Pathetic unhelpful staff

Absolutely awful company. Endless phone calls emails to a the community officer Miss Faye Harper , anti social resident. Who is making everyone life a misery living in an old people’s bungalow. Not vetted and given to place . The police are called constantly. But hands are tied because places for people arent doing anything about this mad women . Until it’s too late and someone is hurt . Even got the local MP involved. Just awful …… I look forward to hearing from you . As something has to be done about this mad women, who is causing so much grief to a small village

What started as repair concerns has…

What started as repair concerns has somehow developed into a very long collection of inspections, appointments, complaints, repeat visits and promises of things being sorted. The problems start at the most basic level, with communication preferences seemingly treated more as suggestions than preferences. From there, the process becomes considerably more dysfunctional. Some things have been done. Some things have apparently been done. And some things seem to have developed a remarkable ability to survive every visit. My complaint has now completed Places for People's internal complaints process and is with the Housing Ombudsman. So, for the inevitable scripted invitation to contact you about my concerns, we've already done that. Extensively. There is far too much history to put into a Trustpilot review, and frankly I don't think Trustpilot has enough server space. So I'll leave the finer details where they belong: with the Ombudsman. On the positive side, I've learned considerably more about housing repairs and complaints procedures than I ever intended to. At this rate, I'll soon be getting A grades in record keeping, customer service, complaints handling, building inspections and surveying. Every day's a school day.

Escalation to Mr Johnny Banger please

Hi there can you please ask Mr Johnny Banger, Head of Customer Services at Places for People to read my message directly to him on LinkedIn. It’s regarding my father-in-laws recent experience with the complaints team, that was not only wrongly dismissed as a complaint, but the agent is now completely ignoring him. So I would like it escalated to Mr Banger to personally review. That said the number of negative reviews here is pretty alarming, but I’m hoping this represents a small minority of the overall tenant experience. I look forward to hearing from Johnny in the next few days. Amazon key fitted 'illegally'

PfP Scotland took it upon themselves to allow an Amazon Key to be fitted to our door entry system...despite them only owning 3 out of 16 flats within the block. No consultation with other owners within the stair...2 workmen just rocked up one day and when asked what they were doing we were told 'fitting Amazon key on behalf of PfPS'. Numerous owners have contacted them demanding for it to be removed. Some people haven't even had response to their emails, and others have been told it will be removed asap. Nearly 3weeks later it is still on our door. According to Google, this is happening in other stairs, as well as ours. Angry is an understatement.

How to alienate tenants....

Customer Services is really hit or miss- with some experienced agents - Thank you Marie, showing care and taking action. Others seem confused and badly trained - adding up to slow reactions and confusion. Is it OK to report mice coming into your flat, coming from a communal space/ gaps in pipe entryways, and only have pest control help after 11 weeks? No. The conclusion I came to is that the 'delay in spending money' algorithm is king, and directing these decisions (unless its something like safeguarding, which they can be sued for) PLEASE , Housing Managers, inform all your building tenants about building-wide issues, works, your actions, and changes! Otherwise we will continue to feel ill-informed, isolated and undervalued by P4P, and any goodwill we might have had for your work will evaporate.

Places for profit are now selling land…

Places for profit are now selling land to parcel locker companies, so that they can install these monstrosities in residential areas. in our case less than 20 feet away from a residents back door. I live in a cul de sac of around 40 properties, and without consultation of the residents, they have sold the land allowing an 'in post' locker company to remove one of our benches in our grassed seating area, and install a large yellow and white metal box next to our footpath taking up one of our valuable parking places.Omitting any planning consultations. None of the residents want or use these as many are older people who do not want the intrusion of extra traffic coming into our quiet and peaceful area at any time day or night. In my opinion these lockers should not be put in residential areas especially as there is locker for the same company within a 5 minute walk, at a local corner shop, so far my complaint sent in June has been ignored.

Vulnerable MS tenant left with smashed window. Still have not been able to make contact

I am extremely disappointed with the lack of support we are receiving. My father-in-law lives in one of your properties in Sovereign Court, Beeston, Nottingham, and suffers from MS, so he is very vulnerable and has limited mobility. His window has been completely smashed, apparently by a large stone, leaving his home unsafe and insecure. We have been trying to contact you for two days and have still not been able to get any meaningful help. What makes this even worse is your phone system suggesting we call back in a few weeks, despite this clearly being an emergency. That is completely unacceptable. No vulnerable tenant should be left in this situation without urgent support.

