Big thanks to Michelle and her team at Robinson Jackson Swanley who have just recently sold our property which only took seven weeks to complete from the stage of accepted offer. We were most impressed by their attention to detail, communication and knowledge of the market and local area. If you are looking to buy, sell or rent in the Swanley and surrounding areas then head to these guys as they have been in the area for decades and know the area like the back of their hands

Do not use them to let your property!

Do not use them to let and manage your property! Tyler from Gravesend is managing our property and it’s useless to pay for it. Nothing gets done on time, dates aren’t met, no calls, she isn’t proactive and just causes more stress. What a waist of money! When asking her about things she doenst even have an answer. Plus they only check the apartment once every 6 months and don’t have one letting manager per property. Do not use them!

Glad we chose RMJ

We bought the house 20 years ago from RMJ and decided to sell with them after evaluating several agents and online companies. Was impressed from the beginning with their understanding of the market and the confidence they gave on the pricing, marketing. House was sold after two weeks on the market at the higher end of the pricing bracket.

Very poor customer service from Tippi Prew at Robinson Jackson

Despite us already having a mortgage in principle, she repeatedly pressured us to use their in-house mortgage services. She stated that without a mortgage in principle we would not be allowed to view the property, even though we had already provided an email from our independent mortgage adviser confirming how much we could borrow. Her approach was unprofessional and made the experience very uncomfortable.

Simply the best!

We were from way out of area and selling a property for an elderly relative. Robinson Jackson were recommended to us by a neighbour. We were impressed with the company and Scott, in particular, right from the initial contact. In challenging circumstances he and Tony gave us prompt, efficient, sensitive and frank service. They really know the local market and went the extra mile to help us in every way in order to ease our pathway. Communications were timely and effective. The house sold in record time with efficient management from the progressing team. We cannot thank you enough. Carry on doing what you do!

We’ve had a horrendous experience with Robinson Jackson and would recommend avoiding at all costs. As first time landlords, we have had a serious issue with our tenant (including theft, crime & missed rental payments) and Robinson Jackson have done nothing to protect us as landlords. Our property was left destroyed, we are very out of pocket (even with insurance) and months down the line, Robinson Jackson continuously fail us. You never get a response, and when you do it’s often wrong or missing vital information. Would literally go with any other estate agent over them.

Very Professional and kept us well informed

What l liked about these agents were that they are very straight forward to use and upfront. They answer the phone promptly and will call you back if a member of staff is not available. I used the Strood Branch when we put our property on the market in September and within a couple of weeks we had a buyer. We had moved to the West Country in early September and did want someone local to keep an eye on our property which they did at no extra charge while the conveyance was progressing. Michelle was good giving up regular reports as to the process from both sites of the transaction until exchange and completion on 19th December. Thank you for your assistance and professional service to us, we were very grateful.

I had a very bad experience with this agency, I applied for a property, they sent me a rental form, they told me I would receive an answer in 2-4 business days, 4 days passed and they told me absolutely nothing, then I called and they said that the owner had gone private (a lie), if I didn't call they weren't going to let me know, precious time for me, because during this time other agencies called me to view other houses, and I refused, thinking that we would be accepted, and after a few days when I go to the site, I still see the property there, and even more, other new pictures, so it's clear that it was a lie on their part, that the owner had gone private, I don't understand why these lies, why don't they tell me the reality, that you were refused and the reason why? ...as I said, very bad experience with them, not serious.

ROBINSON JACKSON Contributing to the poor living conditions in the UK

I'm a tenant being affected by an ongoing issue with drainage that has come through the ceiling and affected my laptop and 2 couches. It's been going on since August 2024 and property management hasn't been in touch to address repairs or replace damaged items. Been dealing with a manager Steve Thompson who's the person who left the 5 star review BTW so their rating is manipulated. He confirmed that his staff made no notes of the issue on the 20th February when the leak appeared on 11th August 24. These people will take money from landlords but provide minimal support and management services, and when there's an issue they waste time and effort causing more stress with idiotic sarcastic comments rather than resolve the issue, and have the nerve to get defensive when you mention incompetence is being displayed rather than doing the professional thing and assist with resolving the issue. This company needs to be liquidated or disbanded, if it chooses to stay active then they need to learn English, and understand their responsibilities and liabilities. Also, if they inform you that you need to claim on your contents insurance, their landlord is liable in my instance and their landlords insurance should be able to replace my items as they and the landlord are liable. What a joke, they can't even pass on basic information for God's sake, even a potato has more use than those I've dealt with, at least a potato has the potential to power a light bulb, these lot probably aren't even fit for fertiliser or manure.

