Insufficient data to provide valuation!

Inputted postcode into zoopla website to establish current value of house with a view to understanding current local market. In order to do this I had to give my email address, name etc. Result was they had insufficient information to provide an estimated valuation yet they took my personal information. The website confirmed the price we paid for the address some 8 years ago, yet were unable to determine the current estimated value! For my needs, a complete waste of 5 minutes and I won’t be using or recommending Zoopla to anyone.

Algorithm reassessment time

Really not sure what's going on with Zoopla valuations but, contrary to government estimates and local sales stats, they show a near 10% drop in house value in my area over the past 2 years with no obvious rationale. Makes me seriously wonder whether their algorithm is fit for purpose, or if it's subject to manual intervention. It's almost as though Zoopla is trying to stimulate demand by undervaluing, but the effect, of course, will be that owners will keep their properties off the market. Or is Zoopla possibly continuing to down-value as a form of indirect attack on the Labour government's policies?

Sal has been one of the best agents I`ve enquired with. Especially as a student we tend to be overlooked a lot but Sal was there every step of the way during the process. Sal was really wonderful throughout the entire process. He found me a great flat in Crystal Palace that I was able to see before it was even put on the market. Could not be happier. Sal was very communicative and helped me graciously when there were issues with references (as someone not from the UK). worst experience

I was asked for viewing the house with zoopla. I went for viewing we are waiting for results they try to call me to say landlord selected different people unfortunately I missed the call .its ok no problem for me but until I call them they didn't mail me we aint gonna get the house. 2 min email makes hard to answer back to us. honestly the shitty response.

Wish I could give these guys a zero…

Wish I could give these guys a zero rating. There is no point in getting an agent valuation because I’ve had 3 of them and they valued my house accordingly however they do not update their website with the valuation price they quoted which doesn’t make sense. They still have the old info on the website anns it’s been over 2 years so no excuses there. I was told to update my house information which I’ve done but the price hasn’t been updated. If they are giving you a valuation they should update the price on theire Zoopla website to match that. I’ve raised a case but they keep repeating themselves and said they can’t change the price of their valuation. Absolutely useless.

Sending unsolicited spam email

I received an unsolicited email "Welcome to Zoopla!". I have never signed up for Zoopla. There is no unsubscribe option in the email, which contravenes the guidelines by the ICO. There is no way to contact Zoopla on their website, apart from a useless chatbot, which elicits no response.This company obviously cares nothing about good practice or abiding by UK law. It is likely to be in contravention of GDPR if it is holding personal details without permission. There is no way to put in a GDPR request for personal information.I would never sign up for a company like this. At best, they are sloppy time-wasters. You cannot be sure about their security procedures and someone could be supplementing their income by selling your details on to organised crime gangs. There are plenty of videos on YouTube about how people have lost large sums of money during home sales by interception attacks. The criminal scam centres use targeted lists.Re. standards of practice, see this article by ICO: "How do we comply with the rules on sending marketing by electronic mail?"

House is 2 bed end of terrace

House is 2 bed end of terrace. Previous sales listing shown on Zoopla clealy shows that, EPC shows as 2 bed EOT BUT Zoopla claim it is a bungalow!! It is 79sq metres as per EPC, VOA and last sales listing BUT Zoopla claim 97 sq metres. Last sold April 2023 for £350,000 shown on Zoopla but they claim only worth £235,000. They also claim they cannot change details - why not it is their website after all. Complete rubbish company

valuation estimates based upon inaccurate data. Avoid

This company issues valuation estimates on homes which may be wildly incorrect. In my case, severely under the value placed upon it by an independent agent. I offered to provide this valuation but this was rejected as they say they can only use the data they normally access. They admit "it is likely that there isn't much up to date information available on your property (due to works being carried out since the last sale, or it not being sold in some time), that a previous valuation or sale has recorded the property details incorrectly, or that there aren't many comparable properties available at present" They prefer to use this inaccurate or outdated data rather than a professional valuation. The result is that this seemingly trustworthy outfit gives out inaccurate "estimates" of value which can result in the owner losing sales as potential buyers think Zoopla is a true indicator of value. Its not professional and its "estimates" are probably wide of the mark. Users should have a health warning about this company!