Someone was suppose to come amd paint today workman showed up and left disnt even do the work as stated!!!this housing association is absolutely disgusting they never do the jobs that are suppose to be done not even when omnibus gets involved!!! I really cant beleive how terrible this housing association is. Same as last week a builder was ment to relay my floor turned up didn't do it same as today's antics!!!! Try call to speak to an operator you are on hold for over2 hours!!!! Absolute shambles!!!!

There isn't enough space to say all my issues. Made me suicidal living in disrepair for so long. Refusing to fix issues which is for them to do. Everyone just lies. They've even committed fraud lying to their insurance company for a claim. Taking them to court too, again lying to the court. All they care about is money. 1 of the main CEO'S doesn't give a damn either. Yet the 600k a year he gets is basically out of the rent we pay. The ones who suffer with their bs. Initial agents care the rest dont. As a disabled person they seem to think putting light switches in different rooms and over 2ft away is acceptable. They take ages to respond to anything. Yet 1 week payment of rent not paid they soon message. Paul nailer/naylor. Patronising prick where ive had to make formal complaints. Thinks he's a big man speaking to people like shit. No one will tell me how to proceed, so looks like I'll be ringing the police. They've messed with the wrong person. I wont stop or give up. I'll take them for every penny I can. They think it's acceptable to leave people without heat through winter or expect them to use blow heaters yet not pay the immense bill. Blamed me for 13 years for mould. 4 years later and still mould. Wallpaper is coming off with plaster and if I strip it it'll bring the plaster board off. Which is a structural issue. Again absolute arse holes. Money is all they care about. 17 years+ now of bs. Court is the only way and taking money from them. Hit them where it hurts. My sister could easily be taking them to court for my death. So screw the small claims court, I'll take it further. Plus the fraud. Others got money. Refusing me and the lies they said. Mouldy bed and mattress they wont accept responsibility for. Mould ruining decorating. On top now the renovation works have completely destroyed my home. They're refusing to strip walls and replaster it. Which is what needs to be done. So I'll be making a higher claim for that. Sick to death of arguing with the morons and them thinking we're all stupid and wont carry on out complaints. I'll me telling the MP again, the CEO again, the papers if I have to. Committing fraud is illegal, but places for people are obviously stupid and either dont see that or doesn't care. I moved in July 1st 2009. Mould appeared in August. 17+ years!!!

The worst housing association there is…

The worst housing association there is bar none, repairs? What repairs they never turn up don't even have the common decency to message or call and tell you they aren't coming. Workmen are rude, disrespectful and danmm right cowboys who have flooded my house so bad that it was pouring like a tap from my ceiling then try to deny it and put the honess on me. They can't even fix a bath panel, it was cut close to the shape of a triangle and hanging off. And many more bodged and scarper repairs by the so called cowboy workmen, absolute joke of a company. Worst company ever, don't bother complaining as they just turn it around and blame you, they take no responsibility for their work, behaviour or repairs?? Whatever they are l. House complete falling apart windows beyond belief and front doors you might as well leave open, you would know the difference in temperature. The cowboy workers I think only come to work to not work, just ..... around and have a laugh.

The usual being fobbed off with excuse after excuse for non repairs we have been chasing for months. Your team were looking into the issue but now they even fail to respond to emails, so no point leaving your generic reply. We (were) in a gated complex, to which the gates have been out of order for months, allowing anyone in to use our bins and park. As the site is no longer secure a reduction in rents should reflect that..

AVOID NO MATTER HOW DESPERATE

They have kept a mother and 3 year old homeless for 10 weeks now since offering them a tenancy, constantly coming up with different excuses, lies and consistently neglecting their duty of care. Staff don't care about any one but themselves. Even put a complaint in which is nearly at stage 2. The council and even Citizens advice are at a loss of what to do with their next level of incompetence and neglect. I think to say a monkey could do a better job of this would be the biggest insult you could give the poor monkey. They are a bunch of absolute fools who get off on the misfortune of others. No matter how desperate you are for a home, do not bid on anything to do with places for people!!

