GoogleAvoid at all costs. My wife and I twice arranged to view a property with an agent called Kate. The first time she rang 10 minutes before the viewing to cancel leaving us £30 out of pocket for return Uber journeys. The second time she rang to confirm a time on the morning of a viewing and said she hadn't been able to speak to the tenant directly but her manager had spoken to them and confirmed the date and time was fine so the viewing would be going ahead. She then told me she would ring if for any reason this changed - I triple checked because the house is not close to where we live and is about an hour on public transport or a £15/£20 Uber. Predictably, my wife and I turned up to the house with no Kate in sight. I rang her and she then said she hadn't spoken to the tenant so assumed there would be no viewing - directly contradicting what we agreed earlier in the day. I then asked her to reimburse the now 3 wasted Ubers and she told me "it's not her problem" and that it was "stupid to turn up to a viewing when the agent hasn't spoken to the tenant". When I pointed out she said her manager had spoken to the tenant and asked to speak to the manager she told me they were not in the office. It was just staggering incompetence and laziness all nearly topped off with an incredibly rude attitude. I'm sure this isn't a systemic issue throughout all Hamptons International but this experience means we definitely will not be using this particular branch in the future and I urge all potential tenants and landlords to avoid at all costs.

GoogleThe Epsom branch are arguably the worst estate agents ever!Avoid at all costs! Kept us waiting for over a year - yes, over a year! Very little communication, I had to constantly chase. So many lies, especially by Christine Temple! Her manager, Leon Stone, was not much better. Far better estate agents out there where the client really matters. To Hamptons, you're just a number and hopefully a quick sale. No customer care whatsoever! Not even the courtesy, after more than a year to let us know the house is off the market! Pathetic agents who give estate agents a bad name! Awful, absolutely awful! Please avoid them!NegativeQuality

Unfortunately this has been left on the wrong branch page, however we will ensure your feedback is passed onto the correct place. Equally, we would be very grateful if you would consider removing this review and reposting it on the correct page, as to not bring this branches overall rating down. Thank you, Hamptons

Can I just say how easy it is to deal with Hamptons. As a company they are polite, professional, very friendly, and get the job done with absolutely no hassle at all. Rebecca Hitchman has been a pleasure to work with and I look forward to building that relationship on any/all future business.

TrustpilotRude, disrespectful and arrogant.
The sales agent is extremely rude, disrespectful and messes us around. We had kept several days free in order to have viewings, and in the last minute, they said the viewings will not happen. On top of that, they promised to show us properties, and last minute had additional requests on what we need to provide them with - for a simple viewing only !

TrustpilotHamptons letting service
I have been letting out my property with Hamptons using their fully managed service. I spend a lot of time abroad and have peace of mind that both, the house and the tenants are being cared for. Amelia, who is dealing with the maintenance issues is proactive, efficient and professional. She managed major works at the property in between lettings efficiently and has a keen eye for detail. The rest of the lettings team at Hamptons are all knowledgeable and good people to deal with. I highly recommend them to any landlords.