I have had ongoing issues with Zoopla…

I have had ongoing issues with Zoopla for years, and despite them being fully able to easily resolve all of them, they have chosen instead to cause me as much stress and in my case, since I have Adrenal Disease and have fully explained my situation to them, illness that is it totally unnecessary.Further to the previous issues I have had with them, three years ago, they decided to inexplicably update the listing for my Two Bedroom Victorian Cottage to a One Bedroom Bungalow, despite the fact that their listing was totally incorrect and a Two Bedroom Victorian Cottage becoming a One Bedroom Bungalow would be physically impossible.At this time my property was on the market and on the same page there were two listings of my property with two estate agents, with at least forty photos of my property, clearly showing it was a two storey two bedroom Victorian Cottage, and NOT a One Bedroom Bungalow, and yet Zoopla, helpful as ever, refused to correct this error, stating that it was impossible for them to do so, giving me the usual spiel about how their wonderful algorithm was ahead of its time, could not be incorrect, and could not be corrected, despite me the owner of the property, and the estate agents providing them with plenty of evidence that they were absolutely wrong.When I continued to have to argue with these incredibly obstructive and unhelpful individuals, as usual, since I am disabled, seriously ill, and already battling to sell my property for years against the backdrop of it being 500 metres from the location of the new Lower Thames Crossing, they insisted that they could not update my listing due to another company providing the information it being based on, and them having 'no control" over that.I subsequently wrote to that other company, and was then informed in writing that in fact they were fully owned by Zoopla and Zoopla were writing complete nonsense, and could in fact update and correct my listing at any time. I then emailed Zoopla with a copy of that email and Zoopla still refused to update my listing.Zoopla are petty, unhelpful, obstructive, and do not care one iota about the damage they do to anyone. I am, as I have already stated and as they are more then well aware, disabled, seriously ill, and was made to feel suicidal by their treatment of me and the situation I was already in, and that was made even worse by their poor treatment of me. Having to battle them for something that they should have put right after ONE email, and still continue to leave incorrect after umpteen requests and three years later, is ridiculous and demonstrates exactly how much they really care. They simply use and profit from your personal information, without your permission, and give no tosses whatsoever what it costs you if they use it incorrectly, and will continue to display it incorrectly forever if it suits them.Frankly one of the most appalling excuses for a "company" I have ever had the misfortune to have to deal with, and the fact that they pretend not to own the multiple other companies they do in fact own, including Prime Location, should tell you exactly how transparent they really are.Further to Zoopla's usual unhelpful and inaccurate response, at the time this issue was reported to them, and throughout, my property WAS For Sale with TWO estate agents and those listings were being displayed on my property's Zoopla page, I also provided the deeds from the Land Registry to my property, since I own it outright, which would be proof from the organisations they require, and they STILL refused to update their listing for my property. They did not ask for anything, but I provided these as evidence, and they still refused point blank to be anything less than obstructive at every opportunity. If they had wanted to see my property's EPC they were perfectly capable of looking it up, but it is pretty clear that Zoopla has no intention of helping anyone but themselves. They also, as I have pointed out, and as was pointed out to me, OWN the company who provides the data from which they publish their listings, and that company informed me that the statement that they cannot update their own listings on their own website is in fact total nonsense. I forwarded the email from that company to Zoopla, and emails from my estate agents on to them, and they still could not care less. The fact that my property was For Sale at the time that they were, for the umpteenth time, publishing completely inaccurate and misleading information about it, was precisely why I contacted them, and precisely why this matter was so important, but naturally, and as usual, since it does not affect them, they gave no tosses whatsoever. They continue to mislead, ignore the facts, take no responsibility whatsoever, and give no tosses at all, as you can see from their response.

Almost non existent customer service

Almost non existent customer service, the right hand has literally no idea what the left is doing. No internal communication from what I can tell. Cant speak to anyone, email or VR chat only. I cancelled one subscription to one of my businesses, they somehow managed to cancel one that i wanted to keep, the one i didn't is still live ! No one will answer the phone. Customers are complaining to me because they cant see their property advertised....all because Zoopla cant do their jobs properly - time to cancel in its entirety i think and maybe explore On The Market, surely cant be this poor!!

Please don't take any notice of their valuation service..

Please do not ever take the monthly valuation service seriously. It is wildly inaccurate, by more than 30% in my case. Protest and their robot will simply say that it's not their fault, or their responsibility even to be accurate. Ok, so what's the point of it then?