DO NOT USE - Dartford & Sales Progression Team

We became under offer in October 2021 and I have to say we managed to tie the sale up quite quickly. The valuation manager Ben was professional and friendly and made us feel at ease selling through them. However, this did not turn out to be the case. Unfortunately, things went downhill as soon as the case was handed to the sales progression team. Our case was handed to Tracy who was always quick to try and get you off the phone, never gave my buyers instant updates, and would relay incorrect information. Considering we used their recommended conveyancing partners, they didn't seem to check their internal portal and was constantly chasing for incorrect information. The buyer and I ended up regularly updated each other and every time I spoke to him, I was shocked to hear he was constantly chasing RMJ for updates and was even put on hold for half-hour as Tracy had forgotten about him. In the end, he didn't bother contacting them at all and neither did I. The progression was poorly managed and had the buyer and I not built up a good relationship personally, I fear the sale would have fallen through at several points during the progression, due to the mis advice of the legal work and mortgage offer. Whilst I'm grateful for the communication between myself and the buyer, at times it did make things stressful and surely this is why you pay an estate agent to manage these things for you! On the day of completion I expressed my disappointment and concerns to the manager Nick, and he explained he will look into the matter and come back to me. A week on and I haven't heard anything! Consdiering we signed a contract at 1.5% with the promise of a dedicated sales team, progression team and exposure on right move - I'm not entirely sure what we've paid for !!! We were on the market for two weeks, and I pretty much progressed the whole sale myself due to the lack of support and undelivered service from RMJ. In my honest opinion do not sell through RMJ in Dartford or any other branches (As we also used the Gravesend branch for our mortgage services and that was disappointing - again lack of updates) and if possible avoid buying through them. Espically if you are a first time buyer as you will get no support what so ever. Just make sure you have a great solicitor to support you through the process. Will never use in the future or recommend them to anyone !

Don’t do a swerve, make it a complete U turn

DARTFORD BRANCH AND THE PROGRESSION TEAM. I have to say that the initial Sales process was professionally handled and straightforward with plenty of viewings and a quick sale, shame it was to a Robinson and Jackson recommended client who had sold thru’ them thus doubling their potential profit. This purchaser was one of five who offered the same amount but was pushed hard by the Estate Agent. Unfortunately after the offer was accepted the buyer disappeared for four weeks - not paying for the searches and stalling the process before it began. Only when I queried the delay and rejected the buyer was I warned about her habit of visiting your home uninvited. A second buyer was recommended, due to a deadline imposed by my vendor of 15 December - remember that date as we will come back to it later. The initial process started well with assurances that the date was realistic but things began to stall. The USP for R&J had been the Progression Cell who I was told would consistently monitor and hasten the process. Imagine my surprise when I discovered that this meant they would call me and ask me to speak to my Solicitor to hasten things, especially when R&J recommended the company and received a referral fee for her being appointed. There were also many occasions where I would ask if hastening emails or calls had been completed to be told that such things were not within their area of responsibility. As we came to mid December and the required date became increasingly unlikely imagine my surprise when the Progression Team let slip that the sale/purchase had not been been actioned for two weeks and that there was no explanation why. After this the file, which took around a week to transfer - obviously not electronic - was transferred to the Branch Manager, well, this was where the fun and games really started, I will say nothing here that I have not previously stated verbally to both the Branch Manager and his Line Manager such as “I do not believe a word that comes out of your mouth”. If half truths are your bag then this is the selling agency for you but I can categorically state that I would not touch this company again. All in all, I ended up doing more progression of my sale than the agents did and the timescale that R&J stated was entirely feasible proved to be anything that they could attain.I said earlier to remember the date of 15 Dec - the sale/purchase which were agreed in October consisted of a chain of only 3 properties (the first being a cash buyer and the last an empty property) eventually got over the line on 04 March - a delay that sits with one organisation and that was the estate agents.Now that the process has been completed I can look back and realise the amount of stress that was caused to myself and my wife and how much we paid for something that I put far more time and effort into than the company that was being paid handsomely to handle on our behalf.If you are entertaining the idea of appointing Robinson & Jackson to sell your house don’t. You will be told what you want to hear, promises will be made that will not be kept and excuses will be made for all eventualities. You will find life a lot easier looking for a better Estate Agent who will do what they should and you will not have to pay for a service whilst do the work yourself.