TrustpilotAll-around awful agency...
I had a terrible experience two times over with Hamptons. The first was the Clapham branch which failed to inform me for weeks of any update after placing an offer during the final stages for a place to rent. I had to personally reach out two weeks post submitting the offer to be told I had lost out. Seems a little slack for me.Then the worst of it, the Pimlico Branch, particularly an agent accurately named Henry Douch. I wrote to this one four times in order to get one simple viewing for a flat I was very keen on, just across the road from me. After finally managing to get one, he had absolutely zero knowledge or information on the apartment and seemed to "wing" the details, of which I knew more of from the advert. Despite that, the apartment was beautiful and so I followed up by requesting an offer form on numerous occasions, even though he said he'd send it right over after the viewing. Then, after putting in a very generous offer (£200 above asking price, almost perfect move-in date, long tenancy, etc.) I again had no response for over a week and so had to follow-up even more times. After getting worn out from the incomprehensibly poor communication, I decided to visit in branch to confront him. "A rabbit caught in headlights" wouldn't even justify it. I was told he was "just replying to my email" (yuh-huh) and then proceeded to offer me a multitude of excuses as to why it was taking so long and that he'd keep me informed. Finally, after not being informed yet again, I went ahead and chased some more. He surprisingly replied instantly this time to tell me that the property had been "removed from the market with no reasons from the landlord." Knowing this was a complete lie, I decided to visit the initial ad on Rightmove to discover that the property was now "Let Agreed" (posted by Hamptons) which leads me to believe he never even put my offer forward in the first place for whatever ulterior motive he may have had, so I lost out on my ideal flat with only 2 weeks remaining to find another one. Overall, absolutely appalling service and will never deal with these guys again. How there is not more protection around this kind of misconduct is beyond me.

TrustpilotTerrible Agents
I bought my flat via Hamptons and later used them as management agents when letting it out but have had constant issues with them throughout. I really would avoid using them at all costs. I find my property manager incredibly lazy and difficult to contact. I regularly have to resolve issues myself and have to spell everything out to my property manager. Whilst my property manager was on annual leave I had a colleague of hers cover however she knew absolutely nothing about the property and tried to charge me for the tenants broken TV. They do not act in the interest of the landlord and look for the quickest fix to a problem to get it off their plate. I was charged £200 overall for 2 boiler safety checks that I was harassed into organising because “legally” they were required. I found out that these checks were NOT required by law because the boiler had just been installed and this lead to a delayed start to my tenancy. I received about 6 aggressive missed calls whilst I was at work from Hamptons to harass me into paying for these visits. Every minimum charge for a “recommended” tradesman to attend my property comes in at exactly £100 so Hamptons are uplifting these costs on top of the fees I pay. I really have very little faith in them and can’t wait for my tenancy to end. More recently I received a court summons notice for unpaid council tax that I was not made aware of because Hamptons didn’t send me any of the prior notices.

TrustpilotAmazing service is an understatement
We've been renting through the Hamptons for the past 4 years. Our contract was due to expire soon, and we were unsure whether to stay or find something else, possibly for a bit less money. It's been a super stressful 2 months for us, and we were unsure if we would be able to find something else on time. We've been dealing with our property managers, Patryk Lehmann and his colleague Darren Salmon. They were both extremely helpful and patient with us. They worked their magic to assist us, and indeed they did. Their massive help made the whole process super easy and stress-free for us. We were even able to stay at the same property. Absolutely amazing and outstanding customer service from both of them.

TrustpilotAvoid renting with Hamptons as your agent if possible
Whilst they handled most complaints during the tenancy well and efficiently, it became clear at the end of the tenancy that their business model on the lettings side was based on trying to take as much of your deposit as possible, hoping you didn't object so they made money from you, and then when they relented on the absolutely outrageous charges they look like they are behaving "reasonably" by "allowing some charges to be dropped". Whilst at all times we offered to pay for the things we thought were fair, they tried to charge us £200 for a gardening charge which the landlord told us they didn't even employ a gardener for, and £100 for a cleaning fee for about 4 items that on the inventory needed "one final dust". They tried to charge us for items that weren't even in the original inventory and chastised us for not spending enough on the cleaning fee and asked why we didn't get the carpet steam cleaned, even though we didn't have a carpet. When we didn't agree to the charges, they threatened to take us to a tribunal for all of the original charges (around £600) even though they had already agreed to drop them. The final claim we reluctantly settled upon was around £180 so it goes to show how much of the original was made up in the hope they could make a quick buck through threatening behaviour. If you find yourself in this situation then please do not accept the charges as I am sure that if you had to go to the TDS even the "compensatory" charges the landlord is apparently able to claim for some dust 3 weeks after the event would not be something that could be enforced. Crooks.
