The sale of our home was entirely stress free - cannot give higher praise than that. We appointed Simpson & Marwick based on our first call with Joan as we liked her directness and ability to give her opinion. Joan offered advice and strong guidance along the way when needed. She was on top of every aspect of the sale and seemed to have a fantastic knowledge of the Edinburgh market. Joan was really helpful as we were not living at the property during the sale and so she was on hand to give keys for photographers/contractors etc etc. The process could not have been easier.

Really disappointing experience, particularly around communication + continuity. We used Simpson & Marwick for both the estate agency and conveyancing of our property sale and unfortunately wouldn't use them again. Communication on the conveyancing side was consistently poor, and unfriendly. Emails required chasing and, on several occasions, were acknowledged without the actual questions or detail being addressed. Most concerningly, very close to completion, the person handling conveyancing went on leave until after our settlement date without being made aware, leaving others to pick things up at a crucial stage - and us having to chase to find out who was dealing with it. The estate agency side was equally frustrating. The sale moved between different people, little continuity, and at times the advice and handling felt lacking in the knowledge and experience I'd expect from an established estate agency. Selling a home is a significant transaction, whatever its value, and you should be able to expect clear communication, experienced handling and confidence that everything is being properly managed. Unfortunately, that wasn't our experience.

Parking in the middle of the street while trying to sell a property is unacceptable. Its a tiny street and no-one can pass. How you think this makes you look good infront of viewers is beyond me. Viewers are literally standing next to your car blocking the whole street 🤯 Then the "Director" calling me after I have called to make a compaint and telling me I should not have told your agent to not park in the middle of my street! Flabergasted! Lets hope I never have to buy a property off you. Would never even contemplate using you to sell. Zero stars.

Without doubt the worst solicitor I have dealt with. Heather is who I dealt with and she was not helpful one bit, it actually sounded like it was a chore to try and help me, I had to do everything, kept chasing her and then 10 days before my mortgage was to renew she told me it’s been pulled. The stress she has caused is mad and I’m pretty positive she won’t bat an eyelid. Pitiful. If you’re using them, ask NOT to deal with Heather.

We had no awareness of what would happen and when, the process was never explained. I had to phone in to understand what was happening, but phone lines were often busy. Mistakes were made on the forms, even though the correct information had been provided. We felt extremely disappointed by the way we were treated. This all caused us significant stress and anxiety.

Having lived in the same property for 17 years, moving house seemed daunting. I can honestly say you don’t need to feel worried, fearful, or nervous if you are thinking of moving. Simpson and Marwick from the initial chat to list our house, right through to completion of missives were like having a safety blanket around you at every stage. They kept us informed on what to do and why. Katie was excellent at keeping a high-level view on what was happening. A special thanks goes to Philip for his professionalism during the negotiation stages. So calm and clear which really helped. Daniel was also great during the sale and Natalie was a legend navigating us through all of the legalities. All the team were courteous, no question was a silly question and they were super helpful. What was very good during the sale was the personalised portal where you could login and see all the stats for views, downloads, visits, comments and offers. All held in one place it meant you knew where to go for all information. Having looked for years to find our new home I can honestly say, to anyone looking, use Simpson and Marwick. I cannot recommend them more highly.

I booked a viewing for a flat, and the agent confirmed the date and time. However, when my friends and I arrived (on time, in the freezing wind), the agent never showed up. We waited for over half an hour with no communication from them. This level of irresponsibility is completely unacceptable! It's no surprise that the flat has been on the market for over nine months, clearly, the agent's poor service is to blame. I would never consider buying a property through them, and I strongly advise against using them to sell your property if you want results. Avoid this agency at all costs!

If you’re looking for an estate agent who is unresponsive and lacks knowledge about the property they’re selling, then Simpson & Marwick might be the choice for you. Even the most basic questions cannot be answered, leaving you reliant on the property owner for information. When it came to handing over the keys, the process felt rushed and impersonal, a simple “drop and run” approach. If you value professionalism and a seamless experience, I cannot recommend Simpson & Marwick, at all.

I I first used Simpson & Marwick c. 6 years ago when I sold a property in the Scottish Borders. At that time I found them to be extremely efficient and quick to respond to phone calls and emails. When I eventually sold the property they achieved a sale price that far exceeded my expectations. Fast forward 6 years and I'm about to put my flat on the market in Edinburgh. I approached 6 Estate agents (Including Simpson & Market) to see if there was much difference in the selling costs and the marketing packages offered. The quote from Simpson & Marwick wasn't the cheapest, but based on my previous experience and the way their representative spoke when visiting my property, I went ahead and engaged them again. Once again, I found them extremely efficient. I was given a dedicated web page that showed exactly where they were in terms of pulling together the various elements of the sale - Home Report, Floor Plan. 3D tour, photos, brochure production etc. At any time, I could see exactly how things were progressing. When the property went live on the market, I could see how many people had viewed the page, downloaded the Home report, even how many times the virtual tour had been viewed. As a side note, the company they used to do the virtual tour did an absolutely superb job in showing the flat at it's best, even coming back on a sunny day to shoot the outside of the property in the sunshine! My property was on the market for 9 days, at which point we had enough notes of interest to go to a closing date. To summarise, they may not be the cheapest estate agents in the city, but you get what you pay for with Simpson & Marwick: - * They're very responsive and can get the property on the market quickly * They provide a 2nd to none marketing platform and promotion assets * Ultimately they realised a great selling price for my flat, beyond my expectations. I wouldn't hesitate to use them again, easily worthy of a 5* Review!