This is probably one of the most disgusting housing associations in the uk , my experience being with in their housing was nothing but torture, mentally drained the life out of me and eventually they evicted me using their powers because of the licence you get instead of a tenency, anti social behaviour gets ignored and they do absolutely nothing to fix these issues, their staff members lie and lead people on and never accept any form of accountability for their mess up, being in places for people has ruined my mental well being in a major way! Please do not let these cowboys use your vulnerable self to gain for their multi million pound business, all they care about is £ and customers as they’d call us are left like tins on a shelf! Not even a customer, but living with the consequences

Before I start, I should say that I’m not even a Places for People tenant or customer, yet my partner and I are still having to live with their inability to deal with the problems on our street... We’re private homeowners at Osprey View, where apart from ours and one other house, all the properties on our street are owned or managed by Places for People. Our objection is absolutely not to social housing or to the people who live in it. Our problem is the repeated antisocial behaviour we’ve experienced and the lack of effective action despite these issues being reported to Places for People, the police and Keepmoat numerous times. The police have been called to our street so many times that we’ve genuinely lost count. In the first few weeks after we moved in, they were called out to domestic abuse incidents and fights between residents. Since then, we’ve witnessed a drugs raid, a crime-scene investigation, a break-in, and someone running through our garden at night carrying a machete while being chased by police. One of the houses directly opposite us is now completely boarded up, with all the windows and the front door smashed in and covered up. Our understanding is that this wasn’t a random break-in but was connected to the people living there. Having a house directly opposite us left in that state is a constant reminder of the situation we’re stuck in. Children on the street have deliberately scratched my car, kicked footballs at it and thrown stones at it, causing permanent damage. We’ve seen children stealing parcels from outside residents’ homes, trying to kick exterior taps off other houses, and ripping up plants and trees in communal areas. They’ve also deliberately stuffed rubbish down drains, to the point where, on one occasion, we saw a neighbour fill multiple bin bags with rubbish they’d pulled out a single drain. Residents regularly ride off-road bikes and quad bikes up and down the street at dangerous speeds. The noise is incredibly annoying, especially because I work from home, and it genuinely affects my ability to work. The speed they’re riding at is also concerning given how many kids live on the street. Over the past two years we’ve repeatedly reported these problems to Places for People, as well as to Keepmoat and the police. So far, we haven’t seen any improvement in day-to-day life on the street. Put simply, we no longer feel comfortable or safe in our own home. This has caused us significant stress and anxiety and has taken a toll on my mental wellbeing, which has started to affect me physically too. We’re worried that Places for People’s failure to sort out the ongoing antisocial behaviour could leave us unable to sell our house. Who the hell would want to buy a house on a street with these problems and a house that’s completely boarded up?! Even if we did find a buyer, we’re worried about just how crazy a figure we’d have to knock off the price to push a sale through. After repeatedly reporting these issues for two years without any lasting improvement, we feel trapped. We don’t feel comfortable or safe living here, but we’re worried the same problems will stop us from being able to move on. We never expected to have to question whether we’d feel comfortable raising a family in our first home, or whether we’d be able to sell it. Places for People have responded to some of our reports, and we do appreciate that. But we’re still worried about whether anything will actually make a lasting difference to the problems on our street. We know they can’t control everything their tenants do, and that’s part of what makes this feel so hopeless. Even if some things improve, we’re worried we’ll still be putting up with the majority of the problems. We just want to feel comfortable and safe in our own home, not constantly on edge, and right now we can’t see how that’s ever going to happen on this street.

