I’m not sure what their issue is but I’m starting to go down the route of discrimination. I applied to two different properties to rent and they sent me an application. I reduced the price on both properties with my offer. I heard back from Sophie stating that’s they have gone with another application and will let me know if it doesn’t go through. The next day that property was on rightmove again,for the exact price I wanted it for. I called, resubmitted my application, left voicemails you name it. They told me she was only working for one hour in the day and that she will contact me tomorrow. We are going on two days now and have heard absolutely nothing.The second property I put in an application for. They didn’t even get back to me. Just re andvertised again at a reduced price. Didn’t let us know, didn’t even try to renegotiate which we were open to.I don’t know if they have a problem against us in particular but as I am reading some reviews nobody has been treated like us. Really disappointing to see because we more than meet the criteria.

If you choose Reeds Rains, and hand the keys over to them for their accompanied viewer, please check your property as soon as possible after any viewings. We ended up with a significant repair bill after a redundant disconnected shower was operated (Who knows why, but the accompanied viewer was there in charge of the property?) resulting in water leaking into the kitchen below and collapsing the ceiling, initial consultation with a caring branch manager escalated into a complaint which of course sided with the accompanied viewer, a very biased process. Very little empathy and absolutely zero goodwill. **Update, just read the reply from Reeds Rains probably ticking their caring box, as expected heard nothing from them. Empty promises!!!**

The team at Reeds Rains,bamber Bridge have been fantastic! The whole process has been handled with total professionalism with a personal touch. From our first viewing Alison won me over with her amazing service and understanding of everyone's situation.She has negotiated us through lots of queries as my purchase wasn't 100% straightforward. Donna was also very prompt with any responses to emails and also so friendly and reassuring . I would not hesitate to recommend Reeds Rains and am looking forward to inviting Alison round for a brew soon. its rare to get such brilliant service in today's world! Thank you all

Myself and my partner have just bought our new home from reeds rains and I can not praise them highly enough. One of the estate agents in particular Dawn went above and beyond to help make our purchase as smoothly as possible.We experienced a lot of problems on our selling side and reeds rains ended up taking charge of our sale as well as our purchase.Can not praise them enough. They’ve been absolutely outstanding amazing communication/updates and so pro active. They managed to get communication going with various solicitors too in order to complete the chain

It was not easy buying and selling a house during the pandemic. We dealt with Donna, Alison, Rebecca and Joe, a great team led by Donna. Advice and guidance was direct and plain speaking, one of them always available at the end of the phone to calm anxious customers. The conveyancing process with all the various chain issues can be difficult to navigate, it was important for us that this stage of the process was handled well and we felt supported and kept up to date with developments. All in all we received excellent service during what can be a testing process.

As a Landlord, Reeds Rains manage 2 of my properties. Heather at Reeds Rains has managed my 1st house for 2 years and the service provided has been good.Heather helped me to find my most recent property and provided good honest advice about the house and the value it was marketed at. Upon completion she managed to source tradesmen to decorate the whole house, to fit a bathroom and also to sort out the garden.The prices although higher than where I live in Sussex were very competitive for Stockport and the tradesmen were reliable and did the jobs within the timescale agreed.I have made some valued contacts for work on my other houses in the area. Most recently I have been dealing with Hannah who I can always reach instantly and is very efficient in getting things done.A first class service from start to finish I could not be happier with Reeds Rains and the team especially Heather & Hannah.

Phoebe is incredible. We're buying a house through Reed Rains and she's on it! As soon as you need anything, she's got it, if you have a question she answers and keeps you updated every step. We've dealt with so many estate agents and Phoebe is by far another league! What an absolute assest to Reed Rains she is, if you need to buy a house, ring Phoebe!

They just rip you off , a big no for tenants , they charge unnecessarily.15-may-2023: above review was given on 13th of april and after more than a month you are asking for more info on it ? the issue is already taken up by one of reed rains member, we had some conclusions, you must get that info from reeds rains and if you want me to remove this comment then i am not obliged to remove any comments, specially the ones with which i have bad experience.18-may-2023: poor quality of check in report and differences in check out report caused me to loose deposit, even your property manager didnt knew what was removed from the property as beds , mattress and sofas were removed from the property as those were extremely dirty, and those were removed after reeds rains consent, and your property manager was asking what happened to them. Luckily i had the emails as a proof otherwise you would have charged me for those as well. I really lose trust on reeds rains , unprofessional. A mistake

