The agents did not listen to anything we told them and did not take the time to understand our situation. - The agent responsible for selling our place were changed with such frequency that we had more viewings from the estate agents to see the property than actual viewings from potential buyers. - Initially we were advised to list our property at an excessive amount. We felt the price was too high and raised the concern. We were assured that Cubitt & West knows what they are doing. We had no viewings of the property during this period.- We requested the price drop to a fair price but we were advised to use an even lower amount, we raised concerns and stated the price would give us no room for negotiations but we were assured that they sell properties at close to listed price and received in writing that they will be: "...Selling at full asking price and once we have an offer on the property it will be up to me to ensure I negotiate them up to a price that works for you". This was not even close to being achieved.- Whether the lockdown was in effect or not, the agents did not want to show the property to potential buyers and expected us to, even though we have no sales experience. If we had wanted to show buyers around, we would have chose to sell privately. When we attended viewings to purchase our property the seller's agent (other estate agents) were present every time.- The agents did nothing to get our property sold, approx 97% of the activity came from rightmove.- The agents will straight up lie. Our agents claimed they did the work to find our buyer by speaking to him and that he would not have known about the property if they did not direct him to us. We know the buyer discovered our property by chance when he came to view another property in our building (listed with another agent) and saw our property's for sale sign.- When our property was sold, we had an issue with the surveyor that was sent. He compared our Freehold property with massive communal gardens and space around it to Leasehold properties with little to no space around it. We asked the agent to contact the surveyor and get an explanation. The agent said it wouldn't help to raise the concerns with the surveyor but that they would contact them. Our requests were ignored and no response was received.- The agent wasted our time for 4 months and then put us in a position of having to accept a bad deal or restart the process with another agent.- Be warned not to fall for the recommendation of using their in-house mortgage advisor or conveyancers:- The in-house conveyancers are not necessarily cheaper, we found them to be more expensive than our personal conveyancers and they take about double the time to get anything done. The communication is poor. These conveyancers seem to sit back and relax as they are assured of their jobs.- The internal mortgage advisor could only get me the same deal as my bank and they charge you an additional £500 approx. The workload on you associated with this mortgage advisor is about an extra day or two worth of work in collecting paperwork and calls compared to using your bank.- Based on my experience using Cubit and West, I had less stress, less time wasted and less cost when I sold and bought a property privately.- This Company does not deserve their commission as they do very little to nothing to help you get your property sold.- When I told the branch manager that I was upset about the service, she showed no interest and made no attempt to rectify the issues raised. She stated she does not know where this complaint is coming from even though throughout the process we sent numerous e-mails and phone calls raising our concerns.EDIT: Cubitt & West basically denied any wrong doing in their response to my complaint. It was also revealed to us that when we originally purchased the property from them two years prior they did not hand over all the keys to us. When we moved agents they informed us they still had keys to our property, which we never gave to them in the first place.

GoogleCubitt and West handled the all aspects of the sale of my UK property as I was living outside the UK at the time and unable to travel due to Covid. They kept me updated continually and I felt that I had left my property in good hands. Particular mention must go to Lindy Cunningham who was fantastic at chasing things up and down the chain to keep everything moving. She provided me with regular updates and nothing seemed to be too much trouble. She is an absolute credit to Cubitt and West and was instrumental in completion of the chain. GoogleTop Quality Service from Cubitt & West Dorking Professional, courteous and efficient from start to finish during the purchase of our Home. Level of communication was superb. Brandon Benham - Senior Sales Advisor at Dorking - was particularly helpful during what turned into a 7 month, torturous lower chain fiasco. Always going the extra mile to chase pretty much everyone and keep things moving and keep us and our vendor calm and on track. He always had the latest information right to the bottom of the chain before even our own agent or solicitor. If I were to move again within this location they will be my first call. My experience buying my first home was very drawn out due to the chain on the vendors side,due to this any correspondence from the conveyancer was very sporadic,obviously because of the pandemic and people trying to take advantage of the stamp duty holiday this really put a lot strain on the industry,from my side dealing with Cubitt and West though was very positive,everyone i dealt with or spoke to we’re very polite and accommodating,Karen the sales progressor was very nice and kept me informed as best as she could during the whole procedure,I finally met this lady and had a little chat about it all on the day I received my keys,the cloud definitely had a silver lining.

We would highly recommend Cubitt and West’s Pulborough branch. From the very beginning Martin, the branch manager, and Kirsty, the sales manager, were both professional, knowledgeable, responsive and enthusiastic about selling our house. They were very proactive in marketing our property and always gave us feedback after a viewing. When our first chain collapsed they were positive and straight back on it and we had another offer within three days! When we got to the stage where exchange was imminent Martin liaised with all parties in the chain to ensure we did actually exchange which we did this week! We are so grateful to both Kirsty and Martin for all they did for us. Anyone who wants to sell a house in the local area should definitely use them!
I am very pleased to see that Martin and Kirsty were able to guide you through this difficult time, moving house is hard enough without the extra stresses added caused by chains collapsing so a proactive agent is a must in these circumstances.

I couldn't have faulted Lauren throughout my whole experience of buying my first home. I first met Lauren whilst viewing a different property and whilst I was looking around it was very apparent that wasn't the right one. Having listened to what I wanted and needed Lauren then suggested I looked at a different property which was for sale that I hadn't considered before, at first I was apprehensive to view the property as I wasn't originally looking or a flat however Lauren filled me with confidence that it may in fact be exactly what I needed and to maybe consider viewing it to keep my options open. When I viewed the property I knew that it was perfect for what I would need. I then have since purchased that property and have Lauren to thank for finding it! Lauren also was so helpful throughout the whole process and any questions I had she was right there to help and advise making the process as stress free as possible. Thanks again Lauren!

Worst experience ever. Put an offer 15k over asking, they turned bullish and twisted our arm into using their solicitor and broker. When we said okay to solicitor and no to broker, they rejected the offer! I have never dealt with an estate agent like this. Total disregard if the buyer. I know markets ballooned up right now bht it’ll go slow. Get over yourselves guys! Eventually you’ll need us. Absolutely appalled. We have even paid their solicitor fee and just because we said no to their broker! Never again. No wonder they hardly have any good houses to sell. Ppl know better
