Avoid Wards Of Ramsgate

Were do I startIt all started off well, with a very good valuation of our property, however after only a few weeks on sale, we were told to reduce the price by £25,000, reason was it looks expensive compared to similar properties in the area. We held out till after Christmas, until deciding to reduce the price, which actually generated a bit more interest.Things were going quite well, viewings booked in, however no firm offers on the tableThings unfortunately took a turn for the worse, after the branch decided to breach the Data Protection Regulations 2018, by passing personal data to a third party, without our written or verbal consent. Something that shocked us, a big company freely giving out this data! We are now very concerned and anxious, in case they have passed the details to others illegally We proceeded to report this to various members of the Ramsgate Branch staff, which was not acted upon, leaving me with no option but to send a formal complaint into Wards. This complaint was actioned the same day, receiving a call from a shocked member of the complaints department, we explained our dissatisfaction, directed at the branch for not following this up and having a cavalier attitudeIn fact it took a further email to the Ramsgate branch, issuing them notice to remove our property from sale, for them to actually call. The manager seemed dis interested just following procedure, clearly prompted by his head officeOnce we were released from our contract, to our surprise, we received an email, stating terms and conditions of their contract in relation to potential buyers they have shown round, demanding we pay them if they purchase our property elsewhere within 6 months!It seems contractual terms and conditions only apply one way with Wards! I was willing to let the matter drop, however I fully intend taking this further, Wards have not only broken their own contractual agreement with us but also broken the lawI would avoid at all costs, unless you don't mind who they are potentially sharing your data with

Having to sell family home after mum passed away

After my mum passed away unexpectedly and way too soon, I found myself having to single handedly deal with her estate. Having moved in to the family home in 1988 it had certainly been lived in, not run down to disrepair but at the same time no real updates on the property had taken place over this long period of time. It was always going to be stressful and a challenge but with that in mind it was the perfect property for a family home and for someone to put their own stamp on it and personally this was my hope.Adam from Wards took the lead and on evalution and first viewing of the property he understood fully without me having to really explain anything. He was fair with pricing, clear with explaining each reason positive and negative and made me feel like he just got it.From then on it was easy for me, on visiting the office Amy was always so welcoming, helpful and considerate. She made me feel like I wasnt alone in it, in a professional and caring manner, we laughed together as well. Grace has been an amazing lady throughout our sale. She has been my rock, as it has been a bumpy ride with our solicitor to say the least! Grace has been so supportive, kept me updated, reassured me and helped me no end when I was stressed. She will always explain what is happening, when I have needed it, in terms that I actually understand. I feel as though not only has she been my agony Aunt but has become a friend. Grace has been through every emotion with me, has always checked back to see if I was ok, which proves what a caring, thoughtful, lovely person she is! This review is for Tina Styance. What an asset she is to Ward & Partners. She looked after us through our first and second purchase and sale (an absolute nightmare chain) and I never evet felt anything was ever too much. She kept me updated through the whole 9 months and she fought for us to get where we are now. She was by far the best sales progressor out of our whole chain and I was so pleased that she was ours. I would use wards again but purely because of Tina. The sales side was okay but she really was what kept everything together (including me) throughout the whole process, Thank you Tina. I went to Wards on a whim! Earlier this year as my contract was coming to an end with my then Agent. I was greeted by Prince & Amrit who were both very friendly, extremely knowledgeable & polite. From the word Go! They instantly made me feel comfortable and well at ease before, during and after the whole transaction of the sale of my property.They were efficient and very hands on and took away any reservations that I had during the process. I luckily had a conversation with Devon from the Rochester branch after I had a offer fall through. He was very understanding and encouraging even though it was a horrible situation for us. He suggested another property that I felt at the time would be out of our league, But I can not thank him enough for booking us in for the open day as a week later our offer was accepted and we have now moved into our dream home !He regularly checked in and kept my sanity during the stressful process of moving and I couldn't have been more grateful. We had a really great experience using Wards. From the original viewings through to our offer being accepted the communication with the team at Rochester was clear and frequent. Once our offer was accepted, sales progressor Judy Day was fantastic. She kept us informed and helped us through the process, which was so invaluable to us as this was our first house purchase. Especially towards the end when we ran into some delays with exchange, Judy kept in touch with progress and consistently was in contact with the seller/solicitors to get updates and push things forward. We went into the branch at Headcorn looking for properties in the area. From the first visit everyone was attentive to our needs and couldn't do more to help us find the home we were looking for. Even though the Headcorn branch is a small team, all gave us good advice, communicated as they said they would, met us promptly for viewings and kept us up-to-date with potential properties coming to market. I'd like to say a huge thank you to Adam Copas and Joseph Dennis from Wards at the Walderslade / Chatham branch who went above and beyond in terms of delivering excellent customer service. 10/10! In relation to all other estate agents I called, Wards went beyond my expectations; Adam was very polite, reassuring and helpful. He asked me all the relevant questions for someone like myself who would be a first-time buyer, and was able to book me in for a same day, video call appointment with Mortgage Advisor and Protection Specialist, Joseph Dennis. Unlike other estate agents, Adam took the time to follow up next day to make sure all my questions were answered.In comparison with other estate agents I spoke to, Adam Copas showed me a lot on undivided attention and interest which was greatly appreciated. Other estate agents I called did not match the service I received from Adam or Joseph in the slightest.Joseph Dennis gave me a formal and insightful introduction into the company, and was very impressed with his intuitiveness in relation to Mortgage Matters Direct and Wards. I was able to learn a lot about the processes of buying a property. Joe and Adam really take pride in their work and it is in their best interest is to help in anyway they can. Joseph answered all of my questions, as well as offering exceptional mortgage advice and made me feel very reassured and confident in his abilities.