I would score this minus if I could, set up a payment plan for reduced payments for 3 months, then demanded I pay the missing payments as soon as the plan had ended and gave me a default notice for it. Keep well away from this con artist company, I will be contacting my MP and escalating my complaint, treated very poorly in deed

As far as any reasonable person can be this is a complete waste of money resources and common sense - why would anyone think the services that Zoopla provide as “valuable” it is self serving contradictory and downright useless - akin to evaluating any form on intangible - I shudder to think who on earth would benefit from the data they provide. House is far lower than it should be

House is far lower than it should be. Zoopla use sale indicators from recent properties sold in your postcode area, which i have many flats in my postcode and only two detached homes. My other neighbour sits in another postcode and the value of their property is off the scale by comparison.Zoopla also show my house as 3bed house and wont change it to 5bed it actually is. They say data is taken from 3rd parties but I've validated this and its simply not true.They are flatly refusing to do anything and claiming its not in there power to remove or update the data shown on their webpage.

Zoopla are a law unto thier own...

Zoopla is a complete law unto their own. I have just checked the details for my house and the details are totally incorrect and will affect the sale of my property since that is one of the places that people go.All they could say is that they can't change the details which is a blatant lie so I have to suffer because of their incompetence.There was a point where people could change the details and I spent quite a long time ensuring that they were correct only for these idi'ts to do what they like.

Hi Paul, Thank you for sharing your concerns with us. We're really sorry to hear you feel this way about our valuation model. The Zoopla house price estimate is based on data fed through an automated valuation model (AVM), which analyses property information on all 29 million UK homes on a continuous basis. Our data comes from multiple sources based on a number of data points relating to property sales, values and home characteristics throughout the UK, including publicly available data such as that from HM Land Registry and Registers of Scotland. The accuracy of Zoopla estimates is influenced by a number of factors such as the current market values of homes, the quality of the information available on the given property and the availability of comparable properties in the area. This means that unique properties or those where the housing market is slower, may experience less accurate estimates. We receive new data all the time and above-average variations will be largely a result of changing property characteristics and the comparability of the property to the local market. Therefore, discrepancies and/or increases or decreases such as you have outlined are not unusual. Terrible website - happy to waste flat buyer's time

Zoopla is a timewasting website as very few flats include the most important details, such as the annual service charge and annual council tax costs. You cannot search by this criteria; even though it is very simple improvement to implement. Every time I run a I search, I have to click into each individual property to look for the annual service charge, only to then find it's not there. This is a really important factor for flat-hunters, so I'm fed up with estate agents omitting this essential information. I then have to call or email, give them all of my details just to obtain the service charge, which then turns out to be extortionate. I currently pay 5K per year on my service charge and 2K on council tax. I wish to move somewhere to reduce my costs but so far I have clicked into around 50 properties and only 5 had the service charge. This is why I'm giving Zoopla one star as they're very happy to waste potential buyers time by not insisting estate agents enter this crucial information, which the agents already have.

Zoopla = False Statements & Misleading Information!

