Good afternoon Adriana,Thank you for getting back to me. The full management of the property has been with Beals for many years now and I've always been satisfied with your service until the last the tenant moved out in mid-July. I haven't received any check-out reports since then and it seems that the property hadn't been looked after, and I wasn't aware of this until I went to take a look at it myself: the whole place is a mess with full repairs required in some areas. I've tried to contact Hayley many times by email in order to get reports and updates, and when I've called into the office (Joe, Jack and Mollie for information they've always told me that they'd get back to me the next day, but I never received any follow ups.The issue is that I'm not sure what I've been paying the 10% service charge for, considering that the efficacy of your company during this last tenancy has been much less than satisfactory, and I'm currently still waiting for £3000 compensation from the previous tenant due to property damage, of which I have received little to no updates. The lack of communication between myself and your agency is disappointing, and to me it's frank that there have been little to no inspections of the property to keep an eye on the state of it, which has led to the damages l've seen, attached below.

Charged to leave rented property due to harassment

I was, up until the end of August, a tenant of Beals (Parkgate) at an address in Fallow Crescent, Hedge End. I had only been at the property a matter of days before I started to become harassed by my male neighbour. His behaviour was aggressive, intimidating and plain nasty. I reported my neighbour to the police and they arrested him on suspicion of harassment. He was kept overnight in custody. I provided Beals with a detailed account of my neighbours behaviour as well as the email correspondence between myself and the police and I asked whether my contract could be terminated early, because I was afraid for my safety. I was advised that I could end my contract early, however I would have to pay a penalty fee of £300 to allow Beals to re-list the property. Unfortunately, I had no other choice but to pay the fee. This inevitably left me behind in my overdraft. The following day, I noticed that the property had been re-listed on rightmove and I was flabbergasted to see that the rent had increased by £50 per month. It feels as though Beals and the owners have benefited financially from my plight, which has left me with severe anxiety. Moving out of the property was an absolute necessity for my safety and security and I am now emotionally and financially disadvantaged as a direct result of being a tenant at their property.
