be repaired before I moved in. I moved in and Nothing was repaired on top of that, toilet seat was broken. The cleaning was not done there was grease leaking on the cabinets in the kitchen and dust everywhereMelissa apologise and said they will make sure they will repair the leak as soon as possible. I’ve been emailing constantly to have the repair done after weeks, they sent a Plumber, Who Removed The plastic on the wall and expose electric wires from the wall they were sticking out so if you pass on the hallway, you’ll touch them which is absolutely dangerous. I Complained, but there was nothing done about that. I also fall off in the hallway and hurt my elbow because there was so much leak that was coming from the roof through the wall and on the floorsJulia Pennel Refuses to give me The correct end of tenancy when I actually moved out of the flat and added 2 additional months plus keeping my deposit. Because of the more stress she added to my situation already I have even worse Panic attacks and anxiety all because of Julia Pennel. Someone hire up needs to get in touch with me and with Julia Pennel needs taken further actions and apologize for how bad I was treated

TrustpilotDisappointed landlord
Having recently received our fully managed property back from a 2 year let, I write this as a disappointed landlord. Amongst several issues, a dispute over damage to a fridge has caused unbelievable stress as the agent will not accept there was a difference between the photographs of what was handed over on move in day and what was returned on move out day. The photos from the agent-arranged final inventory show the damage, a deep gouge ¾ of the way across the front of the fridge, which was not there on move in day (also in a Hampton's arranged inventory)Our house was cleaned by a Hampton’s recommended cleaner and left in a poor state, dirty oven, dirty floors, cobwebs. Don’t waste your money. Much of this might have been alleviated if Hamptons had handed the house directly over to the landlord at the end of the tenancy and walked through with us so that we could discuss issues; as they do with the tenant. Instead, we are left fighting for compensation because they didn’t believe what was found. I strongly would not recommend the fully managed service as the landlord’s interests are not served. Coupled with a part-time, newly appointed property manager who is difficult to contact and did not return calls this was a thoroughly unsatisfactory system. No wonder the parties involved are incredibly frustrated and fed up.

TrustpilotHamptons Blackheath Village + Lettings Director - Stay clear. Absolutely appalling
Engaged Hamptons Blackheath Village to let our 6-bedroom house in Blackheath. Of all the agents, and based on prior experience, Hamptons' glossy brochures looked and communicated the most professional service. Sadly, far from it. From the word go, alarm bells started ringing: They don't feed back after viewings - let you ' the client - 'hang'; don't read emails, multiple Hamptons people involved, different replies from different staff - left hand doesn't know what right hand is doing, let themselves into your property with viewers without notification (woman alone in house hearing someone sticking key into front door keyhole while in shower... no agent/viewing expected or agreed...scary and wholly unacceptable. Once tenant found, more errors, getting the Tenancy Agreement (TA) to signature stage was a living nightmare, multiple people involved again, more left hand doesn't know what right hand is doing. Demands that tenants gain access to 'measure up' two days before TA signed.... rather than focusing on getting TA signed. Several complaints in process. Uncouth Regional Director gets involved to 'help' but makes the whole thing worse. Justifies errors and perpetuates comms problems and handling. Whole thing underscored by repeated (as in 15-20 times) requests for sensitivity of handling due to property owners' terminal illness. Hamptons showed themsleves wholly incapable of comprehending and showing sensitivity, judgment and respect for the situation. Gross incompetence and lack of professionalism, let alone empathy. Finally make a formal complaint to Customer Care. They ask Regional Director to handle - aka asked Boris Johnson to assess Boris Johnson's handling of the corona crisis. More evidence that Hamptons just don't have a grip of things. Came back a whitewash of course. Next: tenants in place and rent payment process agreed, included in TA and all working fine (tenants lovely and paying rent as agreed), Hamptons contact tenants and tell them they're in rent arrears ...... Upset us enough, now also upsetting our tenants. We refer to National Director of lettings. Long conversation. Back comes an email that talks to improving processes going forward but fails to show any redress of OUR problems, let alone offer any form of compensation or reduction in fees for this nightmare, instead a patronising suggestion that Hamptons may make a contribution to a charity on our behalf. How appalling. We make our own contributions to charity thank you very much. You make yours. Nothing to do with this case. We paid up full fees for whole year to free us from further dealings with Hamptons and notify them of wish to terminate the contract in view of the appalling handling and conduct and full fees paid up. Lawyer has confirmed we're in our right to exercise the termination clauses in contract with no further obligations or fees due to Hampton in view of the handling and conduct. 10 days later: zero reply. Just reported them to the Association of Residential Lettings Agents and The Property Ombudsman and notified them that we will go fully legal if they don't confirm termination of contract within 5 days. Let's see if that makes a difference . We have already deterred several neighbours from going anywhere near Hamptons in Blackheath Village. To all of you here: DON'T get taken in by their glossy brochures. It's all gloss. Not a surprise that 40% of reviews of Hamptons here are in 'bad' category. Wish I had checked before. You are now warned

Pathetic Service! I let my property in Stanmore through them for 4yrs. After the tenant’s lease expired I decided to change agents. During handover, they claim that my tenant returned the keys to the building concierge. The concierge confirmed that no keys were returned by the tenant. They haven’t replied in 2 days to confirm the whereabouts of the keys to my own apartment???! and I can’t get a hold of my property manager, Dominika or letting agent, Michael Quinn.Absolutely ridiculous.
