Poor quality viewings and service

The Clapham branch sales negotiator was late for the viewing and didn’t ask anyone from the office to notify us (15 minutes late). He had also double booked the appointment, the entire booking was a bit of a disorganised mess. There was a fair bit he wasn’t aware of and generally wasn’t that helpful. The specifications I gave weren’t followed in the viewings. I was ignored when asked if I wanted a broker and my contact information was shared when I had asked for it not to.

We couldn’t have hoped for a better estate agent than Bairstow Eves. We had top class service - professional, friendly, diligent and 100% committed. Jane Crosland guided us expertly through the process of selling our family home, gave brilliant advice and her experience in pricing and marketing were invaluable (and spot on). Absolutely disgusting service

Absolutely disgusting service, they come across very professional when they value the house, but once its on the market the staff are unhelpful and take days to answer emails. The details were incorrect online as it was put live without us agreeing the details, the pictures were awful and the one thing we did make them change. There has been no effort to sell the house, only having one viewer in two months. Only to find out that the contract is for 4 months too, devastated. Stay away from this company.

Apparently William Harvey discovered the circulation of the blood. Now, I myself have never met William Harvey, so in all truth cannot attest as to his apparent discoveries or personhood, but I have however met Harvey Betts of Bairstow Eves, George Street, Croydon. This Harvey also deserves a monument (if only currently in words) for his extraordinary customer service and consistent ability to go the extra mile. He is, by far, our favourite estate agent to date! And my partner and I really felt he understood our circumstances and had our best interests at heart. Thank you Harvey for being so incredible, we appreciated your excellent service, kindness, and genuine willingness to help. Thank you! Interestingly William Harvey even managed to make it on to a Soviet Postage Stamp (who said the Soviets weren’t witty… clearly a very cunning joke about mail circulation.) DO NOT TRUST BAIRSTOW EVES, Property Rented Without a Valid Licence

I am writing this to warn other families. My family and I have experienced nothing but stress and chaos since renting a property through Bairstow in May 2026.After moving in, we discovered to our horror that the property was let without a valid property licence. When we raised this serious legal issue, the agency completely absolved themselves of responsibility, blaming the landlord. Under UK housing law, letting agents have a strict legal duty to verify and ensure proper licensing is in place before letting a property.The customer service at this branch is shockingly unprofessional. Particular staff members, Mehmet, Rejaul, and Exene, are completely evasive. They take weeks to respond to emails and refuse to answer the phone. On the rare occasion we do manage to speak to them over the phone, they make empty promises to send over details, only to go completely silent and ignore all subsequent emails.Avoid Bairstow at all costs if you value your peace of mind and legal safety. They take your money and completely abandon their legal obligations.

I WOULD NOT RECOMMEND USING THIS COMPANY. Used this company to manage my property to let for 3-4 years. I had 1 tenant during that time. Absolute shambles, they didn't respond to my tenant for repairs, my tenant built resentment and in-turn left my property in awful condition. They used the pandemic as an excuse but that's just not good enough. There were records showing multiple instances of my tenant asking for repairs and they ignored them. Of course at the end, the damages were seen as "wear & tear" but there was no fighting it, I barely got to keep any deposit. My anger is not left with the tenant, they were treated poorly by the letting agents. SHAMEFUL.

Information was sparse, not clear and if we had all the information we should have had we would not have accepted the offer and kept the house on the market. Lack of transparency, poor communication, and no meaningful mortgage advice August, I attended a viewing for a shared ownership development. Despite asking multiple times, I was not provided with any cost breakdown (rent or service charge). I was simply told to submit my documents to the in-house broker, Lara, to “run affordability”. No explanation was given as to: • what affordability criteria were being applied, or • how the assessment would be carried out. The outcome came back as “unaffordable”, without any supporting figures or explanation. Later in August, I attempted to view a full-ownership property advertised at £200,000. On the day of the viewing, I was informed that the lift was broken. Instead, I was offered the option to view a £280,000 property requiring significant works, which was not comparable and which I declined. To view any further properties, I was again required to go through the same broker. I resubmitted my documents (for the second time). Mortgage “advice” received consisted of a 6-line email outlining figures that are freely available on public comparison websites. No analysis, no documentation, no explanation. When I asked for standard broker documents routinely provided in regulated advice, such as: • ESIS / KFI • interest rates used • product fees • lender comparison • affordability rationale there was no response for over a month. After this prolonged silence, I was told that the lack of response was due to their “system being down”. This may be an acceptable excuse in a casual setting, but it is not appropriate for a regulated professional, particularly where financial advice and major life decisions are concerned. When chased further, the broker attempted to rewrite the narrative by asking for updated payslips, despite the fact that I had already supplied my documents twice and had received no substantive advice in return. I declined to resend documents for a third time without first receiving the documentation that should already have existed. August, December, It eventually transpired that no documents had been produced at all, other than a single Agreement in Principle (which any applicant can obtain online themselves in under 10 minutes). Shared ownership price list, After querying this repeatedly, I finally received the price list four months later. It only contained 3-bedroom properties, despite the fact that I had never applied for a 3-bed. How affordability had been assessed against properties I never sought remains unexplained. The affordability criteria and calculations have never been disclosed. Finally, when I asked for a link to leave a review, that email was also ignored. By way of comparison, I subsequently approached an independent broker. Tailored, documented advice was provided within 2 days, and a suitable mortgage offer was issued within 2 weeks. The difference in professionalism, transparency, and competence was stark. ⸻ Transparency: 0/5 Service: 0/5 If you are comfortable with vague answers, long periods of silence, and excuses when basic questions are asked, this may be acceptable. If you expect transparency, proper documentation, and regulated mortgage advice, do not waste your time with these people.

I have used Bairstow eves to manage my property

I have used Bairstow eves to manage my property for the last two years. However the deliverables that were set out when signing the agreement were not met, from increasing rent annually according to market rent, to making sure that licenses were in place throughout the two year let. I have both times went out and got the gas certification and then sent it over to them myself, this was a managed service and Ideally they should have provided this service if not a reminder at least.

I can’t recommend Chrissie Thompson as a too letting agent …. My brother had a house fire and I was trying to help him accommodations before Christmas …. I would like to take this opportunity to thank both Elliot and his team at Bairstow Eves. They have been such a pleasure to work with. He is so hands on with ensuring everything is running smoothly and on time. He has been very pro-efficient with both the developers and legal side of things. Especially with supprting us with securing the property from the developers. He has always been a call away and is always quick to clear up any queries. We were kept updated regarding the status of our property at all stages. Elliot truly was a support pillar for us throughout the whole process of of buying our first home and I don't think we could have done it without him! We have now exchanged contracts and are working towards completion! Doug was pleasant at the apartment viewing and very knowledgeable of the area. Hayley, who works alongside Doug was also very pleasant and dealt with the delays with providing the agreement professionally.