Applied for managed move in December…

Applied for managed move in December 2025. I had OT assessment done as I stay on the top floor which is a 4 storey property with no lift. I struggle with pain and discomfort daily due to fibromalgia, costochondritis and a collapsed disc in back. OT assessed that I should be allocated a property no higher then 2 storeys to allow me to move and live life more independently. As currently I can't carry shopping up as the 4 flights of stairs with the Extra weight on my body really puts me in alot of discomfort and pain by the time I get to the top. However the OT report did say that a 2 storey building might need a stair lift in far future in 30/40 years which would make me 70/80 yrs old. The housing has applied a ground floor only policy on my move which is preventing me from accessing housing within my area. They claim they can't give me a two storey as I can't walk up and down stairs and I need a stair lift installed which would cause a health and safety matter in fire as I wouldn't be able to vacate property in fire. Yet I walk up and down 4 flights of stairs six times a day in my current property. As I need to take my child to school etc etc etc. To say they won't move me to a lower suitable property claiming I can't walk up and down stairs while I walk down 4 flights everyday is the most stupid and absurd thing I've ever heard. I have attempted numerous times to get housing officer to fix this yet she won't return calls or meet with me. The last time I spoke with her was December 2025 when she came and seen me in my property to get information to write a managed move application. This has been 10 months of her not returning calls, won't see me when I come to office, won't return emails. The whole thing has been shocking, and Noone can understand why it can't be changed as this won't just affect my managed move this will also affect my chances of getting another property through bidding. I went through stage 1 and stage 2 just completed. The complaints handler did not phone go speak to me to get information. In first email it said my officer was was such and such who I never heard off and emailed back with my actual housing officers name. They said I was complaining about the OT assessment which I wasn't it was about the housing officer not following OT report and creating her own housing assessment which is not the actual truth. The complaint said my complaints do not stand as on the housing needs report and medical notes which the only medical evidence is OT report. I can't walk up and down stairs and I would need a stair lift installed and that due to my multiple health issues I'm at risk of falls therefore I can't access a two storey property. I wrote back and said that if a proper investigation was actually carried out and I was spoken to then you would see that the OT report does not say ground floor only, that I can't walk up and stairs and that if a two storey property was offered then a stair lift would need to be installed. The complaints person has only copy and pasted the housing officers report which is untrue and not accurate and claiming that the OT assessment backs it up which it doesn't. Even the OT asseror stated the housing needs to phone him as that's not what the report says. The housing has never contacted hi in regards of this. My conditions should not be used to prevent me from accessing suitable accommodation while I'm being left in unsuitable accommodation. You can't say that due to someone's health condition the property might become unsuitable for them in 20/30/40 years time therefore I'm not giving them a move that's the most stupid excuse I've ever heard and very discrimatory under housing discrimination and disability discrimination act 2010. I had spoken to lawyers I was told by the lawyers that this stupid decision is actually in 2 breaches of article 8 of the human rights act. I have my local mp now working on the case and I spoke to social work dept they are going to rewrite OT report as clearly staff cannot read OT assessments. But yet the housing officers seem to think they can make their own health care assessments when they are not medically trained or qualified and actually causing the resident more stress and distress over untrained housing staff decisions.

The worst landlords I've ever had the…

The worst landlords I've ever had the misfortune of dealing with, 2 years, YES 2 LONG YEARS! of waiting for these crooks to repair our shothole of a kitchen, nearly every cupboard door is broken beyond repair, doors hanging off or missing, these crooks tried 3 times to bodge the cupboards with bigger screws which lasted a few days, but the cheap crooks refuse to replace the units leaving them in a DANGEROUS condition They've fobbed us off with every excuse in the book including the excuse of having to hire more staff to deal with complaint, yet my complaint has been CLOSED and they had the nerve to ask me to leave feedback for the work they haven't done, this company should be closed down and taken over by a company that actually care about it's tenants, and don't bother asking me to contact you, I tried that 6 month ago, and you never replied you absolute bunch of lying crooks.

I had the lovely Craig come and help me…

I had the lovely Craig come and help me fix my leaking and broken tap in the kitchen this afternoon..he was absolutely brilliant so personable and polite.made me feel extremely comfortable and talked me through the whole job..he shew me what was broken and how he would sort the problem with new stuff...I struggle anxiety and Craig was absolutely fantastic at making me feel at ease! You have a really good employee in Craig and it was a pleasure to meet him

Well it took nearly 2 years to stop a leak & clean my bedroom up because of damage caused, now I'm getting texts every 5 weeks asking do I need the roof repair still ? We have had no rain this summer & I've not been on the roof I'm 63 years old P4P how would I know about my roof. Also I can't get into my portal because P4P say my details don't match theirs, yet you send me texts & emails so it what way don't they match, please explain this to me.

