Moving in was such a smooth process, and I’ve been really impressed with the level of service here. From the start, it was clear that the management team really cares about the tenants. The building is always in great condition, and any maintenance requests I’ve had were dealt with promptly and professionally. The staff is always friendly and approachable, which makes the whole experience feel personal and welcoming. I’m really enjoying my time here so far.

If I could give 0 stars I would. This is an awful and stressful place to live. If you aren't having major issues with your flat, you'll be having issues with other parts of the building or communication with the management team. I’ve never known a company to ignore emails quite like No.26. I ended up having to say I’ll get lawyers involved for them to finally reply. This company is extremely unprofessional, not just no.26 but Native as a whole. The bills are getting more and more expensive. With nothing ever been properly communicated this led to everyone receiving a years worth of back payments of over £1k/£2k to pay just before Christmas. (The tenants worked together to get this over turned.) The apartments are far too expensive for the stresses caused. The building looks good on the outside but is inundated with issues which takes forever to be sorted (heating, water, lifts etc). I know that several other residents are dissatisfied with No 26 and looking to leave once their tenancies end. The finance team are incompetent so you need to make sure you are on top of everything you owe / what they owe you as they can’t seem to keep track of simple payments. More training is needed. It is a shame that No.26 went so down hill after Covid and the staff turn around is as quick as it is. I am extremely pleased to have moved out earlier this year and would not recommend No.26 to anyone. You only need to read the other reviews to get the full picture of this place...

EDIT 2023 __________ None of the reoccurring issues below were ever truly solved but now a new addition to Native's (building management) repertoire: All residents in the building were backdated their energy bills from over 12 months back and charged triple, leaving some residents with a couple of hundreds debit... This building is served by a communal/commercial energy which is mostly managed by Native who keeps on pretending the issue has nothing to do with them. _______________ Great idea & effort gone bad as company gets greedy & disrespects residents and staff. The concept of the living area, coworking space & Native vs regular estate agency running the community was great... just initially. Unfortunately after a while the building started getting regular (a few events per month): leaks issues with hot water lack of water poor cleaning serious safety incidents Worst of all lovely & caring staff let down by the management - painful to watch and extremely frustrating to live in. Massive increase in rents for existing tenants (during covid, while service offered was limited....) and now visible cuts taking a toll on basic aspects like health and safety making Native look really bad & greedy. On the top of that noise from nearby constructions surrounding the building from ...every side is non stop. If you think you will enjoy your balcony (used as strong reason for higher rent) think twice. One of the highest rents in croydon so if you work hard for your money may be worth some self respect & avoiding.

For the past two years we’re experiencing hot water and heating issues every single week. Also, there’s no insulation whatsoever which means you can clearly hear any noises coming from other flats as well as from the construction sites around. The whole building stinks and the management as well as security are very poor. The flats and furnishings, and some communal areas look beautiful but don’t let the looks fool you - the life at no26 is extremely low quality. PLEASE AVOID!

One or two smart people convincing work there but the rest are shamples, if you are a tenant beware of man called Brian who puts your deposit on TDS to not get refunded when moving away .. use DPS instead if you are tenant ... hope that helps I had bad experience with them as they charge small dents on the wall

REASONS TO AVOID! 1. There are an endless number of maintenance issues that aren’t ever resolved! Some people have been waiting for months and issues still haven’t been fixed. Quite SERIOUS issues I might add! 2. We’ve been left withOUT ANY running water on two occasions in the last 2 months with little to no proper communication about what’s gone wrong, but appreciate it’s not down to the on-site team, it’s down to “head office” to arrange, and speaking of which, feel like a non-existent entity with the lack of responses they need to feedback to the on-site team, in order to help us. 3. For those of us on higher floors, the lifts have stopped working on 2 occasions in the last couple of months, so good luck if you’re eying that 2-bed on the 18th floor; it’s a long climb in either direction! REASONS TO STAY HERE 1. The residents (well, most of them) are all amazing! 2. The on-site staff, Andrew, Kam, Heather all of them, are are actually incredibly helpful! But they are unfortunately themselves let down by what feels like a non-existent head office. 3. The co-working space is great! 4. We get free breakfast one day of the week, free wine on Wednesday and beer and wine on Fridays, no yoga though, as may have been advertised. 5. Andrew (one of the team) puts on amazing events like a quiz, bingo, things to foster community spirit! 6. You can get from your apartment onto a train at East Croydon in 3 minutes (if you run). In conclusion: if you can put up with medium to severe inconveniences, especially where head office is needed, oh and there was a leaking roof, but that only happened twice, then this place is for you!

50/50 place, the staff & apartments are great/lovely. However, they got rid of the community perks such as socials and breakfast over covid never bringing them back even though the rent is extremely inflated. A major issue was continous water problems over 2020-2023 which is unacceptable. Lastly they are very slow at giving deposit back - I'm still waiting for deposit after almost 2 months

Great apartment with professional, friendly staff. The location is ideal, just a stone's throw from East Croydon train station, with easy access to local shops and amenities.

I’ve never lived in such a luxury place and I’m so glad that we chose no.26! Fairly close to central London, you can either take Thames link or Southern which will take around 40 minutes. Much cheaper rents than central while you get a super comfy room, rooftop, working space, 24/7 security with reception, and amaaaaazing staff (you really feel they care for you ♡). You’ve got a shopping center nearby, box park, and if you’re feeling lazy you can hop down to co-op for groceries. If you’re feeling adventurous, you can go to IKEA or Wingyip which takes 1h by walk. all the gorgeous photos listed by no.26 are accurate and that’s literally what you get. Overall 10/10 would recommend this place where I’m totally in love with ♡

Best building in Croydon. Good price, great apartments, perfectly located, nice amenities. Absolutely amazing management team, very lovely humans and really active and supportive community. Super pet friendly. Really happy to call this place home.