It was my understanding that any issues in relation to the checkout report had been resolved following on from our previous correspondence on an earlier review. I am sorry you disagreed with our findings from the checkout report. Both our inventory (check in) and check out feature a range of photos to help us avoid disagreements. Regarding your deposit, I can see you agreed to the deductions and the remainder of your deposit has been returned. Well I took a rented house through reeds An rains at the start of this month, it was supposedly recently renovated, but the list of issues became apparent as soon as I got lightbulbs, from damp both rising An from the holes in roof, to black mould in all rooms, to actively hidden damage an further mould an damp.. to no bin access, to blocked drains An rats, sunken sockets wires hanging out of wall...bathroom an kitchen poorly fitted to ridiculous proportions ... cannot clean anything report from enviromental health arrived today! And well 44issues raised some of which are category one potentially ! It is not able to use this “house” as a home...I wish I could upload picture of the misrepresented hell hole, I have asked for my money back repeatedly since the day I saw the extent of the hidden damage ! The enviromental health recommend the house be taken to brick in basically all of the rooms an redone, I need rehousing at your expense an I need it last week! Suggesting I live through the works is beyond a joke when it’s is this bad! Also you could tell enviromental health the truth which is you may fix things in 1/2 years maybe, but won’t fix anything unless forced and not anytime soon, so they can help me further! Or serve me with a section 21 notice so the local council can help me! Loads of things you could do but you just want money for something unuseable! This should never have been on the market I know you should be compensating me I’ve already started trying to make contact with solicitors ! No refund is offered only releasing me from the tenancy! Which means they keep my money! Which is abhorrent for a place you cannot cook or wash or clean properly in! You respond with almost the same thing in all these reviews do you actually fix it An return people’s money + for the inconvenience caused but it’s beyond inconvenienced ! It’s halted my life made me anxious depressed and poorly ! My asthma is worsening by the day...Rotherham branch should be ashamed this is now almost a month of this now I would give -5 stars if possible

I bought this house almost 2 month ago, they are still telling me stories about my front door keys. They started off by giving me an impression that they have the keys and tried to get me to agree to them sending the keys by regular mail, even though I offered to pay for recorded delivery. They said they couldn't do recorded delivery because they did not have loose change at the office. I then paid for a courier to pick up the key. When the courier turned up they said that they did not have the keys. They held onto my tenant's deposit and has not paid it to me nor the tenant. They said they sent an email to the tenant but the tenant says she has not received it.

From the social distanced valuation visit, at which a realistic valuation was given, through production of sellers pack and brochure to providing a closing meter reading, the service from Reed Rains in selling our property has been excellent. We were very well informed of the various sales options, including modern auction. The facility to drop off keys and documents at a partner agency near where we now live was much appreciated while trying to minimise travel. All along the way, the team kept us updated on progress and the sale went through very quickly and smoothly. tallulah-Mae and others that I’ve communicated with concerning the re- renting out of my mums property have not only been professional considerate efficient and knowledgeable ,Tallulah-Mae organised an open day for potential with the very pleasing result that she found the perfect tenants for the property before the previous tenants left meaning no long gap waiting for some interest ! THE MANAGER S GOFORTH, IS A BENT, TWO FACED CREATURE, DOESN'T KNOW WHEN HE IS LYING AND WHEN HE IS TELLING THE TRUTH, VERY RUDE, AND AT TIMES, THREATENING, VERY UNSYMPATHETIC. I WOULD NOT RECOMMEND THIS HORRENDOUS, INCOMPETENT, DISRESPECTFUL SET UP. I CERTAINLY WOULD NOT TRUST THEM WITH THE SALE OF A DOLLS HOUSE.

I Agreed on a let with the Bamber Bridge office for a property in Bamber Bridge. I completed the application process and paid the admin fees. I gave notice on my current property and arranged a transfer of utilities etc.2 weeks before my moving date, they advised the landlord had changed his mind and cancelled my application. The olive branch was an offer of a property £300pcm more expensive.I'm now scrambling try to find somewhere to live as i'm working away next week and which leaves me a week before i'm homeless.Thanks for nothing.

To day I received a phone call from Reeds Rains the young lady was inquiring for a tenant or theirs that had a ceiling leak from my flat, I told her that I had plumber with me about that and that we had blanked the water off and would she mind if I call her back after we had organized the work, She said NO! and i find you very rude! I then said if you find that rude you will find it ruder when I cut you off Good bye!Footnote I find the level of service totally unacceptable. Ps I did call back giving a more pleasant lady the information they required.

Thoroughly recommend Guisborough Reeds Rains, the help and advice they gave us as first time buyers was brilliant! The girls in the Guisborough branch were always on hand keeping us on the right track at every turn, from searching for a property, processes, solicitors & arranging mortgage appointments. We felt like we were treat like family which made the whole process as first time buyers a lot better, would definitely look to use them again if ever needed.
