I really appreciate having a dedicated Property Manager, who is both knowledgeable and very approachable. I also like their professionalism, which makes me feel valued as a landlord and confident in their capabilities.

Lee, Caroline, Aaron & the team go above & beyond to make sure we have the right tenants & minimise any void periods. They carry out regular inspections & highlight any maintenance issues that need to be carried out. If you have rental properties Absolute are the company to take care of your investment.

The service I received was exceptional and Nick Wallis was a consummate professional, providing advice and support throughout the whole process with attention to detail from valuation to completion. I would always recommend Absolute property and I would have no hesitation in using them for any future purchase or sale.

GoogleI live next door to a property rented out by this company, and I've had to chase them numerous times regarding a damaged fence caused by a tree on their side, which has affected my property. Initially, I contacted them to get the tree maintained and then to fix the fence on the 14th May. I was asked by the company to source a quote myself, which I did. However, after arranging for a professional to start the repairs, I was told the quote was too expensive. They then promised a like-for-like fence using someone cheaper that they sourced. I feel upset and frustrated as I've had to keep chasing this issue. The damaged fence is an eyesore, and not one person from the company has come out to look at it. I have had no updates and had to chase them again. It seems that unless they're making money, they're not interested in resolving issues. I hope this review prompts the company to understand the importance of maintaining properties and addressing concerns, not just focusing on profit. Their brand should reflect quality service at all levels.

GoogleNick at Absolute provided a great service in helping to sell my mother's house. It wasn't an easy process as it was an unusual property and was during a period of volatility in the mortgage market. His expertise and patience with both seller and buyers definitely smoothed the process and produced a good end result.

GoogleHighly disorganised & never received promised callback. Called yesterday to ask about a property, called again today for an update, and again the people answering the calls have zero details for the listed properties. Upon checking Rightmove the property is already letted. I do not understand why the staff there do not have this information to hand like all other agencies.

It would be great if you can contact our office and ask to speak with me, I will be more than happy to assist and to establish what happened (as everyone should get a call back). We are a busy agency though and when lettings staff are not here calls will divert to other members of the team, just to ensure that calls are answered. We prefer this approach rather than an answerphone kicking in if calls are unanswered. As a result staff in other areas of the business may not know details of the properties we have to let, but at least they can take a message etc. You should have got a call back though. GoogleOur experience with this letting agency has been awful. Many promises were made on how the property would be handed over to us on our moving day however we were in shock when we finally got the keys. The cleaning was very poorly done (if at all?) and the flat had several serious health and hazard issues. We had to deal with their unprofessional and incompetent attitudes throughout our stay and are happy that we will not have to deal with them again. The landlord himself had to get another agency involved due to their incompetence. We have dealt with a fair few letting agents in London but these are, in our opinion, the worst by far.

First of all it always concerns me when there are complaints about our services, and when there are we always try to see whether there is anything that we could have done better, and if so implement changes within the business to ensure that our service levels are kept to a high standard. In terms of your complaint I have spoken with my office manager Joanne Beard, just to try and establish the facts. In regards to your move in I do know that there were a few issues and that you emailed us on the 19th April to list these. Joanne then responded to you on the 19th with replies to each of your queries. You then responded thanking Joanne for her email, and highlighted another issue which Joanne responded to you on the same day to confirm that we would be in touch to rectify, which we did. I absolutely take on board there were some issues when you moved in however I feel that you were contacted very promptly by our team and judging by the email trail we got to a point whereby you were content with the outcome. I am not aware of any other complaints from you throughout the course of your tenancy, although if there were and these were not dealt with properly please give me the details and we can investigate. I have emailed you a few times to try to gain more of an understanding of this matter and if there was anything more we could have done to help, to date you have not responded. GoogleThis company said that they would take on the management of my property back in August 2015. They did not ask for any money up front, which I found surprising. They only sent the T and C's upon my asking in January 2016. They were difficult to get hold of by phone, and emails were often replied to with "Currently out of the office" or "Sorry for the late reply". I did ask for help with a difficult tenant during the original consultation, something they said they could help with and a higher fee would reflect the amount of work they needed to put in, but now I have been told that they can do nothing about this. I explained exactly why I wanted their services and was open and transparent. Up to date, upon sending an invoice for services and giving two quotes for work that needed to be done to my property, they have bailed on me. All I did was query why the leaseholder was still sending me money and why two quotes for building work differed so greatly (one was for nearly £900 and the second was £92). Not a good company to deal with if you have a small property or live 'in the sticks'.
Dear Timandra, Thank you for your review and it is with regret that you were left disappointed as this certainly is not reflective on us a business. During the time that I was involved it did become apparent that there we some quite serious issues between both you and one of the leaseholders, and although I did my best to assist it was very clear that the problem did run considerably deep and unfortunately we had to make a business decision to resign from the management. In terms of fees I didn’t feel under the circumstances that it was necessary to charge neither you or the other lessee, although we did serve things such as ground rent demands etc. Monies collected from the other lessee were also returned to them in full.