Zoopla give out totally wrong information, based on its own averages, NOT correct averages proportionate to comparable, like for like properties or location! It is nonsense. They THEN have the audacity to publish last sold prices, juts because Land Registry has the information in the public domain! Yet, the best and biggest portal in the UK, Righmove, with around 120,000,000 million hits per month, compared to just 60,000,000 for Zoopla, protects sellers, should they request that the last sold price is not displayed. And Rightmove does NOT create false averages, or display information that may be detrimental to a vendor; Zoopla does! This nonsense has made me, as a vendor and property professional, instruct my agents to NOT use Zoopla, and this will be the case again! They also seem to duck questions about either subject, and also avoid answering a simple question: Rightmove has a 14 week rule, where a property can only be relisted as a new instruction AFTER that period of time. Zoopla refuse to state what period of time they require; why? And what is it, since many people are reading this? And before I finish, let me show readers here how wrong Zoopla are in their valuations, that they CLAIM are true! I live in a road of mainly three bedroom houses, some detached, some semi detached, with around four or five houses with four or five bedrooms, and ONE tiny unit that would be a studio. The studio has an average price (according to these clowns) of £525,000 and yet sold for £100,000! That must have been fun for the buyer, misleading them, too! The very best house sold for around £700,000 and I imagine they would have been pretty annoyed to have Zoopla shve £200,000 off, putting off buyers who THINK the property is, therefore, over priced! If Zoopla know this (and they do, as I have complained to them many times, and others have) why do they still, misleadingly claim, that THESE are averages? They are fals! It has to be LIKE FOR LIKE, and that includes number of bedrooms, whether freehold or leasehold, detached, semi, wreck, refurb! And why publish sold house prices, that, to the average man or woman, buying once, maybe twice, only, in a lifetime. may put them off a brilliantly, refurbished property that has had £100,000 spent on it, which is NOT reflected in their figures?! My advice, dump this lot, and the more of us that do, the better! Zoopla equals false statements, and misleading information!Update, following reply:Yes, I know all of that, and what you have stated is EXACTLY what I and thousands of others are complaining about! Zoopla's averages are wrong! They DON'T offer anything, except misleading information. You cannot bunch together studio flats, flats, houses, and mansions and create an average! That is false. You SHOULD categorise; thus - all two bedroom flats, all three bedroom houses, all studios etc! All you have done is cut and past the ubiquitous reply, and once again this proves Zoopla to be misguided, and false in its information!You did NOT address the fact you publish sold prices, without the permission of the owner, either! Just because a sold price is within Land Registry's information, you should allow sellers to remove this, just as Rightmove do.This is just another example of a failing site, created by the same man that created Cazoo, it is failing fast! Hence, many agents, now, refuse to list with Zoopla, and who can blame them when Zoopla gives out false information; verified by the reply sent to me!!

I am due to sell my property and Zoopla…

I am due to sell my property and Zoopla historical data is incorrect as they missed off my purchase back in 2009 it therefore makes the house look 30K cheaper than it actually was . They have the house listed as leasehold when it is freehold. I tried to rectify these issues but it appears you cannot and Zoopla customer care doesn't exist. Do not believe these sites (and Rightmove) as they are factually incorrect.

Poor service if you challenge them

I contacted Zoopla because they had changed the value of my home to match a neighbouring property. This property is different to mine - has no garden, less historic features than mine (both Listed), no separate lounge, was on the market at the same time for £20K less, sold over 10 months later for £20K less than mine despite the rising house prices. I live in a converted Hall, so our properties are all very different. They agreed that there were disparities, so removed the records. I have had significant repairs carried out, including roof and wooden gutter replacement. They asked me to get a local valuation. I emailed them last month having had my house valued at a minimum £310K up to £325K by the most reputed local Estate Agent (award winner for the past 7 years in a row). Zoopla have refused to update my details. I registered a complaint via their survey, yet have had no response and my house is the only one on our street as showing as no current estimate. It feels like I am being punished for questioning their credibility ! They obviously altered the records which devalued my house by over £20K overnight, but now refuse to put it right. I also pointed out that their system has the wrong details for our street; our postcode is listed as a street 3 miles away in a nearby town, not under our street names. I used to trust Zoopla, but have serious concerns about the information they offer and their ability to deal with concerns.UPDATE IN RESPONSE TO THEIR REPLY BELOW: Whilst Zoopla claims to use sound information, that does not explain why they devalued my house price to match a different house on my street that had sold for a lot less? What computer told them to do that? The difference was noted before. They also agreed that something had gone wrong. My complaint is that they now refuse to put it right. I got the local valuation as they requested.Update in response to their direct contact: 06/04/23Basically refusing to do anything. They asked me to get a correct valuation, now send patronising messages telling me what Zoopla is for - I know what it is for ! Still refusing to enter the local estate agents valuation. Lets get this clear. Zoopla is the one that devalued my house by over £20K overnight. No search engine did that. My house sold for £20,000 more than the neighbouring property, which sold for £20,000 less 8 months later, as it is not the same as my house - mine was on the market for £20,000 more at the same time as this one ! The tracking was fine, until suddenly my house price has been reduced to the value of the other. Zoopla claims that this was caused by 'tracking local data' - rubbish. They admitted an error, now refuse to accept what the local Estate Agent has said !!!!!!!!UPDATE 12 April 2023Zoopla has offered to reinstate a value for my house - at the same price as the different house on my street which sold for £20K less (even more if you take into account the time difference ); and I have had major work done since I bought my house. They claim that they 'think' my house is now worth £40k less than the value given by the most reputed Estate Agent in our town. Absolute incomptetance !!!!!
