UPDATE 2026!I have since exchanged with my wife on a move to a new property to be closer to work and family, as the commute from Crowthorne was too much for us every day. Hat and Home were excellent again from beginning to end. They got viewers through the door, always provided feedback and got us an offer within a great period of time in the grand scheme of things! From then on Lisa was excellent with her support and help getting this over the line. Some days it did not feel like we would ever be able to move but Lisas persistence paid off with contacting the right people and we got over the line in time to move before Xmas. Without her help and support, I don't think these issues would have been resolved quickly, and persistence ultimately paid off! We are extremely thankful to her and the rest of the Hat & Home team again for all of their help. We are thankful to now be closer to work and family again and are extremely appreciative of everything that was done for us. ORIGINAL: Hat and Home were the best Estate Agents we have dealt with in our quest to find a house. We dealt with Libby on both our viewings and email correspondence as well as Jack. Both of them are extremely communicative and clear with information and acted prudently when called upon. Libby was extremely helpful when it came to getting a 1st viewing on the property we purchased and gave us all the info we needed to make a decision. I would strongly recommend them to anyone who is looking to sell as well as buy as they really to everything they can to provide top quality service. Post purchase they are keeping us up to date on latest progress. They also recommend good brokers and surveyors to use as well. UPDATE: I have now Exchanged for my house and again the team have been so so helpful. Rebecca, Lisa, Luke, all excellent!

Luke sold us our last house and we were very happy with the experience. Luke isn’t pushy at all, just very decent and a pleasure to deal with. We had no hesitation in talking to Luke when we were ready to sell our home. Now with Hat and Home, we didn’t shop around, had a meeting with Luke and our next experience began. We were introduced to Dan who accompanied most of the viewings, receiving feedback from all. All went well and exactly 3 weeks later, our house was sold. At this stage we were introduced to the very capable Lisa. We had a long chain, not all agents are very good at communicating, fortunately Lisa took on the role of coordinator. The communication received from Lisa was fantastic. It’s a stressful time moving house, if like me, you need to be informed of developments every step of the way, Lisa will do that for you. I emailed her ALOT! She was always lovely and very helpful, thank you Lisa 🤩 We had three stressful days trying to exchange, on the second day it was Lisa’s day off, she kept in touch all day anyway. On the third day we made it to exchange at last! Avoid this company. Profits ahead of anything else.

First became aware of Hat and Home with a property my partner and I were keen on. After being messed around with bidding wars, I raised this issue on the phone with the representative, to which I was told "No, we don't engage with any of that, it wastes time for everyone involved and just drives cost - for us it's a first and final offer, always" which was reassuring to hear. A few days later, I left some details with the agent, including my maximum budget, which I *strictly* said could not go above £450,000. With my information in the system, the representative rattled off about 4 or 5 properties, none of them below £520,000. I let him carry on in the hopes there'd be one in budget, but no. I understand it's common to push people a touch beyond, but the market is crazy at the moment - they'll still those houses, even if it's not through me. They don't gain anything by trying to get me personally to buy them when I've already told them I can't, and they'll still make the same margins from the true buyer, whoever that is. Then come the email listings over the next few weeks. £500k. £520k. £515k. At a minimum £50k above my maximum budget, a minimum 12% above my maximum budget. I respond to an email and remind them of my maximum budget, and asked if my profile could be updated to reflect this. I received zero response, and weirdly, no more emails with new listings. Keen to progress with an agent that didn't want bidding wars, I asked for an update a week later, and got told "We'll update your profile." I called up to ask what my profile was set to, and I was told that I wasn't on any mailing list. Hat & Home's solution to me asking to be sent houses that were in budget, was to simply remove me from their potential customer list. I complained, told them that's not appropriate, and asked to be put back on it. Another two weeks pass, and all I'm getting (again) are properties, minimum, 12% over my maximum budget. I call up AGAIN to ask why on earth I'm receiving properties beyond my budget when I listed my maximum budget on the first conversation, by email three times, and again once by phone. I was told the stupidest response I've ever heard from a business: "So because the houses sold for less than asking price during covid, the system sends properties that are a bit higher, so what I'll do is reduce you to £400,000 and that'll get you properties that maximum value at £450,000." Multiple issues with this; I was searching for homes during covid, homes were going significantly above asking price during this period, so that reason is nonsense. Secondly, your useless system is not my responsibility, buy a system that works, or at least get it updated as you've strongly suggested you haven't updated it in over two years to reflect current markets. And thirdly, most importantly, if Hat & Home are under the impression that I can put an offer for £450,000 on a property valued at £530,000 (which they have sent me) and have that offer accepted, then they truly are incompetent within the home selling business. Absolutely bonkers. Raised this again, said it's completely out of hand and ridiculous, so asked them to remove my data as per GDPR. I didn't want anything to do with this company. I was offered a final lifeline: "The email system clearly doesn't work in your case, and I see that, so we'll put you on a private list and send bespoke recommendations out to you." Much better. Problem is, it was over two weeks since I got any sort of recommendation, and event then, it's still £35k (8%) over budget. This company is incompetent. I've got all the emails and call logs to back up these claims, so I'm curious to see what they come back with. Some of the people are lovely on the phone, but frankly, their business practices are an example of complete ineptitude. Avoid this company.

We met Sarah at the property we were viewing. A warm greeting, Sarah took us around the property answering all our questions - there were quite a few ! She was extremely knowledgeable . We are moving from out of area and Sarah was able to furnish us with information regarding the community and surrounding areas. I can't believe that I am just about to…

I can't believe that I am just about to say positive things about estate agents, but I HAVE to!! We have just exchanged on both purchase and sale with Hat and Home. Veiwings to buy with the friendly, honest, down to earth and hard working Barnaby were great. The office share a file on each property, with info they get from a 'team tour' before any viewings, which was helpful as both viewer and seller. Barnaby also did all the viewings for our property, and was always punctual, helpful and very proactive! Marketing of our property was efficient and effective, and shared and edited jointly. Barnaby found us a buyer, and got our purchase offer accepted on day 8 of being on the market!! Amazing at any time, but especially in this 'difficult' market that the press are claiming! Communications from their chain manager Lisa were regular, via a shared whattsapp group, so we knew what was happening at every step, sharing updates from everyone's agent and solicitor, which helped greatly with the stressful process of finalising exchange. I cannot recommend them highly enough!!!