If you want to rent a mold and damp invested property give them a call or if you want health issuses or die rent one of these all they are intrested in is the rent money they dont give a shite about anything else wonder how all the named slow killers would like all there names in CAPITAL IN THE PAPERS as they are giving people not places death sentences !!! The company needs exposing for all there wrong doings ! When they all the been exposed they all need sending to prison for putting peoples health at risk am a severe asmatic ! A company that does not care about…

A company that does not care about their tennants,it takes months to get a confirmation for repair and then they just don't bother to show up. I have to confirm I will be at the address but neither them or their contractors give any notice or explanation why THEY have not had the common decency to attend. Been waiting 8 months to have a cracked window repaired that was caused by thermal shock, multiple no shows for scheduled appointments. I work 36 plus hours a week to pay my rent, as does my partner so time is precious to us. Each missed appointment is waste of time and wages, yet they are quick to get in touch even when it is them who made a mistake regarding our rent payments. We were told our defect period was one year but that is continually changing and being used as an obvious excuse to not get repairs done. SA-1410758 this is the latest repair reference that has been closed for the second time without being fixed for them to try and buy even more time, as if eight months is not already disgusting. Following the reply from Places for People below I followed their advice, the window has now broken and large pane of glass is sitting freely in the window ready to fall out but they do not seem this an emergency in any way and have just cancelled my appointment for the upcoming repair for the 25th September to the end of October. If this repair was fixed when it was reported in December last year it would not have reached this breaking point.

I think places for people are the worse…

I think places for people are the worse Housing association I have come across they can’t even do repairs properly they seem they employ cowboys workers they do quick fix problems still there issues with the building itself is ignored I had 2 surveyors in both says different things they are meant to be experts hence why I have the legal team involved now they think they can brush it off doesn’t wash with me I contacted them still no response from them disgusting really quick enough to take rent but not quick enough to sort things out it seem to me they haven’t got a clue what they are doing

Ongoing cancellation and incomplete work

Ongoing cancellation of repairs, an assumption everyone can get time off, and sent me a threatening legal letter for an appointment they cancelled. Had windows fall out, carbon dioxide issues, 2 faulty boilers. The list is huge. Put complaints in on different levels, still not completed. Housing officer doesn't reply, is being paid for zero communication. Lived here since 1998 and a good tenant. Was promised bathroom, kitchen and windows, never happened. But new tenants get a property that has all new. Treat long term tenants terribly. Has caused an incredible amount of stress in nearly 30 years.

Disappointed is an understatement

Absolutely appalled by the way we have been treated over the last 2 years in our shared ownership home. We have had to chase several times to get any answers and being made to feel like a complete idiots by the way staff have spoken to us (we still have not been contacted about yearly inspection and how we can access the repair fund - we had to pay out of pocket for repairs because it took a month for someone to even acknowledge my email). We have had landscapers coming to our front garden and pulling our plans just because they were told from Places for People they can (no contact or apology either). And to top it all we now have over £400 bill for insurance deficit just casually send to us with little to no explanation. They are unable to provide us with a copy of the policy, but we have to trust that they are charging us correctly. For this year we already had an increase in insurance costs of over 120%, I am terrified of thinking what is coming. If you have the option stay as far away as possible.

Where to start poor landlord bad social housing

Where to start I have wasted 3 years of my life reporting and complaining about 4 issues where I live in a flat on a site one serious dog fouling the others less serious one trivial but still not resolved The same response excuses legalities rejection that's from the places manager Complain directly to places for people " no service failures found" and they reject every complaint The places manager blocks the complaint uses there influence to get it rejected trivial reasons given even lies. My detailed information ignored The culprits ex places manager callum fisher now promoted to area manager and the new clone places manager katie walters That's complaints about problems on the site all ignored Repairs are taking weeks over a month for one repair that's on communal area of the site Poor site management - The places for people site cavendish court social housing at its worst All because of bad places managers Cannot give a date on these issues because its the last 2 years and today and tomorrow Just a simple everyday issue that can be resolved no effort no money involved just a simple decision that takes seconds to make yet the places managers still reject the complaint the trivial one for 3 years
