I had a terrible experience with this estate agent, particularly with Cintia Kozma, and the way I was treated still upsets me. In 2023, I was living in an HMO where I had been a tenant for two years. Two months before the tenancy was due to end, I informed the estate agents that I would be moving out. I also explained that the remaining tenants wished to stay, and that we would find a replacement housemate and provide their contact details so a new tenancy agreement could be arranged. This was the same process that had been followed when I first moved in, and again when other housemates had left, so we expected it would be straightforward. The agency acknowledged this email and asked us to send over the new tenant’s details once we had them. One month before the tenancy ended, we did exactly that. This timeline was in keeping with previous tenancy agreement changeovers, so we felt confident credit checks and signing the tenancy agreement would be completed in the month. After that, however, our emails and phone calls were completely ignored. All four housemates were emailing and calling repeatedly, with emails ignored and, when we called, we would be assured we would be called back, but we never were. Then, days before the tenancy was due to end, after we had called the estate agents desperate to know what is going on, we were told on the phone we would be being evicted, and the following day issued an eviction notice giving us two months to vacate the property. It was only after speaking directly with the landlord, he became aware of the situation and of the eviction notice. Haart then informed my housemates they could sign a new tenancy agreement, but only if they agreed to a rent increase (which they agreed to). Cintia then claimed I was still personally responsible for paying rent until the new tenant contract was set up because the tenancy “automatically rolled over.” Obviously the remaining housemates expected to continue to pay rent while they continued to live in the property but she stated I still had a responsibility, despite the fact that I no longer lived in the property, had given them 2 months notice that I was leaving the property and no longer had an valid tenancy agreement with them. In reality, it was their own inaction that resulted in leaving tenants in a property with no tenancy agreements in place. It also felt like the threat of eviction was used to pressure the tenants into agreeing to pay more rent. Throughout this entire situation, the agency consistently ignored communication from all four of us. Being told I was still liable for rent after giving proper notice was incredibly frustrating, and the lack of professionalism and communication was appalling. It was as though they don't care that they are dealing with people's homes and lives. I would not recommend this estate agent to anyone.

Myself and my husband offered on a house that was for sale by the Dartford Haart Branch. From making my initial enquiry on Rightmove I was contacted quickly by Ben Clark who arranged a viewing . At the viewing Ben welcomed us warmly and give myself and husband an informative tour of the property. We instantly knew it was the home for us and he was very helpful in letting us get a second viewing. Since then he has been extremely easy to contact and given us updates on the progress of the sale.