Avoid Robin Michael Jackson

For sellers and buyers alike, please avoid this Michael Robinson Jackson letting agent like a PLAGUE. By default, I avoid writing reviews as I understand people can have off days but this isSimply unprofessional, incompetent and self serving by this letting agent. Booked a viewing request via zoopla, got a call from one Joseph in the Gravesend branch who told me that the Mortgage Illustration that I had given them previously in order to view a propety shows my funds is insufficient to meet the asking price of the property.The Joseph guy simply did not read through the Mortgage illustration to understand it clearly before calling me because to view a property advertised by Robinson Michael Jackson (RMJ), you must show them agreement in principlewhich in itself is foolish and should be unlawful and no basis for it as there is no law to that effect in the UK. Back to the point in fact, I forwarded him another agreement in principle which he says has ran out and I said well, it shows you I can afford what you are asking but the guy insisted I should get him an up to date AIP so i came off the phone, checked through the Mortgage Illustration and rang him back to clearly explain to him what the Mortgage Illustration outlined as he did not take his time to read through the Illustration after which he put me on hold to several timesto check with his colleagues. You won't believe after seeing that he was wrong, he startedasking for proof of funds to which I told him if he's trying to see my bank statement just to view the property, that would never happen. He went to their rehersed line that the vendorwants to see all those information to which I said if that's what RMJ and the vendor wants, it's not going to happen and that there are other properties on the market to viewwithout going through this hassle just to view a property. The guy puts me on hold, came back again and tried to phrase it againand I told him I won't be giving him those because all they wanted initially was AIP and now he wants more to just view the property. To make everything worse after he noticed I wasn't going to give in to what he's asking, he then said they don't know when the viewing will begin as they don't have access yet to the propertyto which I said, you should have told me all that from the beginning that you don't have access to the property to commence viewing but we've gone through all these for you to tell me that you want to put me in a viewing list when you have access to which you have no clue. My take to people isto avoid this Michael Robinson Jackson like a plague for both Sellers and Buyers. All I see is a letting agent that is in for itself and not the vendor and obvious no proper idea of customer service toward their customers in the form of the potential buyers. Before I forget, I had to step out of the officeto make this call in the cold so you can understand how annoying it is to provide all the information the guy needed and then be told, we don't have access to the property yet but when we do, we will put youin the list of people to see it. What a sham of a letting agent. Any vendor listing or letting through RMJ, if you can speak or show the potential buyer the place yourself, do it and be open to share your contactwith buyers especially if you want a quick sale as this guys will keep your property on the market just to get traction.If you must adverise through RMJ, don't use them as the sole agent. This experience for me is so annoying as I recently tried to view another property advertised by a different letting agent and one of the agents called me and said, I will takeyour name down and let you know when we have access to the property as the vendor is away. That was nice and easy, no controversy at all but RMJ wants to know when you wake up and go to bed before they show you the property. The government need to look into this issue with letting agents asking to see people's bank statement/AIPbefore viewing. These are people's information. If I am not making an offer, you shouldn't be asking for it and I get it, someone might be saying they only want to see serious buyers to which I say, if every business in every sector operates like this, they will run aground in not time. It's part of life that someone might ask to view and change their mind but they should not be forced to show personal information just to view a propertythat the letting agent use for the statistics. By the way, if you've ever given them your information, you can ask them to delete it according to the GDPR regulation.

Had 0 viewings entire time then switched and had viewings and offers within 2 months. Even if grace is given here, though that is their main role, it was the complete lack of service that gives this rating. This included; no updates the entire time, originally saying the would cover something and then without telling me not following through with that, not updating my listing with a request i made twice, not telling me a potential viewing had cancelled, not honouring the end of my contract and claiming they hadn't heard from me (fortunately I had the email chain) and finally, adding a viewing that never happened to my termination letter.

AVOID, AVOID, AVOID this estate agents at all costs ! had to keep asking for updates which never came. Finally made a complaint to branch manager at Chatham by mail, received in my opinion a vulgar display of how NOT to talk to an existing client.FOUR DAYS NOTICE GIVEN BEFORE COMPLETION AND THIS COMPANY REFUSED TO TAKE ANY RESPONSIBILITY.We had planned to give all of my wife's late mother's furniture to the British Heart Foundation, however this was not possible and we ended up having to have it collected ourselves at a huge cost and the furniture was destroyed as we had nowhere to put it.We approached RMJ to ask them to cover the cost of the collection from their £4710.00 fee but they flatly refused.Basically we now have to pay them £4710.00 for not doing a professional job.ABSOLUTELY SHAMEFUL AND AVOID THIS ESTATE AGENTS IF YOU CAN !!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!

Atrocious is too good a word to…

Atrocious is too good a word to describe them. 1 viewer in 8 weeks of their being sole agency! They failed to answer detailed questions I asked of them. FAILED TO COMPLY WITH THEIR OWN COMPLAINTS PROCEDURE. Unable to adhere to sellers instructions. They got initial property description WRONG 3 TIMES. Even on last day as my agent, 2 out of 2 viewers failed to arrive! Del Boy Trotter could have done better. 8 WEEKS WASTED BY THEM. Recommend them to your enemies!!
