Incredibly stressful and frustrating experience.My partner and I were accepted on our dream flat after months of disappointment looking for somewhere. Initially started off well, with submitting requested information for referencing and a check in being booked, of which the member of staff confirmed everything was complete and good to go. Two working days before our check in, the third party referencing company contacted us to say they couldn't open the documentation we provided. It was CSV rather than PDF which can easily be converted for free online, but we were more than happy to provide this again but of course this delayed our move in. We were lucky we planned for some overlap, but I would have preferred not to have used it as it has caused increased stress, which we were trying to avoid, vacating our current property. I then had no communication on our move in day regarding this, and felt like there was no urgency regarding our case. We then get told our guarantors earnings fall short by a very small amount the day after we were meant to be in. This was a shock to us as we were accepted as tenants on the basis of our guarantors earnings. No one had the common sense to speak to the landlord, explain that we only have a guarantor for recent self employment purposes and advise we earn enough after we had to provide 6 months bank statements, 6 months of invoices and let them connect to our bank accounts (a very invasive process indeed). Having worked as a property manager myself, we provided the additional information they needed immediately in order to get this over the line as quickly as we could.We also had trouble with signatures of which I won't go into. After finally coming round to collecting keys 5 working days after our initial move in, on the surface the flat looked okay.But after further investigation the flat was left in an unacceptable state, plug holes were green, insides of cabinets black, stains on carpets. I was advised the previous tenants deposit had been returned, wrongly so in my opinion. And an inventory of the property also hasn't been conducted before we moved in.The communication from Savills has been minimal and short and we are waiting for a resolution. This was supposed to be a really exciting time for us and it has been filled with stress, frustration and disappointment.

Absolutely shocking service! 1) even though we had a signed contract to move into the rental in April, they informed us that the current tenant will be staying on and we were only going to be granted access the the property 12 June. The very day I was due to give birth to my first baby. I had to move house while having contractions.2) we repeatedly told Savills about repairs required to the property (broken tiles that had cut my childs foot, hot water and taps often not working, leaking showers, windows slipping open during a cold front) and when they finally sent a repair man to fix it he informed me that he had been given specific instructions by Savills to not repair most of it. The repair man then offered to fix the windows regardless as to have it jammed was against fire safety regulations and he found it ruthlessly cruel to leave a window broken when there was a 4 month old baby sleeping in that room. This was all during the worst cold front of the year3) upon our exit of the property when we moved to UK, Savills tried to make us pay for removal of items that had been left by the previous tenant4) Savills, on many occasions, were in breach of the rental contract T&Cs and repeatedly tried to charge us for things that had been specifically noted and agreed upon in the exclusions report we signed when we moved in.

Our experience Savills agent in Stamford was not a good one. In our recent dealings with him we felt he was not only deceitful and unprofessional but also professionally negligent. Over several weeks he failed to return phone calls or respond to multiple emails, but then he knew he had omitted to tell us about subsidence in a property they were marketing. As a result, we ended up financially disadvantaged. Savills internal complaints procedure was fairly farcical to say the least, with laughable attempts to obfuscate. The legal advice we received was that we had a strong case for professional negligence but of course nothing is guaranteed and Savills made it clear they would look to recover their legal costs if we were unsuccessful in prosecuting our case. We just didn’t want to take the risk, but different times and different circumstances and we would have relished the opportunity to face them in a court of law. As it was we settled for a refund on some expenses and a £500 goodwill gesture - a fraction of what this experience cost us. There are good Estate Agents out there - but our experience suggests Savills in Stamford is certainly not one of them.Whatever Head of Customer Relation says in response to this review should be taken with a high degree of scepticism - this a company we now actively and strongly advise all our friends and acquaintances to avoid. Clearly there is a lot of background to this but I’m sure you can sense our dismay at having been treated so badly by a company we would have thought we could trust - but then their other review ratings should tell you something!

I should note at the start of this review that the one star is solely for the management of the Green, rather than the accommodation itself. The flat I had was modern and nicely equipped, just a tad overpriced.However the management are shockingly poor, when we moved in we were told over messages that we would receive a welcome pack over email, however after several times chasing it still took days for us to receive this, which meant we struggled to get basic things like the heating and hot water turned on as it was not a simple system and we had no instructions anywhere. We also could not begin to setup any utilities as we were not informed which companies were used etc...During our time there, if we ever needed anything from the management (such as access to the meter for a meter reading) it would take several requests from us and days (or even weeks) before getting a response. If you try to phone the office 9/10 times there is no answer and WhatsApp messages were read and ignored.Partly due to this, we have decided to move out - and unfortunately the moving out procedure has been much of the same. We were given ZERO information on how to return keys etc.. and in the end I had to contact the office to ask what they wanted me to do. I was told that the check out would be done a couple of days after I moved out, and then it would be 3-5 days for the deposit to be returned to me. It has now been 10 days since I moved, and I have not had any response to messages asking how the checkout is going, and when I can receive my deposit back. I shall be lodging a complaint with Savills (who manage this location now) and if it goes on any longer I will go to the Ombudsman. This is ridiculous, I can understand delays in getting the deposit back but to have zero response from management is not acceptable.In summary, at the Green you will most likely get good quality accommodation but beware you get frustratingly poor service while there.

Appalling property management company. DO NOT BECOME A SAVILLS TENANT. I was their tenant for nearly six years. It started with a condemned open fireplace with a legal sticker on it which they removed. I discovered this later from the previous tenant. Then we had a loose paving stone we complained about at every review. They fixed it a few days after my 89 year old aunt fell when it tipped. They offered no compensation under their public liability insurance. We also had window panes that were practically falling out of their frames which they never fixed. On top of that, took them over 3 months to fix the heating during this past winter. Those are just the worst events. The other thing they are known for is retaining as much of your rental deposit as possible. The previous tenant at the property was charged £25 for each light bulb that wasn’t working. They took over 5 weeks to return my deposit. Their final excuse was they could only return my deposit to the account it had come from - from nearly 6 years ago!Other reviews speak of their property manager’s don’t care attitude. I feel it’s worse than that. I feel their property managers are dismissive, obstructive, and lack integrity when it comes to “duty of care” with tenants. You’ll ask why I didn’t move sooner? I was diagnosed with cancer during this time and couldn’t. And yes, I did inform them.
